of Peachtree City OVERVIEW
Somerby of Peachtree City, as proposed, will be classically designed in the rich
tradition of Peachtree City, one of the South’s most unique communities. Based
on our preliminary market research, Somerby of Peachtree City would consist of
no greater than 350 residences comprised of approximately 160 to 180
Independent Living, 48 Assisted Living and 24 Memory Care Apartment Homes
within a Central Community Building. The balance of the community is proposed
to be a combination for-sale and for-rent detached buildings of two, three, four
and six residences each. Somerby will be strategically located on an estimated
26 acres of non-wetland and buffered land. Somerby will be designed to blend
into the Peachtree City landscape and its renowned living environment offering
premier senior housing and Healthcare related services to adults 55-years of age
and older.
Our Somerby Senior Living concept is best described as a Continuum of Housing
and Care for seniors offering three Independent Living options (for-sale and forrent attached housing and for-rent apartment homes) as well as Assisted Living,
(secured) Memory Care and Respite Care apartment home residences. Having a
community in Peachtree City of Somerby’s type and caliber, would reduce the
future need for separate free-standing Independent Living, Assisted Living and/or
Memory Care communities, thus reducing the future development impact for
Peachtree City.
Unlike many of the senior communities currently being developed in the greater
Atlanta area (which are Fee-Entry communities) our Somerby Senior Living
concept is a combination of fee-simple and for-rent residences. The majority of
Somerby will be offered on a for-rent basis with no entry-fee or large deposits.
Dominion Partners’ currently has a 284 unit for-rent senior residential community
under construction in Alpharetta on 18.3 acres, which is slated to open December
1 of this year. The Manor at Somerby will consist of approximately 70 for-sale
residences on 11.63 acres of adjoining land.
Top Quality, High-End Senior Living
Our proposed Somerby of Peachtree City Senior Residential Community will provide all the
basics and pleasures of life under one roof. The unique blend of living options and related
services are more akin to Country Club type amenities and living. Dominion Partners’ goal is to
cater to the needs of our residents in a comfortable yet classy, affordable yet first-rate, and
relaxing yet active environment. The full array of Planned Activities, Exercise Programs and
Wellness Opportunities are built around Somerby’s Amenities, which include senior friendly
fitness equipment and free weights, an indoor heated aerobic exercise pool, and paved walking
paths with LifeTrail® exercise stations. Social opportunities include Full-Service Fine Dining, a
Library with Computer Center, a Movie Theater, Billiards and Game Room as well as an Arts
and Crafts Center. Although there will be an on-site full-service Beauty Salon/Barber Shop,
Convenience Store and Private Banking Office, Somerby’s Scheduled Transportation is
available to all residents for trips to medical appointments, pharmacies, grocery stores and other
shopping necessities, as well as for outings to educational, sporting, social and cultural events.
The Perfect Blend of Living & Services
Designed to allow seniors to gracefully age-in place, Somerby’s goal is to offer multiple living
options, all under one roof providing care and assistance if and when the need arises. While
some seniors will initially enter Somerby’s assisted living or memory care residences based on
individual health needs, Somerby will offer three distinctly different independent living
alternatives – detached for-sale residences detached for-rent villas both separated from the
main community wings, as well as independent living apartment homes situated within the main
building. The assisted living and memory care wings will be connected by common areas and
offer three on-site health care options without leaving the main building campus. This important
interconnection provides seniors the comfort of knowing, that as their needs change, they do not
have to leave the campus to obtain the care they require. Even more comforting to spouses
and family members is the fact that should one spouse develop a need for special care, both
partners can still be located within the same community.
Conclusions
Given the current demographics and projected growth predicted for Fayette and Coweta
Counties; and the continued favorable outlook for Peachtree City as a target retirement
destination for seniors; predictably the senior population of Peachtree City will be
dramatically under served in the years ahead.
Lifting the multi-family construction
moratorium in order to allow for the development of a full-service senior residential
community offering a continuum of care and services will better align Peachtree City with
its continually aging population. As well, WE BELIEVE THERE IS AN INCREASING
DEMAND BY FAMILIES WHO ALREADY LIVE IN PEACHTREE CITY TO BRING THEIR
PARENTS TO LIVE CLOSER TO THEM, WHILE PROVIDING THEIR PARENTS AN
ENVIRONMENT THAT SUPPORTS THEIR SPECIFIC INTERESTS AND NEEDS. Just
imagine a Peachtree City with quality housing not just for families, but for seniors as
well, thus allowing parents and their adult children to live in close proximity to each
other and thus embody the City’s PLAN TO STAY™ motto.
Somerby will have no impact on area schools and very little impact on traffic. As well, it
is well documented that the migration of senior and their consumer goods spending will
have a significant impact of Peachtree City businesses; specifically the retail sector.
Accordingly, we hope that Peachtree City will see the merits and wisdom of helping
provide the means for development of senior living within its city limits.
