HIGHLIGHTS
of the New Season
In the land of tennis there is a renaissance and renewal
second to none. A few highlights:
CALLING ALL GOLFERS: Tennis is now included in
your golf membership and we are hopeful you take
advantage of this opportunity. First and foremost you have
the option of joining us for tennis play where we arrange
games for men and women, great exhibitions of tour
professionals, meet our touring professional Christina
McHale (#59 World), take lessons privately or in groups
(look for complimentary clinics offered), learn and play
Pickleball, join our evening socials and simply relax at the
Tennis Center and be part of the camaraderie. Finally, we
have 15 tennis teams participating at all levels within Palm
Beach County. We are always looking for players whether
part-time or full. If curious, please chat with John Joyce
(Director of Tennis) or Merissa Rock (Assistant Director).
WELCOME BACK WEEKEND: I hope you are making
plans to join us during the weekend of November 13-15. At
a minimum come over to the Tennis Center and see all the
excitement.

Friday at 11 a.m. we hold our 1st Pickleball Round
Robin Tournament and that evening will be our “Under
the Lights” tennis exhibition featuring Christina
McHale followed by a Social (Carribbean theme and
music). Our Friday Tennis Exhibition and Social is open
to everyone. So be sure to sign-up for the Social. You
may also reserve a table. Call the Tennis Pro Shop for
reservations and details.

Saturday is our Tennis Round Robin. With a continental
breakfast beginning at 8 a.m. We’ll start the tennis play
at 9 a.m. This will be followed by a Pickleball Exhibition
and Clinic at 12 p.m.

Sunday evening is the Awards Dinner in the Country
Club.
Charlotte “Cha-Cha” Owensby (12 yrs of age) the
granddaughter of members Merry and Henry Kessler and
daughter of members Jennifer and Charles Owensby is
ranked #1 in the Florida and #2 in the U.S.A. - Recently she

Tennis Committee Chairman
was selected along with three others (two girls and two
boys) to represent the United States in an international
tournament of 12-year and under from 19 countries in the
prestigious Coupe Le Blanc in Quebec, Canada. The team
won gold! FYI – Her sister Maggie (16) is ranked #1 in
Florida as well. Both train at Boca West. We look forward to
seeing them at our Exhibitions this coming season.
PICKLEBALL: You will not believe what is happening
here, but the interest is quite significant and the Tennis
Center will be buzzing this season. The courts should be
open by the time you receive this. But the Welcome Back
Weekend will be the formal kick-off of our Round Robin,
Exhibition and Ribbon Cutting. Thanks to John Joyce and
his staff along with the support of the Pickleball
Subcommittee we will have a meaningful stand-alone
program of daily play, lessons, round robins and tournament
play. Look for a line of apparel and equipment in the Pro
Shop. Lastly, all players must register with the Pro Shop to
arrange a court-time.
Anything Else?? – look for a new Wall of Honor that will
list all the professional tennis players that graced our courts
during the past 25+ years (Mats Wilander, John McEnroe,
Chrissie Evert, Christina McHale and many others), five
new banners on Court #14 honoring the men and women
league championship tennis teams of 2014-2015, new
apparel lines in our Pro Shop, a new hard court that will be
multi-functional and include four Pickleball Courts and a
new canopy by Court #8 for those waiting to play. Finally,
we are benefitting from a meaningful marketing initiative
that has showcased Christina McHale on national TV and
social media with her Boca West logo, and a new series of
Boca West advertisements in the NY/Long Island Tennis
magazines.
Yes, there is much to look forward to this coming season. To
this end, my thanks to the support and collective efforts of
John Joyce, Director of Tennis and Merissa Rock, Assistant
Director, as well as my partners on the Tennis Committee
and Pickleball Subcommittee.

Goodbye Summer –
Hello Season!
This season we will face several
challenges due to the construction
project. Parking will be very
limited in the golf area and
everyone’s patience and
cooperation will be needed to
make each day run smoothly.
The parking at the temporary Golf
Shop will have only 70 spaces. As
you can imagine they will fill up
early each morning.
How can each member help?
Car and cart pooling can
drastically reduce the traffic at the
Club each day and reduce the
number of parking spaces needed.
Private cart owners should contact
other group members and pick
them up on the way to the Club. A
little organization and one phone
call means one less car at the Club.
If you drive your car to the Club do
the same and bring one or more
friends in your group with you.
With a little help and cooperation

TOURNAMENT SCHEDULE
we can reduce the parking needs by
50%. Please do your part.
If you are having guests for the day
ask them to go to your home first and
travel to the Club together. If you
arrive for Golf and the parking lot is
full simply drive to the valet at the
Country Club and after stepping out of
your car staff will shuttle you to the
Golf shop for check-in. After play just
return with your golf cart to valet and
your golf cart and clubs will be
brought back to the bag room. Valet
will get you your automobile or you
can enjoy your lunch in Panache.
Each of us will need to plan to start
our day a few minutes earlier to
accommodate these parking
difficulties but before we know it our
new Golf and Activities Center will be
open.
I want to thank everyone in advance
for their co-operation and
understanding this season.

choosing the events you want to play
in use the Club’s website to fill out an
entry form or fill one out next time you
are in the pro shop.

Applications for next year’s league are available in the golf shop and online. All applicants for the Men’s
league must have and maintain an up-to-date USGA handicap at Boca West and be an equity golf member.
All applicants for the Women’s leagues are based upon having a certain handicap index specific for each
league (Wednesday League – an index of 24.9 or playing in the league prior; Thursday League – an index
of 38.1 or below).
If you don’t know your handicap please call the Golf department at 488-6912.
All applicants for the 9-Hole Men’s and Women’s League must be an equity golf member and have a
current USGA handicap.

Throughout our Club, you get to interact with many staff members in various program
areas, but sometimes you do not get an opportunity to know how these individuals arrived
on our doorstep or what training they have had prior to their arrival. In season, the Fitness
Center, Aquatics complex, Spa, Salon and Physical Therapy outlets employ over 200
professionals that have very extensive training and educational backgrounds.
For instance, in our Fitness Center, both Personal Trainers and Group Fitness Instructors
have Bachelor of Science and Master of Science degrees in Exercise and Sport Science or
related fields along with certifications from such accredited organizations as the American
College of Sports Medicine, National Academy of Sports Medicine and the National
Strength and Conditioning Association to name just a few. There are also many specific
certifications that are required to teach such classes as Yoga, Meditation, Arthritis,
Spinning and Pilates.
Aquatics staff have their Water Safety Instructor certification from the American Red
Cross Association and have extensive training in First Aid and Emergency response. Some
of our Lifeguards are licensed as Emergency Medical Technicians (EMT’s).
The Spa providers that deliver all of your massage, facial and body treatments are licensed
by the State of Florida and are required to put extensive hours of training before arriving to
Boca West. Throughout the season they are required to attend various training seminars to
maintain their education.
All of the Hairstylist and Nail Technicians in our Salon are not only licensed by the state,
but have to undergo extensive testing by the salon owner prior to working at our facility.
The Physical Therapy outlet, operated by the Palm Beach Institute of Sports Medicine,
employ Physical Therapy professionals that have undergraduate, graduate and in some
cases, post graduate degrees and specialized certifications in order to offer all of the
services that they provide to our members.
In addition, the Fitness department is responsible for the overall coordination of our Club
wide Emergency Action Plan in case of any emergency involving both members and
guests. We employ more than 80 professionals at the Club that have their CPR/AED
certification and are trained in emergency protocols and ready to offer assistance at any
moment.
As you can see, at Boca West, we are dedicated in providing the finest programs offered at
any private club in the country along with a team of professionals that are dedicated to
keeping you safe at all times!

Boca West is happy to accept unworn/unused merchandise returns within 30 days from the date of purchase. Such returns
will receive a full refund of the purchase price. Returned merchandise must be in its original packaging with Boca West and

are non-returnable. Please pay special attention to garment care instructions; Boca West is not responsible for damages due to

Special Order Policy
If we special order regularly priced in-stock apparel, of which we are out of stock of a size or color, members have seven

Golf & Tennis Equipment Demo Policy
Boca West offers an extensive golf and tennis demo program to our members. Our staff is here to assist you with all of your
equipment purchasing decisions. Members may demo one golf club demo at one time and may demo the same club up to
three times. Members may demo three tennis racquets at one time and may demo the same racquet up to three times.
Members must present a member card in order to check out AND return demo clubs/racquets. Demo clubs/racquets must be
returned to the golf shop/tennis shop before 4:45 p.m. the same day that they are checked out or, if you are enjoying a late
afternoon round on one of the courses, to the bag room after 4:45 p.m. Members who do not return demo clubs/racquets
the same day that they are checked out will be charged a $10 per day late fee per club/racquet.

Boca West Foundation
Continues to Grow in Every Way!
NOW ENTERING ITS SIXTH YEAR of aiding children at risk and
their families in need in Palm Beach County, the Boca West Foundation is
reaching out to even more of “our” kids and continuing to help those who
we have for years in new and exciting ways. All of these programs cannot
be funded without your annual support.
This past year numerous new programs were added including four new
organizations: The American Association of Caregiving Youth, The Place of
Hope, The KidSafe Foundation and Nat King Cole Generation Hope. In all,
19 charities and 5,000 kids comprise the annual efforts of the Foundation.
New programs were established to better assist the many kids who are at
the highest risk; the Budsies reading program, our Hooked on Golf
Summer Camp, enhanced programs and facilities at Boca Helping Hands
and the Children’s Ability Center at JAFCO. We were able to double our
efforts through your increased support and sent more kids from SOS
Children’s Villages and the Boys and Girls Clubs to Camp Wewa now with
sleeping bags, free transportation and their own swim goggles. We doubled
the amount of children who attended band camp at FAU and the Summer
Music Program at Lynn University. More kids than ever were able to get
new clothes during the holidays at the Old Navy Adopt a Family program.
The Foundation has been recognized by many groups as the premier gift
giving organization in our area. We have been the recipient of the Men
with Greatest Heart Award this past April from Florence Fuller. In
November we will accept the Hero of Hope Award from the Place of Hope
and in February the National Board of the Unicorn Children’s Foundation
will present us with their highest honor, the Shining Star. All this is done in
the name of the members of Boca West whose generosity is unbounded.
In the past five years $3,200,000 has been raised allowing our 5,000
children at risk to live healthier, safer and happier lives. Shortly you will be
receiving your annual pledge card. Please try to increase your giving even
by a few dollars as that will allow the Foundation to reach even more kids
at risk and help those who we already do have a better life. Together we can
break the poverty cycle for these children and provide them with HOPE for
the future. Remember the Boca West Foundation is your volunteer
organization and 95% of your contributions go directly to the kids.

SPECIAL PROJECTS UPDATE

This summer has been an extremely active one from a Special Projects perspective.
Let’s start with our Country Club. All of the carpeting in Panache was replaced by the manufacturer due
to poor workmanship of the carpeting they had installed just a few years ago. Before the new padding
and carpeting was laid, a hearing loop was laid into the cement floor to aid those with hearing
disabilities during special events.
For all practical purposes, the re-grassing of Palmer III, along with the improvements to its putting
surfaces, tees, fairways, fairway and greenside bunkers (including replacing old sand with the new G-Angle Sand), the
redesign of our driving range and the development of a new practice area has been completed. Now it is just a matter of
sufficiently watering the course and letting nature prevail so that the fairways, tee boxes and greens become thick and
playable. The range is anticipated to open in October and the course itself will open in December, cart path only.
The demolition of our old Golf Club is now complete. Footings are now being poured and the walls for our new Golf and
Activities Center are coming out of the ground.
A new roadway connecting our Country Club and the new Golf and Activities Center has been formed and should be
completed by the time you read this article. In addition, two new entrance and exit ways have been constructed in our Valet
Parking Facility in order to improve the flow of traffic for our valets for both of these buildings. The existing west access will
be closed and heavily landscaped to improve the visual impact of the garage ramp from the Country Club entrance.
The renovation of Mr. D’s is also moving forward on schedule and should be available for usage this fall. The outdoor eating
area is being expanded. Once completed, a plastic siding will be installed around the whole outdoor area. During times of
extreme heat or cold, the sidings may be put down electrically to allow the outdoor seating area to be cooled or heated as
needed, so that this restaurant may be utilized throughout the year.
And finally, the installation of a Chilled Water System for our Country Club, Sports Center and new Golf and Activities Center
is well on its way to completion and should be operational in both the Country Club and Sports Center this fall. This system
will use the latest energy saving technology to reduce our electric bills.
In closing, let me give you my final update regarding Akoya. In September the Club was paid the remaining $6.75 million
plus interest that was not ultimately due until January 15, 2016. In total, we have now received the full $13.5 million plus
interest for the sale of the land to Akoya. The Developer now owns the land free and clear and will begin site mobilization.
Going forward we will now look to the Developer to keep our membership and the public fully informed as the project
progresses.
FINANCE COMMIT TEE REPORT

FINANCIAL RESULTS FOR THE TEN MONTHS ENDED JULY 31, 2015
Financial results for the 10 month period were $1,657,000 ahead of budget of which
$1,054,000 were related to non-operating items. The major components of nonoperating items, some of which I reported on in the past, are savings associated with
the late arrival of foreign staff, favorable variances in collection of dues, and savings
related to reclaimed water.
A settlement was reached with the City of Boca Raton regarding reclaimed water (as described in Bob Locke’s “For
Your Information” communication to the membership). Although this settlement is favorable for Boca West we will
no longer enjoy the related positive variances against budget going forward in the 2015/2016 fiscal year.
Operating results for the ten months were $603,000 ahead of budget due in large part to excellent results in food
and beverage (including catering), and a non-recurring $170,000 up front payment received pertaining to the
cell tower.
Our cash balance at the end of July was $8.9 million including $6.6 million received in connection with the Akoya
transaction, net of closing costs. Our cash balance last July was $3.1 million.
As of July 31, 2015, sales and pending contracts for homes to new members were 105 compared to 108 last year.
Now that the construction activity is in full swing, the next two months will be a challenge as will all of fiscal 2016.
With regard to Operations and Member Services, I know our Management and staff are up to the challenge and will
do all they can to accommodate our membership and the Boca West lifestyle. Fiscally, I am comfortable with our
budget for 2016 as well as the overall financial health of the Club.

to dine inside MyPi or in the Onyx Lounge
after 5 p.m. during the season. Shorts will
be permitted for outside dining at the On
The Rocks. Shorts will be continued to be
permitted in the card rooms in the evening
at the Sports Center only. No shorts for
any reason will be permitted for men in
the Country Club after 5 p.m.
Q: Is Mr. D’s going to be open
this season for lunch during
construction of the new building?
A: Yes, it will open as usual in November
when staff is trained and available. The
seating area will be expanded to
accommodate more guests. Wind curtains
are being added so rain and inclement
weather will no longer be an issue.
Q: May members bring wine
from their own collection to dine
at our restaurants, is that
permitted?
A: Yes. A corkage fee of $15 per bottle will
be added to the bill. The Wine can’t be
featured on our wine list. Another question
in regards to wine consumption came up
during the summer - Yes; wine and other
cocktails purchased from our bars may be
consumed in the card rooms.

How We Recruit the Best Staffers for Boca West

Boca West is world famous for its outstanding facilities and amenities. But it is how we are
“WOWED” by the superb service bestowed on us by staffers in our restaurants, golf, tennis
and fitness, spa and aquatics facilities that truly makes Boca West our paradise.
Jay DiPietro demands that only top candidates be recruited and trained to the
highest standards. Personnel selected quickly become part of the Boca West family and they truly enjoy
serving us. We are cordially greeted by name and we are gratified by the way staff makes every effort to
please our members. They respect us and we respect them.
The Human Resources department led by Barbara Crowley is charged with recruiting, training,
evaluating, and caring for our employees who number about 750 during peak season. Despite
the Club’s efforts to hire domestic workers by recruitment of local high school and college students and
establishing hospitality internship programs at FAU and Lynn University, we must resort to hiring more than 250
international workers to complete staffing each year.
It all begins in February when each department notifies Human Resources of its estimated
staffing needs for the following year. This spring, after determining how many international staff will be
needed, Barbara planned recruiting trips to Ireland and South Africa where agencies line up the best candidates
for Boca West interviews. The trips are stressful, tiring and difficult.
Recruiting Trip to Ireland
The first trip was to Ireland taking Barbara and Lironne Stefaniw, an HR Generalist, from Florida to Dublin on
July 16 with a layover in Philadelphia arriving at 8 a.m. on July 17. Interviews began shortly after they had
breakfast and continued until 7 p.m. On July 18 interviews ran from 9 a.m. – 3 p.m. with a total of 100
screened and 25 selected, mostly for the Golf department.
Recruiting Trip to South Africa
The second trip to South Africa involved Jessica Cochran, Spa Coordinator; Lironne and Barbara. The team flew
from Fort Lauderdale on July 28 and landed in Johannesburg at 5 p.m. on July 29. Interviews took place from
9 a.m. – 7 p.m. on July 30. The next day, July 31, the recruiters flew to Cape Town. The team interviewed from
8 a.m. – 7 p.m. on August 1. On Sunday, August 2, the crew was off to Durban where they screened potential
staffers from 12 – 7 p.m. More than 400 candidates were interviewed in South Africa.
The following days, August 3 and August 4 was spent reviewing all the applications, selecting the successful
candidates and notifying applicants of the team’s decisions.
Finally, late in the afternoon of August 4, the HR team started the long journey home: Durban to Johannesburg
to Atlanta to Fort Lauderdale. After 30 hours of travel, they were home on August 4.
A total of 287 international staff have been selected including 147 who were re-hired based
on their outstanding work last year. This is a very impressive return rate and should provide a
well-trained staff that will give top notch, consistent service to our members.
Next steps: The difficult work arranging H2B visas for international workers involving our specialized
immigration lawyers, handling the procedures of the US Departments of Labor and Immigration, planning a
schedule for getting staff here as needed (delays mean dollar savings), arranging for air travel, housing, health
insurance and a myriad of other details. And the final step: Training and re-training of all staff to the Boca West
standard!

FOR OUR OFFSPRING
One of our club’s goals is to
encourage our members’
offspring to purchase homes
at Boca West. The Club has
introduced a second plan designed to
help achieve that goal.
Our original “Offspring Purchase Plan”
has been in effect for a few years. Under
this plan, a member’s child who
purchases any home at Boca West will
pay a reduced joining fee of $60,000,
payable over five years. It remains in
effect.
A second plan, the “Starter Unit Plan” is
now available for offspring who wish to
purchase a starter unit. Under this plan,
offspring who purchase a unit from a
list of selected “Starter” units will pay a
further reduced joining fee of $50,000,
payable interest free over five years.

our offspring to join us at Boca West.
OFFSPRING & GUEST CARDS
Members often ask why we require
offspring and guest cards and why
offspring cards must be activated for our
children to use the facilities without
being accompanied by a member. The
primary reason is a legal one; this must
be done to avoid compromising Boca
West’s status as a Private Club. Private
Club status requires that a Club’s
facilities are restricted to members and
their guests. Offspring who are not
equity members are guests within the
meaning of the law and their access to
the Club’s facilities are required to be
controlled as to time and cost.
In 2014, our Membership Department
activated offspring cards a record 7,995
times! December alone accounted for

ESTATE PLANNING
It is very important that you understand
how your estate plans affect the
membership privileges and liabilities of
your heirs and successors. The goal is
that you and your heirs understand how
club membership will be handled in
your estates. The time you spend now
will help your loved ones cope later and
also will ensure that your wishes will be
carried out.
6.What happens if the surviving spouse
who gets the membership enjoys it for
some time and then decides to leave

the residence automatically get
membership?
The basis of any estate planning
decision regarding membership in the
Club is that Membership in the Club is
associated with the Boca West
residential unit. The beneficial owner of
the Boca West residential unit with
which the Membership in the Club is
associated is responsible for the
payment of all charges, dues, fees and
assessments (regardless of whether it is
a family, corporation, trust or other type
of entity). This responsibility continues
until a change in Membership occurs
under the Club’s by-laws. A frank and
open conversation with all who may be
involved in the passing on of your
residence here in Boca West can avoid
most of the complications regarding
membership issues.
8.What happens to those resident
members who no longer can participate
in club activities or keep up the
responsibilities of membership? How
can membership be passed now without
our heirs having to pay any fee?
The Membership Department has
prepared a memo that deals with some
of the most frequently asked questions,
such as:
1.My spouse and I are members. What
happens to our Membership if one of
us passes away?
3.What membership issues should we be
discussing with our children or heirs?
4.What if we leave the residence to
siblings and they all want the
membership?
5.What happens if this is a second or third
marriage?
7.Can a single member leave the residence
to his/her children and still provide for
his/her designated companion to
remain in the residence and continue as
a member?
9.What happens if none of my heirs or
beneficiaries are interested in
membership and they do not want to
accept any responsibility to pay any
charges or debts when they take title to
the residence as a result of the
testamentary documents?
The above are only a sample of the difficult
issues that must be planned for so that you
can avoid complications and family
disputes.
