AREA
Rothbury is located 11 miles South West of Alnwick, 15
miles North West of Morpeth and approx 29 miles from
Newcastle. It is a popular tourist village with many
amenities including First and Middle Schools, doctors,
dentist, shops, hotels and restaurants. The famous
Cragside Estate is on the outskirts of the village.
LOUNGE
The room retains the decorative features of coving and
cornices and also has a feature fireplace. This room
benefits from a large bay window giving a light and airy
ambiance to the room. A further door leads through to the
sun room.
UTILITY ROOM (BACK KITCHEN)
To the rear of the ground floor there is a large utility room
or ‘back kitchen’ which gives access to the rear yard
where the oil tank is sited. This room retains the original
features of game store, wash house, coal store and w.c.
There is also access to the Orchard from this room.
SUN ROOM
From this room there are panoramic views over open
countryside. Double doors lead to the terraced area.
Stairs lead to the first floor and have a half-landing with
double doors which give access to the ‘granny flat’.
THE PROPERTY
An imposing family home, built in circa 1870, on the
outskirts of the village with stunning views over open
countryside. Heatherlea House is the former home of
John Henry Holmes, the inventor of the light switch. The
property currently has 6 bedrooms, with the potential for a
further 2 bedrooms on the second floor. There is also a
separate 2 bedroom ‘granny flat’ which could be ideal for
elderly relatives or a teenager.
DINING ROOM
An impressive room with large feature fireplace and again
double windows over open countryside. It is a well
proportioned room ideal for entertaining or for everyday
use. There is a door which leads direct to the family
kitchen/breakfast room.
ACCOMMODATION
Enter the front door to a spacious hallway which has been
opened into a fantastic family room with exposed stone
feature fireplace and retaining many of its original
features. This room is used by the current vendor on daily
basis. The principal ground floor rooms are from this room
as well as the stairs to first floor.
FAMILY KITCHEN/BREAKFAST ROOM
A light and airy room with a range of fully fitted base
accessed and wall units. Oil fired Aga. Integrated oven,
hob and extractor. Twin sink and drainer. Original
Victorian kitchen main clothes drier. Just off the kitchen is
a downstairs cloakroom with w.c. and wash handbasin.
ANNEXE
The flat has a kitchen, bathroom and 2 bedrooms one of
which could be used as a living room. The flat also has its
own access. By closing of the double doors this flat can
be made totally separate from the main property.
FIRST FLOOR
The first floor has 4 bedrooms, 3 are well proportioned
double rooms, 2 of which have vanity units. There is
sufficient space to incorporate en-suite bathrooms to these
rooms if a prospective purchaser wished to do this. The
master bedroom has built-in fitted wardrobes and an ensuite bathroom comprising large shower, w.c. and wash
hand basin. The bathroom has fully tiled walls and an
extractor fan.
The fourth bedroom on the first floor is currently used as a
study but could be used as a single bedroom.
There is also a large family bathroom on this floor with
w.c., bidet, wash hand basin, separate corner shower,
corner bath and airing cupboard. It has fully tiled walls
and downlighters.
A further door leads to the second floor which has been
recently recarpetted and decorated. On the second floor
are 2 further bedrooms and two smaller rooms. These
could be used as bedrooms if required, although they are
currently used for storage. Again this floor retains original
features with the 3 flues for the main property all on
display.
EXTERNALLY
The property is approached on a shared driveway upto the
double garage and parking area for 4/5 cars. There is a
large patio area on the top terrace giving access to the
sun room and main front door, and steps lead down to the
well manicured lawned area.
To the front of the property is a splendid garden mostly
laid to lawn with steps leading down from the terrace to a
rockery garden with fantastic mature shrubs and plants. A
mature beech hedge provides privacy, and the garden is
interspersed with mature trees. There is a greenhouse
included in the sale of the property, as well as a Victorian
summerhouse.
ENERGY PERFORMANCE CERTIFICATE
There is a further lawned area with small orchard
comprising apple, pear, cherry, damson and plum trees –
all of which give an abundance of fruit. There is also
another rockery garden with a small pond, fruit bushes
and vegetable area.
