ongratulations, you’ve taken the initial step and got your
hands on the catalogue for the very first A Place in the Sun
auction. Inside we’ve a great selection of Spanish properties
ranging from one-bedroom apartments on the Costa
Almeria with a reserve price of just €69,000 (£63,000) through
to fantastic four-bedroom villas in up-market La Manga with
reserves of less than €500,000 (£455,000). What’s more, we have
six lots (1, 2, 7, 8, 9 and 10) that have no reserve price at all.
If you are new to auctions there is a number of things you
need to know as it’s a serious business. You are probably familiar
with the term ‘reserve price’ – the lowest price at which the
auctioneer has been instructed to let the property be sold – but
what you might not know is how things work in an auction room.
The best place to start is pages 8-9 where we have a series of
questions with answers from the auctioneers Barnett Ross, who
will be running the day’s proceedings (for more information on
Barnett Ross see page 6).
When you have identified a property you want to bid on then
it’s time to do your homework. Ideally, you should arrange to
visit the property in Spain, and it’s crucial you go online to
download the legal documents and get them checked by a lawyer,
who should also take a look at the Conditions of Sale, (pages
14-15). Further important information is covered in Notice to all
Bidders on pages 12-13, so make sure you read that.
If you place a successful bid at the auction, a 10 per cent
reservation fee is taken on the day and you will then have up
to eight weeks to complete. And remember, to take part in the
auction you’ll need to bring along a proof of ID (see page 10).
In addition to the great deals to be done, buying at auction
has other advantages – you can’t be gazumped once you’ve made a
successful bid, there’s no waiting for vendors to get back to you about
an offer, and there’s no danger of a chain breaking. So get prepared
and good luck.

A Place in the Sun has secured Barnett Ross as its

HOW IT WORKS
For those of you who aren’t familiar with the world of
property auctions but are keen to take part in the A Place in
the Sun Spanish auction, we asked the Auctioneers, Barnett
Ross, for some tips. Read on for some valuable advice . . .
Talk me through everything I have
to do to take part in the auction,
starting from the weeks running up to
the event to turning up on the day.
a) Make sure you are prepared, you should
have identified the property or properties
you are interested in and have a good idea of
how much you are prepared to pay.
b) Ideally, you should visit the property(ies) you are considering bidding on prior
to the auction (see Question 2). There is a
lot of research you can carry out online as
well – look at the area, its surroundings
and properties of a similar standard to
make sure the reserve prices at this auction
represent good value.
c) Check the legal documents of the lot that
you are interested in (see Question 3).
d) You will need to appoint a solicitor who
can assist you with a purchase of a property
in Spain. (See Question 3.).
e) Plan for how you are going to pay for the
property, there is a 10% reservation fee on
the day (see Question 6) and you will need
to organise any finance (if needed) for the
balance. If you do need a mortgage, it is
better to start this process before the event
so speak to a lender about an Agreement
in Principle (AIP), which means you will
know ahead of the event whether you can
get a mortgage and how much you can
get. If you plan to pay the balance in cash
on completion, you can choose to fix the
exchange rate with a currency specialist so
you know exactly what you will be paying
when you complete. Currency Index, a

f) If you have chosen a property you’d like
to bid on, check with the Auctioneers for
any changes to the published details before

the auction – remember, your successful bid
forms a legally binding contract so you need
to be sure you are satisfied with what you
are bidding on.
g) Make sure you are at the venue before
the published start time.
How do I arrange to go and
visit one of the properties prior
to the auction?
To do this, you need to contact Auctioneers

information about the days allocated for
viewings and who will be conducting them.

Are the legal documents for a lot
I am interested in available to see
before the auction and if so, how can I
view them?
Yes, the legal documents for all lots are
available to view on-line. To access them,
go to www.barnettross.co.uk. On the home
page click on ‘A Place in the Sun Auction’,
then click on the relevant lot number from
the list of properties and select ‘Download
Legal Pack’. To do this, you will be required
to register for an Auction Passport – simply
fill out your details and an activation email
will be sent to you (registration is free
and should take no more than 2 minutes).
When the registration email arrives in
your inbox, click on the activation link to
complete the registration process. You can
now view the legal documents for the lot you
are interested in. If you don’t have email or
you simply want a hard copy of a legal pack
posted to you, then telephone our Document

CHAPS payment’.
d) Once the CHAPS payment has been
received, your cheque will be returned to
you by post.
e) In addition to the price you pay on the
day, there is an administration fee of £125
payable to the Auctioneers.
What if I mistakenly bid for a
property – can I back out once
the hammer has gone down on my bid?
The fall of the hammer constitutes a legally
binding contract so please ensure you follow
the proceedings carefully. The Auctioneer
will clearly announce each property and a
screen in the room will let you know which
property is currently being offered.

Do you have any tricks of the
trade on how to do well at auctions
– anything from where to sit to how
to dress?
There is no right or wrong way to bid at an
auction, but don’t try to be clever by waiting
to the last second to bid. You may sit on the
chairs provided or stand at the side of the
room, but make sure you can clearly see the
Auctioneer. Turn up however you feel most
comfortable – there is no dress code.

Is bidding simply a matter of
nodding at the auctioneer? What
should I be wary of when bidding?
Once the Auctioneer is aware you are
bidding, a discreet nod may be fine but if
you are standing at the back of a crowded
room having not yet signalled your
intention to bid make sure he notices – wave
your catalogue, shout your bid or whatever
else you feel like, just make sure you get his
attention. Crucially, set yourself a price limit
and do not go above it.

What happens if I successfully bid
for a property? When and where do
I have to pay anything?
a) If you are successful you will be
required to pay a 10 per cent reservation
fee immediately and provide your proof of
identity details as referred to on page 11.
b) The reservation fee will be calculated by
the Auctioneers into UK Pounds Sterling at
a rate provided by Currency Index, and you
must provide a cheque for that amount to
the Auction staff.
c) You will then be given the Auctioneer’s
Bank Details so that you can send the
reservation fee directly to the Auctioneers

What happens after I’ve signed
the contract at the auction?
How long do I have after the event to
complete the sale?
a) After the fall of the hammer you will
then sign the Auction Contract and be given
a counterpart-contract signed by the Seller
for you to take with you when you leave the
auction to give to your solicitor.
b) Thereafter, you may wish to simply
instruct your solicitor that you want to
complete the transaction in the allotted 25
business day (five-week) period. If so, you
will need to provide your solicitor with the
balance of the purchase price in euros in
time for the completion day.
c) If you require more than 25 business
days (five weeks) to complete the transaction
you will need to sign a Private Purchase
Contract (PPC) within the first 25 business
days (five weeks) from the date of the
auction. By signing a PPC the completion,
and the balance of the purchase price in
euros, will be due 40 business days (eight
weeks) from the date of the auction. If
needed, there will be a facility for you to
sign the PPC at the auction.

Are there any extra fees or taxes
that come with buying in Spain?
As with all Spanish property sales, the
price is negotiated net of taxes and other

costs, Buyer’s costs are approx. 10% of the
purchase price, as follows:
Property Tax: 7% VAT (of purchase price)
Notary & Land Registry fees: 1% (approx)
Stamp Duty: 1% (approx)
Lawyer’s cost: 1% (approx)
(Properties within Communities will
normally attract an annual cost in the
region of 0.05% of the property value,
the bigger the property, the higher the
proportional share cost. These will be
up to date upon transmission of title
and immediately revert to the new
owner and are payable by monthly
direct debit.)
The Buyer’s lawyer should review all
the Legal Pack documents to ensure no
outstanding debts are carried forward
with the property after transmission. In
Spain, any debt is against the property, not
the owner. The Buyer should familiarise
themselves with the exchange rate and
current interest rates/conditions for
mortgages in Spain.
What happens if there are any
outstanding snagging issues
with the properties?
It is the developer’s responsibility to put
right any snagging issues that might occur
with the property, in most cases this is
done prior to completion. Legally the
developer has up to 12 months to complete
this work so you should assure yourself
you are happy with what needs doing.
Upon completion the property becomes
your responsibility, under Spanish law the
property comes with a 10-year new-build
warranty to guarantee repair costs in the
event of structural failure, but you will need
to arrange additional insurance cover just
as you would in the UK.

Do I have to personally attend
the auction to bid on a property?
a) You can bid over the telephone by
prior arrangement with the Auctioneers.
b) You can instruct the Auctioneers to bid
on your behalf by prior arrangement with
the Auctioneers.

Letting out your holiday home equates
to running a customer-focused
business – you need to start thinking with
your head and not your heart. It’s crucial to
identify your target market – it could be golf
or water sports enthusiasts, walkers, families
or couples. If your property has a particular
unique selling point, make this stand out in
your advertising.

Price sensibly. To find out how much
rent to charge, start by checking out
the competition, or what properties similar
to yours are let. And remember, the biggest
mistake in pricing is to under-price the
busiest weeks when guests are easier to
attract, thereby missing out on extra rental
income.

Be realistic about annual rental
income, especially if you will be
relying on it to fund mortgage repayments.
We recommend you calculate rental
income against outgoings with margin to
compensate for cancellations and vacant
weeks.

For anyone planning to let their new
overseas home to holidaymakers,
here are A Place in the Sun’s top 10
tips for making the most from rentals
Always obtain the appropriate
insurance cover and post a laminated
copy in the property – a number of UK-based
insurers now offer this service. Remember to
take a refundable deposit from the client to
cover any breakages.

Furnish sensibly with budget but
hard-wearing and easily cleaned
furnishings. Make sure air-conditioning,
heaters, appliances and TV are user-friendly.
Think like a holidaymaker – organise the
interior as you would like to find it on arrival
and ensure a shopping bag of essentials and
bottle of wine in the fridge!

Provide a list of useful services,
ideally pinned to a door. Info should
include location of mains taps, electricity
switches, emergency numbers, hospital and
health centres, transport services, buses
and taxis. A list of places to visit, such as
beaches, shops, restaurants, local towns and
attractions is also recommended. Make sure
there is an obvious contact number in case of
questions or emergency.

Families form a large part of the rental
market, so make your property childfriendly. Fun things to leave for young guests
include toys and games, DVDs, inflatables for
the pool, buckets and spades and snorkels
and masks. Practical things include a cot, or
cots, high chair, stair gate and, depending
on how far you want to take things, any
household/kitchen items for children or
babies. And find out what’s on for kids in
the local area – and include this in your
advertising.

Encourage repeat bookings. Stay in
touch with your guests: ask them for
feedback on their return and contact them
should your take their comments on board or
make any changes as a result. Why not send a
Christmas card, e-card or newsletter offering
an off-peak or early booking discount for the
following season.

The best way to advertise your
rental property is online. There are
many websites or portals that allow you to
upload the details of your home and manage
bookings yourself. Some websites charge
annual fees, some don’t. Consider spreading
your advertising across more than one
site. Other ways to market your property
include local shops, free newspapers and
local agents. Remember photos are super
salesmen so wherever you advertise your
property be sure to include lots of them,
especially ones that really show off the
property.

Good rental management company
are worth paying for – ask around
for personal recommendations. Just make
sure the costs are clear from the outset.

charge for meet-and-greet duties separately?

catalogue which the purchaser must sign and
hand to the Auctioneer’s staff prior to leaving

or any person authorised by them, will sign
the memorandum of contract on behalf of the
Bidder/Purchaser.

Contract as soon as the Auctioneer’s

handed a Form to fill out supplying details
of his/her name and address together with
(if different) the name and address of the
purchaser and those of his/her solicitors.
He/she should also supply a cheque for

bank account details and must arrange to
transfer the reservation fee to our client bank
account the following day by way of a ‘same

A PLACE IN THE SUN AUCTION GENERAL CONDITIONS OF SALE
APPLICABLE TO ALL LOTS
1. INTERPRETATION
The following expressions shall have the meanings assigned
to them:
1.1.1 ‘the Auctioneers’ means Barnett Ross of Brook Point,
1412 High Road, Whetstone, London, N20 9BH.
1.1.2 ‘the Property’ means the property offered for sale by the
Auctioneers as specified in this auction catalogue and/or the
Special Conditions.
1.1.3 ‘Particulars of the Property’ means those details of the
Property contained in this auction catalogue whether under
reference to its lot number at the auction or in the Special
Conditions.
1.1.4 ‘General Conditions’ means the General Conditions of
Sale hereafter set out.
1.1.5 ‘Special Conditions’ means the Special Conditions
of Sale relating to the Property appearing in this auction
catalogue and/or in any supplement, rider or addendum
thereto.
1.2 The Property is sold subject to both the General
Conditions and the Special Conditions.
1.3 Where there is a conflict between the General and Special
Conditions the Special Conditions prevail.
1.4 Each Buyer shall be deemed to purchase with full
knowledge of the General Conditions and the Special
Conditions and the matters set out in the Notice To All
Bidders printed on the inside front cover of this
auction catalogue.
1.5 References to the singular include the plural jointly
and severally, references to masculine include the feminine
and vice versa and references to persons include companies,
unincorporated associations, firms or partnerships and
vice versa.
1.6 References to a statute (statutory instrument) or statutory
provision includes reference to that statute (statutory
instrument) or statutory provision as from time to time
amended, extended or re-enacted.
2. THE AUCTION
2.1.1 The Property is offered for sale subject to a reserve price
(unless otherwise stated)
2.1.2 The Seller or a person on its behalf may bid up to but
not including the reserve price.
2.1.3 In the event of a Dispute about a bid, the Auctioneers
may resolve the dispute or re-start the Auction at the last
undisputed bid or re-offer for sale as if bidding had not yet
commenced.
2.2.1A Bidder shall be deemed to be personally liable on
making an accepted bid even though he shall purport to act
as agent for a principal or a limited company so that their
liability under the agreement shall be joint and several. This
is also to relate to sales prior and post Auction.
2.2.2 Any Agent or individual bidder/offeror wishing to be
released from the liability under clause 3.2.1 may apply to
the Auctioneers in advance of the sale. If the Vendor agrees,

the Agent or individual bidder/offeror will be issued with
a letter from the Auctioneers stating that his personal
liability under clause 3.2.1 shall be waived in the event that
his is the successful bid and such waiver will be evidenced
by a copy of that letter being attached to the Memorandum
of Contract.
2.3 On the Property being knocked down the successful
bidder must upon being requested by the Auctioneers or the
Auctioneers’ clerk give his name and address and the name
and address of the person or company on whose behalf
he has been bidding and any other particulars which the
Auctioneers may reasonably request and in default
the Auctioneers shall be entitled to re-submit the property
for sale and to hold the Bidder liable for any loss whatsoever
suffered by the Seller.
2.4 The Auctioneers reserve the right to hold the
Memorandum of Agreement signed by them on behalf
of the Seller until the Buyer’s cheque for the deposit has
been cleared.
2.5 The Auctioneers reserve the right to regulate the bidding
and the right (without assigning any reason therefor) in their
sole absolute discretion to refuse to accept a bid.
3. RESERVATION FEE
3.1 A reservation fee of ten per cent (or whatever figure is
provided for in the Special Conditions or Addendum) of the
purchase price shall be paid to the Auctioneer as agent for
the Seller as the reservation fee belongs to the Seller
unless the Special Conditions of Sale and/or the Addendum
state otherwise. The reservation fee is not to be considered
a Buyer’s premium.
3.2 The Bidder/Purchaser shall supply a cheque for the
reservation fee which the Auctioneers will hold at their office.
The Bidder will be given the Auctioneer’s bank account
details and must arrange to transfer the reservation fee to
the Auctioneer’s client bank account the following day by way
of a same day CHAPS payment. Once these funds are
received the Auctioneers will return the Bidder’s cheque
by post.
3.3.1 In the event that any cheque given as the reservation
fee (or part thereof) shall be dishonoured upon presentation
or the Buyer fails to pay the reservation fee immediately on
request then without notice the Seller shall if it so
chooses have the right to deem the conduct of such Buyer as
a repudiation of the agreement between the Buyer and the
Seller and the Seller may resell without notice and/or take
steps which may be available to it as a consequence of the
Buyer’s breach but without prejudice to any claims it may
have against the Buyer for breach of the agreement between
the parties or otherwise.
3.3.2 In the event of the Auctioneers exchanging contracts
over thetelephone with a Purchaser’s solicitor whereby the
reservation fee is to be paid by way of a CHAPS payment
then in the event of the cleared funds not being received by

Barnett Ross within 24 hours from the time of exchange
the Vendors will similarly have the right to treat this as
a repudiation of the agreement and can take such steps
as in 3.3.1.
3.4 Without prejudice to the generality of the Seller’s rights
as aforesaid the Seller will additionally be entitled to recover
from the Buyer the sum of £100.00 plus VAT to cover the
costs incurred by the Auctioneers in representing each and
every dishonoured cheque or presenting any replacement.
3.5 The Buyer agrees that the interest earned on the
reservation fee (if any) shall be applied for the benefit of the
Auctioneers who shall be entitled to retain all such interest
whether or not the purchase is completed.
4. TITLE
4.1 For the registration of Property with the corresponding
Spanish Municipal Land Registry Title to the Property shall be
deduced in accordance with the Special Conditions of sale
and in compliance with Spanish Property Sale Laws.
5. CAPACITY OF SELLER
7.3.1 the permitted user of the Property.
7.3.2 the state or condition of the property or any part thereof.
7.3.3 whether the Property is subject to road widening
proposals and schemes.
7.3.4 whether the Property is in an area designated for
redevelopment.
8. COMPLETION
8.1 The completion date will be 35 calendar days from
the date hereof unless varied by the Special Conditions
or Addendum or the Auctioneers Memorandum of Sale or
the Private Purchase Contract (PPC). If a PPC is signed
completion is extended by 21 calendar days. In each case,
time will be of the essence. On completion, the balance of the
purchase price is to be paid in euros.
9. FIXTURES AND FITTINGS
All Properties are sold as seen. Please refer to the Special
Conditions or Addendum relating to Fixtures and Fittings as
stated in the Memory of Quality Specifications as supplied by
the Seller for each individual lot.
5.1 The Seller sells subject to the Escritura (Title Deed).
10. MISREPRESENTATION
6. INCUMBRANCES AFFECTING THE PROPERTY
6.1 The property is sold subject to amd with the benefit of
all these matters contained, mentioned or referred to in the
documents specified in the Special Conditions.
6.2 A copy of the ‘Nota Simple’, Spanish Municipal Land
Registry of Title of the Property and relevant construction
licenses and documents specified in the Special Conditions
having been made available for inspection at the offices
of the Seller’s Solicitors and/or at the Seller’s Sales Office
in Spain and/or the Auctioneers (or which may be supplied
at the discretion of the Seller’s Solicitors or Auctioneers
subject to payment of the proper copying charges) the
Buyer shall be deemed to purchase with full knowledge of
the contents thereof whether he has inspected the same
or not and notwithstanding any incomplete or inaccurate
statement thereof in the Special Conditions and shall raise
no requisitions or objections with regard thereto.
6.3 The Buyer shall raise no objection requisition or enquiry in
respect of any rights covenants obligations easement quasieasements privileges licences subsisting acquired or being
acquired over under or in respect of the Property whether or
not the same are disclosed to the Buyer. The Seller and the
Auctioneers shall be under no liability to disclose the same
whether or not the same are known to them.
7. LOCAL LAND CHARGES AND PUBLIC RIGHTS
7.1 The Property is sold subject to all matters registered
or capable of being registered (whether registered or not)
in any Land Registry Office and the requirements orders
notices proposals demands and requests of any public or
local authority which affect or relate to the Property whether
arising before or after the date hereof and all financial and
other restrictions liabilities and obligations arising therefrom.
7.2 Within Spanish Property Sale Law all matters recorded in
Spanish Municipal Land Registry Offices which are open to
public inspection upon presentation of the Sellers full name
and fiscal identity number together with the Property ‘Finca’
Plot Number are to be considered within the knowledge of
the Buyer.
7.3 The buyer acknowledges that notwithstanding any
statement in the Special Conditions no representation
warranty or condition is made or implied whether directly
indirectly or collaterally as to:
10.1 The Buyer acknowledges that:
10.1.1 no statement or representation which may previously
have been made to him or any person concerned on his
behalf by or on behalf of the Seller whether orally or in writing
induced him to enter into this agreement.
10.1.2 any such statement or representation as aforesaid
does not form part of this agreement and
10.1.3 any liability of the Seller in respect of any statement
made to the Buyer at law or in equity is hereby excluded to
the extent authorised by the Misrepresentation Act 1967.
10.2 Any measurements given in the particulars of the
Property or Special Conditions are approximate for guidance
only and photographs or plans are for convenience only and
each is excluded from the basis of this agreement.
10.3 It is the Buyer’s responsibility to satisfy himself before
making a bid as to the accuracy of the Particulars of the
Property and the Special Conditions.
11. VALUE ADDED TAX ‘VAT’
11.1 Except where stated in the Special Conditions and/or in
the Particulars and/or in the Addendum of the Lot:
11.1.1 VAT will be chargeable on the sale of the Property. The
current VAT applicable in the Spanish legislation is 7% and
the applicable VAT percentage at the time of completion will
be due.
11.2 Any obligation to pay any other sums of money pursuant
to the provisions of the General Conditions or the Special
Conditions includes
an obligation to pay any VAT chargeable in respect of that
payment.
12. AUCTIONEERS’ RIGHTS
12.1 The Auctioneers act only as agents for the Seller and are
not responsible for any default by the Seller or Buyer.
12.2 The Auctioneers shall not be under liability financial or
otherwise in respect of any of the matters arising out of the
Particulars of the Property and the Special Conditions and
any matters arising out of the auction.
12.3 No claim shall be made by the Buyer against the
Auctioneers in respect of any loss damage claims or demands
suffered or received by the Buyer as a consequence of the
Buyer acquiring or agreeing to acquire the Property.
13. SALE BY PRIVATE TREATY
13.1 The Seller reserves the right to sell the Property by
private treaty before the auction.
13.2 The Seller reserves the right to withdraw the Property
from sale at any time prior to exchange of contracts.
13.3 The Seller reserves the right to amend or add to the
Particulars of the Property and the Special Conditions at any
time prior to the auction.
14. GENERAL
14.1 The Spanish Horizontal Property Law is applicable to
co-ownership Property (such as Property with communal
areas, lifts, swimming pools, etc). Where constitutive
statutes of the said Community have been arranged for
newly built Property please refer to the Special Conditions
for the rules of co-ownership systems and corresponding
Property quotas. Buyers should note that each lot will have
individual Community percentage quotas & individual
service charge costs supplied by the Developer, in the case
that the Community has been set up. In the case where not
enough buyers have purchased in any given development the
Developer reserves the right to wait till the time he considers
that the service charge is justified before appointing an
official Community Administrator & Owners Committee
to attend to the general maintenance & running for the
development for Owners.
14.2 The provisions of this agreement – except insofar as
they are fully satisfied on completion – shall not merge on
completion but shall continue to subsist for so long as may
be necessary to give effect thereto.
14.3 Where the property sold forms part of a larger title the
Assurance to the Buyer shall contain:
14.3.1 an easement providing for the free flow of water
soil gas electricity and other services from and to any
adjoining land and premises belonging to the Seller through
any sewers, drains, watercourses, pipes, wires, cables
and conduits now existing in or under the said property or
substituted therefore by the purchaser or its successors.
14.3.2 a covenant by the Buyer with the Seller to contribute
and pay a due proportion as apportioned by the Seller to the
said property of the costs, charges and expenses of cleaning
and lighting repairing and maintaining pavements yards and
ways adjoining the said property, staircases, sewers, drains,
pipes, wires, conduits and watercourses of the said property
or any part thereof which may be used or enjoyed by the
Purchaser and all other persons lawfully entitled thereto.
14.3.3 The following exceptions and reservations ‘Except
and reserving unto the Seller and its successors the right in
common with the Buyer and all other persons lawfully entitled
thereto to use all sewers, drains, pipes, wires, conduits and
watercourses now in or upon the said property or any part
thereof and freely to run and pass water, soil and electricity
through and along the same or any of them AND excepting
and reserving the right in common with the Buyer and all
other persons lawfully entitled thereto to use the pavements,
yards and ways adjoining the said property’.

COSTA BLANCA
Spain’s Costa Blanca is rivalled only by the Costa
del Sol for popularity with Brits, both holiday homeowners and resident expats. Very accessible, it
offers a balmy year-round climate, pretty beaches,
a variety of landscapes and great golf
he secret’s in the name – what first drew
British holidaymakers to the Costa
Blanca, and continues to do so, are its
beautiful white (“blanca”) beaches. The
weather is another major draw, especially for
people looking for a home in a pleasant yearround climate.
The Costa Blanca can be split into two
halves, each with contrasting scenery. The
northern Costa Blanca, starting at Denia
and ending at Alicante, has a dramatic
coastline peppered with cliffs and coves, and
a mixture of pebble and fine sandy beaches.
Its interior is mountainous and lush. Key
resorts here include Javea, Moraira, Calpe,
Altea and Benidorm.
The southern Costa Blanca is mostly flat,
with fine sandy beaches, palm trees and salt
lakes. Running south from Alicante, it ends
at Pilar de la Horadada. Popular buying spots
here are Santa Pola, Guardamar del Segura
and Torrevieja.

The Costa Blanca is one of the most
accessible parts of Spain from the UK. Bang
in the middle is Alicante airport, with flights
from all over the UK and northern Europe,
while to the north is Valencia airport and to
the south Murcia airport.
At today’s auction we have properties
from three small resorts just south of the
large resort of Torrevieja, an area that
boasts dozens of Blue Flag beaches, at least
five golf courses within a short drive and
two natural saltwater lagoons. Each resort
is very accessible via the main N-332 road,
which takes you south to Murcia airport
(25 minutes) and north to Alicante airport
(45 minutes).
PUNTA PRIMA
Prima is almost a southern extension of
Torrevieja. It’s famous for its beautiful white,
sandy beach and the palm trees that line it,
but the beaches at La Zenia, Playa Flamenca
and Campoamor are also within easy walking
distance. The resort offers numerous
restaurants catering for a wide variety of
tastes. You might also be interesed to know
that Punta Prima comes alive on a Sunday
morning when two competing car boot sales
take place.
CABO ROIG
Like Punta Prima a couple of kilometres to
the north, the main attraction of Cabo Roig
are its sandy beaches. Its two main beaches
are Cala Capitan and Cala Caleta, both clean
and safe for children. Again, the beaches at
La Zenia, Playa Flamenca and Campoamor
are also accessible on foot.
The resort, famous for its 16th-century
watchtower, has a good choice of shops,
restaurants and bars, mostly centred on the
well-known Cabo Roig ‘strip’, where there is
plenty of choice for all ages and tastes. There
is also a Saturday market at Playa Flamenca.
Generally quiet during the winter months,
Cabo Roig comes to life around May time and
is often busy right through to November.
VILLAMARTIN
A couple of kilometres south-west of
Torrevieja, Villamartin is a new residential
area that has grown up around the
Villamartin championship golf course.
Despite being inland, the beaches at Punta
Prima and Cabo Roig are minutes away.

lmería was one of the last of Spain’s
southern costas to be ‘discovered’.
Long after tourists were flocking
to its neighbours the Costa del Sol
and the Costa Blanca, Almería remained a
rural backwater, its coast dotted with fishing
villages and farmers scratching out a living
from the arid landscape.
This is one of the driest parts of Europe
with desert landscape similar to Arizona
– which is why the region was used as a
cheaper alternative to the US for shooting
spaghetti westerns from the 1960s onwards.
That said, there are lusher landscapes in the
western section, and at several times of the
year rains bring grasses and blooms. Almería
is also an agricultural centre, with hectares
of orange trees and greenhouses.
Slowly Costa Almería became more
popular, with Mojácar leading the way.
Yet until ten years ago Almería was still
seen as an ‘alternative’ option, being more

authentically Spanish than its neighbours.
Since 2000 it has become the most popular
choice for British (and other northern
European) buyers looking for a keenly
priced Spanish bolt-hole. EasyJet flights into
Almería airport have also helped.
The inland villages have become
favourites with British buyers tempted
by cheaper smallholdings than in the
neighbouring Alpujarras, yet with the
same superb weather and rugged, rustic
Andalusian charm. This is where you can
still find picture-perfect, whitewashed
villages and honey-coloured cortijos
(farmhouses) on sun-bleached hillsides,
while the coastline has seen extensive, but
low-rise developments.
EL PINAR DE BEDAR
Properties on offer at the A Place in the Sun
auction are in El Pinar de Bedar, a small
village perched on the mountainside below the
Spanish town of Bedar, just 15 minutes from
the beaches of Mojácar Playa. Bedar has a total
population of just 552 permanent inhabitants.
Within the historic village there are still

Much of the area around El Pinar
has been designated as natural park status
due to the indigenous flora and fauna that is
located there.
An idyllic country resort, El Pinar de
Bedar is perfect for year-round living or
as an enviable holiday retreat. Part of the
new residential development there includes
a commercial centre which will house
amenities for residents.

The Costa Calida is a magnet for holidaymakers
and house-hunters, with excellent weather, warm
water for swimming and water sports, golf, and
the unique La Manga ‘strip’
he Costa Calida, or ‘warm coast’, is
in Murcia in the south-east of Spain.
It begins at the Mar Menor, Europe’s
largest saltwater lake and a haven
for wildlife.
The area has been settled since ancient
times, when places like Los Alcazares
became popular spa resorts for recuperating
in the healing waters. The Mar Menor itself
is no deeper than seven metres, making it
a perfect family destination, popular with
Spanish holidaymakers as well as Brits.
What’s more, the shallowness of the water
means that it’s some five degrees warmer
than the rest of the Med, and many swim
there all year. As well as swimming, the Mar
Menor has become a centre for water sports
and is a haven for windsurfers.
Golf is also a big attraction of this area, with
courses including the Roda Golf Resort, the
Mar Menor Golf Resort and La Manga Club.
Resorts on the Costa Calida include Roda,
San Pedro del Pinatar, Lo Pagan (famous
for its mud baths), Sucina, Santiago de la
Ribera, Torre-Pacheco and San Javier.
The Costa Calida is easily reached via
Murcia airport at San Javier, with flights
from the UK taking just over two hours.
Alicante airport is also an option.

La Manga is a narrow strip of land that
forms the Mar Menor. Over 22 kilometres
long and 300 metres wide, this strip of land

The club is conveniently located, being
20 minutes away from Murcia airport and

Isla Plana is a small unspoilt village near
