SubSub-area # 2 Nice Nice, on the north shore of Clear Lake, and home to approximately 2,000 people, was originally known as Clear Lake Villas. The first store in the Clear Lake Villas community sprang up in the 1920’s. The town’s name was changed to Nice, after the city on the French Riviera. Man y businesses including restaurants, lodging, RV parks, and campgrounds are now located along the lakeshore in Nice. WorldMark operates time share condominiums at the site of the historic Clear Lake Lodge. The community is host to the annual Nice Redbud Festival in the spring. The celebration includes arts and crafts, food, and entertainment. Recently, PG&E finished the first phase of their project to place utility lines under ground. Additionally, a traffic calming plan was created to help slow traffic along Highway 20 through the town. The plan incorporates sidewalks, bulb-ou ts, landscaping and streetlights in order to protect pedestrians and beautify the town. The central focal point of these properties is Hinman Park, a community park with plans for a gazebo, stamped concrete walkways, and extensive landscaping. A relatively modern gas station and convenience store is located on the west corner of Sayre Avenue and East State Highway 20. The surrounding parcels are to be developed into retail establishments. The whole development will create a community gathering place and promote the sense of community and pride that is unavailable in large cities. Located on Highway 20, the main connection between Upper Lake and Lucerne, the property is in the heart of the developing commercial and retail community, and is just a couple of blocks from Clear Lake. With approximately 800 feet of Highway 20 frontage and 800 feet of public access to the lake, this is quite possibly the best development opportunity in the County. The mobile home and RV park that was operating around the marina has recently closed and all tenants have moved. The marina includes mature shade trees and terrific panoramic views of the lake and Mount Konocti. It is conveniently located close to many community services such as the fire station, community grocery store, fast food restaurants, and gas stations. Adjacent to the property to the west is redevelopment site 3—an attractive, secluded, and heavily wooded marina. Worldmark timeshares is also just a few small blocks to the east. Sites 4, 5, 6, and 7 are all great development locations considering their close proximity to the lake front, Highway 20, a marina and lots of tourists.
