Mark Evans has nearly been in the real estate investing business
almost two decades. He has been doing turn-key investments before it was even called turnkey. He is a seven-time best-selling author,
highly-sought-after speaker, a full-time turnkey investor, and a world
traveler.
Mark has developed many ground-breaking investing processes. He
has fine-tuned the turnkey investing process and built a massive

and growing a group of retail and manufacturing businesses
with multiple locations in South Florida. After exiting from that
company, Peter joined Mark in 2010 to help Mark elevate real

Rosanne originally had a job with a Non Military Distribution Company
for most of her life where she held several positions in the company.
Rosanne felt like she was being held back in the employee world and
wanted more - that is when she met Mark Evans DM online in 2007.
Since then, her world has forever been changed – Rosanne has been
involved in many projects, opportunities and has become an active

(most investors overlook this)
What’s the most important part of a real estate investment? Some investors will
answer “the property” and others will answer “the purchase price” and others will
answer “the market” and others will answer “positive cash flow.”
Indeed, these are important considerations when investing but we don’t believe they’re the
most important.
To answer the question, consider this: why do you invest? Chances are, you have several reasons
why you invest, which might include a desire for financial freedom or to reach a lifestyle with your family
that you aspire to enjoy. It might be to finally say goodbye to your 9-5 job so you can spend more time
at home with the kids; it might be to pay off your mortgage (or your parent’s mortgage); it might be to
have the freedom to take your spouse on luxurious cruises or your grandkids to Disneyland more often; it
might even be just to create enough passive cash flow to retire early.
The reason why you invest is not to own property but to own your life! To enjoy the freedom
and lifestyle that you desire. And while the property, deal structure, and the cash flow can all play into
that, even the very best properties and an amazing positive cash flow will not help you achieve your
goals if something else is missing from your investment.

As the saying goes, a chain is only as strong as its weakest link. Unfortunately, this other element
is often overlooked, ignored, or considered an afterthought. For many investors, it’s a weak link simply

How to
TAP INTO HIDDEN SOURCES
of money to fund your investments
Real estate investing is one of the most powerful
ways to invest: there are a number of tools and
strategies available to invest affordably (that
you don’t get when investing in the stock market), and American Wealth Builders is constantly
creating, testing, and refining new strategies and
tools to realize more stability and a higher return.
Because of these tools and strategies, American
Wealth Builders can provide affordable turnkey
investments at a fraction of the cost that
investors would pay if they tried to do it
themselves, which means that you’ll be able to
invest even more when you invest with American
Wealth Builders.
Our investors frequently realize that once they
start investing with us, they want to invest more.
And we’re often asked “Are there other sources
of money that I can tap into so I can do more
deals with you?”
As a service to investors, we’ve compiled a list of
some of the most popular ways that our clients
have accessed money to do more deals (even
more than they thought possible when they
started investing with us).
Not all of these strategies will be right for
everyone but you may find some options that
allow you to tap into a source of funds you
didn’t realize was available to you. (Note: Your
own situation will dictate which strategies are
right for you. Always be sure to do your own due
diligence and confer with your financial team to
help you make the right decisions.)
Cash: If your cash is just sitting there – in your
bank account or under a mattress—then its
value is eroding because of inflation. Simply put:
the money you have sitting there is worth less
than when you put it there. Put it to work and
start earning a return on that money, and protect it against inflation in an appreciating asset.
FUNDING
aside for emergencies, which is a good idea.
But most emergency funds have more money
put aside than is actually needed. And our
investors have discovered that the constant
cash-flow from real estate investments is
actually a better way to handle emergencies
(because there’s usually a greater benefit of
ongoing cash to handle the emergency versus
a single large influx of cash).
CDs: Certificates of Deposit (CDs) are touted
by banks as an attractive way to save your
money. However, between fees and low
interest rates, CD returns are often lower than
inflation! In many cases, CDs aren’t a way to
save money – they’re simply a way to lose less
money.
For example: According to the Bureau of
Labor Statistics, the average inflation rate in
2014 was 1.6%, and according to BankRate.
com, 1 year CD rates in 2014 were less than
1%. That means your money would lose .6%
every year (excluding fees).
Stock portfolio: Some of our investors
have chosen to sell some or all of their stock
portfolio and invest it in real estate. Although
this strategy is not right for everyone (and may
trigger transaction fees), investors who choose
this method do so because they prefer the
advantage of cash flow over speculative
returns that are largely tied to news cycles and
hope, and because the unpredictable daily
ups and downs of the stock market are too
frustrating (and stressful!) to an investor who
simply watches helplessly from the sidelines as
their investments rise and plummet in value
every day.

Gold‚ silver‚ or other assets: Al-
though precious metals enjoyed a spike in value
for a few years during and after the financial
meltdown of 2007/2008, they have since stagnated. Gold rose to $1800/ounce but has since
dropped back to and stayed at levels seen
six years earlier. Silver has fared even worse, its
value now less than half of its high point.
Holding these assets may be seen as a hedge
against inflation but if you bought them at any
point higher than what they are now, you will
need to wait months, possibly years or even
decades, before you’ll see the prices return to
where they were. Our investors who have sold
their gold and silver to invest in real estate did
so because they didn’t want to wait that long
before seeing returns – they chose to move their
money from precious metals to a cash-flowing
asset that brings in regular income.
Credit lines and HELOCS: This is a
powerful “interest arbitrage play” that takes
advantage of low interest rates. Credit lines,
including unsecured credit lines and secured
credit lines like Home Equity Lines Of Credit
(HELOCs), can be readily obtained for low interest rates. (In fact, HELOCs are often among the
lowest interest rate funds you access). Borrow
against these low interest lines of credit to invest
in real estate. The regular cash flow you earn
from your investments will often deliver back a
much higher amount of money, allowing you to
pay off your line of credit quickly and enjoy that
income without using your own money.

Bonus strategy:
Once you pay off your line of credit, it’s available
for you to use again… and again… and again,
allowing you to invest as often as you want. We
call this “infinite returns” because you get the
line of credit once and then use it over and over
to achieve an increasing amount of real estate
returns. Some of our investors have been using just
their HELOC – and no other source of money – to
build a large and growing portfolio of cash-flowing
real estate. As you can see from the graph
below, if you borrow at 3-5% from your line of credit
but get a return (conservatively) of 10% from your
investment, you’ll still end up with positive cash flow
that can grow and grow over time.
Tax returns: Most people view their tax returns
as “found money” they weren’t expecting to get,
and sometimes it’s used to buy that larger TV or
a nice car. But our savvy investors know that this
“found money” is a great way to invest in cash
flowing real estate, because the ongoing income
will help to pay for several larger TVs or an even
nicer car (or anything else).
IRA/401(k): The least-known source of funds
available to many investors is in their IRA or 401(k).
Perhaps you have one but don’t even know how
much is in it – or maybe you know how much is in
your retirement account but don’t know how you’ll
afford retirement. We’ve built up relationships with
