will help you prepare for your design selection appointment. Feedback from our past homebuyers has shown
that when our customers take the time to prepare for their appointment and attend the preview open houses,
they have a much more enjoyable time making their selections. There are a lot of different features to choose
from and attending the preview open houses gives you a great head start so that you can really maximize your
time with our professional designers.

preview open houses prior to your designated appointment time.
Preview Open House:
Wednesday 11:00 am - 2:00 pm
Saturday

No appointment required.

Read it.
• Make sure to schedule your appointment within 24 hours of signing the purchase agreement. Appointments must occur
within 5 days from the signing of your non-contingent purchase agreement.
• Please review your floorplan’s electrical plan that was provided to you at purchase agreement. Give some thought to
where you would like television, telephone, and any other optional outlets or rough ins.
• Be sure to review your options price list that was included with your contract in detail. We will not be reviewing the
entire list with you during your design appointment. Instead we will focus our time on your selections.
• It is important that you write down any questions that you have in the notes section of this booklet. Then don’t forget
to bring your booklet, electrical plan, and options price list with you to your design appointment.
Easy Does it.
A few requests help make the most of your appointment at the MyStyle Design Center.
• Please limit the number of people that will attend the
appointment. Fewer people allow for more focus and
flexibility.
• Arrange childcare. This will allow you to focus your
attention on the selection process and not rush the
details of your dream home.
• Bring your checkbook with you to the
appointment. You may be asked to leave a deposit
at the end of your appointment. Any option amount
exceeding the following limits will require 100% payment
at the end of the appointment.

• Please plan to turn off your cell phone during the
appointment to eliminate distractions. Committing your
undivided attention to the process will allow you to engage in
the experience.
• Keep in mind that any allowed custom options will require
a non-refundable 100% deposit.
• Ryland Homes provides 8-hours of Preview Time during
our weekly previews. Be sure to review your options at
least once before your 2 hour design appointment with
our professional Interior Designers.
• All selections will be FINAL with your signature and
deposit at the end of your appointment. Please use the
provided preview hours in order to make your selection
process less stressful and more time efficient.

Question it.
• What if I want to make changes after my appointment?
Changes will have to be reviewed by management and, if approved, a $500.00 charge will be collected.
• Can I customize my home?
Our goal is to be as flexible as possible. With approval, custom changes can be considered. However,
under no circumstances will Ryland entertain structural modifications including moving interior walls,
or changing elevations. If a custom change is approved, 100% non-refundable deposit will be required.
Custom changes are not permitted in the Americana Collection.
• What happens if I miss my appointment?
We value your time and schedule and hope to receive the same respect.
• What happens if the Design Center doesn’t call me?
We should be in touch within two business days following the approval of your contract. If you haven’t
heard from us, please don’t hesitate to contact the Design Center at 317-846-4235 or 317-846-3423.
• Can I preview Ryland’s Design Center?
Yes---You are welcome to stop by to get an idea of what to expect during our scheduled
Preview Hours: Wednesday, 11am - 2pm and Saturday, Noon - 4pm.
• Can I reschedule my appointment?
Of course; however, your contract stipulates that your design appointment be completed within 5 days.
Please keep this in mind when you consider rescheduling.
• What if I need more time than my appointment allows?
Your sales contract includes a private appointment with a Design Consultant. Typically this is more than
enough time to finalize decisions.

Jot it.
Please note that in order to maintain appeal and contrast within neighborhoods, Ryland
maintains a strict non-repeat pattern between homes next door to each other and across
the street from one another.
Prior to your Design Center appointment, drive an active Ryland neighborhood and write
down the addresses of homes with brick colors that you like. You’ll want to select at least
2 in case your first choice is not available. Also make note of siding, door, and shutter
colors that appeal to you.
Please note that colors may vary from our list as our customers may have changed the
colors on their home after moving in. The Design Center cannot be held responsible for
color changes and/or the discontinuation of exterior colors.
Finish it.
Between the signing of your Design Center selections and the excavation of your homesite, there is typically a timelag.
Rest assured that during this period Ryland is hard at work taking the appropriate steps necessary to start your new home.
Your site plans are being finalized by our engineers and selections have been ordered. If you choose to make a change
(and it is within the allotted time provided in the change order policy) and management approves the change, a $500
administrative feel will be charged per change order. Please understand any changes may delay the construction of your
new home.
We highly discourage any changes to your selections after final selections have been signed off on at the end of your
Design Center appointment. However, we realize that changes can occur.
You will soon be contacted by your Construction Supervisor to schedule a Construction Orientation. At this meeting you
will review all of your selections and the details of your new home. Please plan for this meeting to last an hour. If for
some reason you are unable to attend this meeting , your Construction Supervisor will proceed with the construction of
your new home as scheduled.

Laminate - Solid Surface - Engineered Stone - Granite
Laminate
•• Widely Used
Laminate is a combination of paper and resin that is pressed and bonded or “laminated” together under high pressure and heat.
Laminate is a widely used countertop material due to its durability, wide range of colors and patters, and its moderate price.
•• Durability
Laminates are durable but not indestructible. They are impact resistant, fairly easy to maintain, and with proper care they will keep
their good looks for many, many years. However, since the material is softer than solid surface, engineered or natural stone, some
precautions are necessary.
•• Cuts/Scratches/Chips
Because the typical structure is made up of layers, it is impossible to repair surface chips, scratches and cuts. Do not use the
surface as a cutting board. Abrasive cleaners can scratch and dull the surface.
•• Water Damage
Seams are the most vulnerable area of plastic laminate countertops. If water penetrates the substrate causing the substrate to swell
or crumble and the laminate layers to peel or break apart, this situation cannot be repaired.
•• Heat Damage
Do not use the countertop for a “hot pad”. Prolonged exposure to temperatures of 140°F (60°C) or higher may cause the laminate
to separate from the core material, or cause it to melt.
•• Permanent Stains
Some materials and liquids, such as dyes and pharmaceutical products, will permanently stain laminate.
•• Maintenance
Use a soft, non-abrasive cloth with a mild household cleaner. Always rinse laminate surfaces after cleaing. Failure to rinse after
cleaning is a major cause of damage to a laminate surface. If even a small amount of cleaning solution remains on the surface,
moisture from cups and dishes can reactivate it and result in permanently-etched scars.

Solid Surfaces have many “nick names” but the most common is an acrylic or plastic material which is colored by resins.
•• Uniform Appearance
Consistent pattern and color. The final product should be exactly what you see in the showroom.
•• Seams are Invisible
•• Durable but not Indestructible
It is mold and mildew resistant. It is not scratch resistant. Is susceptible to heat damage and burns. Avoid exposing the surface

It has the general appearance of natural stone, but with a consistent pattern and color. (The final product should be very close to
what you see in the showroom.)

As is the case with natural stone, seams are visible - although the darker colors tend to minimize the seam.
•• Durable but not Indestructible
It is resistant to stains caused by wine, fruit juices, liquid food coloring, tea, nail polish and remover, and felt-tip markers.
It can be damaged by high heat and prolonged exposure to heat. As with any other stone or surface material, strong
chemicals and solvents such as Drano®, Liquid Plummer®, oven cleaners and floor strippers will damage the surface.
Continuous long-term exposure to direct sunlight (UV rays) may result in slight discoloration of Quartz Stone countertops. Most
indoor applications will not apply.
Natural Granite
•• Natural Beauty
Granite is often the surface of choice for high-end applications. It is more expensive but it provides a look that is incomparable
for beauty and elegance.
•• Natural but not Perfect
Granite is crystalline in structure, so it always has tiny pits or spaces between the various mineral crystals. It also contains natural
fissures that may appear to be cracks, but they are not structural defects and will not impair the function or durability of the material.
They occur naturally and are considered to be part of the beauty of stone.
•• Appearance Not Uniform
Movement is a term that is used to describe the shift in color and pattern in natural stone. Natural granite does not have a uniform
pattern or color. The appearance can vary widely between slabs, and even within a single slab.
•• Samples May Differ from the Actual Stone
The sample in the Design Center may differ from the slabs installed in your home. They may have been mined from a different part
of the quarry or they may have color variances that give them that give them a different appearance.
•• Seams are Visible
It is impossible to hide the seams in granite.
•• Must be Sealed
Because granite is a natural stone product it has a certain degree of porosity and must be sealed before use with a solvent-based
product which leaves only negligible surface residue and is not considered to be a health risk. The stone must be resealed at least
once every three years.
•• Can Discolor
While granite is ordinarily considered to be stain-resistant, some pigments or oils can be absorbed into the surface. This could
cause discoloration. The sealer does not prevent this discoloration, but it slows it down to allow more time for clean up.
•• Durable but not Indestructible
Granite is extremely durable, scratch resistant, and impervious to water and heat. If not abused, it will hold its luster forever.
However, because it is a natural rock, it can be chipped and broken if abused, and is very difficult to repair.

VINYL
 Pros –
 Cons –
Inexpensive, durable, easy on the feet, quiet, water and stain resistant, and low maintenance.
Prone to dents and tears. Glossy finishes are slippery when wet. Vinyl may fade or discolor from overexposure to
sunlight or improper use of rubber-backed mats and throw rugs. Be careful when moving furniture and appliances
across vinyl floors – make sure the floor is protected.
LAMINATE
 Pros –
Considerably more durable than hardwood, easy to maintain, excellent resistance to marking and scratching, wide
range of colors and designs, usually more affordable than hardwoods, has color/grain uniformity. Easy to clean with
a vacuum or broom. Mop with slightly damp mop; no floor waxing needed. Tough surface resists stains.
 Cons –
Cannot be refinished if damaged. Some can be expensive – as much as wood. Care must be taken with regard
to pointed instruments such as sharp toys, athletic shoe cleats, high-heeled shoes, or furniture legs. Floors can
scratch or chip under the right circumstances. Water and spills need to be cleaned immediately. Trim pieces are not
made from the same materials as the floor and may not have an exact match as the floor. Laminates are installed
using a floating method; there will be some minor up and down movement as well as a hollow sound when you walk
across it. Should not be installed in moist areas such as basements & bathrooms. Follow manufacturers detailed
cleaning directions.
HARDWOOD
 Pros –
Beautiful, warm, soft on the feet, fairly durable, long-lasting if properly maintained, many wood types and hues to
choose from, helps tie kitchen to other rooms in an open floor plan.
 Cons –
Susceptible to water damage, darkens with age, especially prone to scratches and dents, harder to keep clean than
vinyl or laminate – water and spills need to be cleaned immediately. Area rugs should be moved occasionally as they
block sunlight which may cause the floor under the rug to appear discolored. Should not be installed in moist areas
such as basements & bathrooms. Rubber, foam back or plastic mats may discolor floor. Can be easily damaged by
high heels, pets, furniture legs, etc. Follow manufacturers detailed cleaning directions.
Note: A humidifier is recommended to prevent excessive shrinkage of wood floors due to low humidity levels.
CERAMIC TILE
 Pros – Huge selection of colors and patterns. Durable. Glazed tiles are moisture and stain-resistant. Most are easy to
maintain.
 Cons –
Cold and hard on the feet. Can crack or chip and is difficult to repair. Use a quality doormat outside of entrances
and area rugs inside to minimize damage from scratching. Chipping can occur when sharp or heavy objects are
dropped on ceramic tile. Glossy finishes are slippery when wet. Grout can discolor and is hard to maintain. Small
hairline cracks may develop in grout due to seasonal, normal settling of house.
CARPET
 Pros – Warm, easy on the feet, quiet, lots of colors and styles to choose from, slip-resistant, can be more affordable than
hardwoods & laminates.
 Cons –
Collects dirt and moisture. Stains can set in and may not be removable. Wall to wall carpeting is not a good choice
for people with dust allergies. Seams and footprints show in almost all carpets. Seam visibility decreases with time
and with the reduction of light exposure once windows coverings are installed. Seams are especially visible in
Berber and loop type carpets. Loop type carpets can snag.
Display Samples – All types of floor coverings are subject to variations in color, texture, shading, graining, markings and finish. Samples are
a representative of color, texture, shading, graining, marking and finish of the goods to be delivered, but do not imply nor guarantee an exact
match. Colors from one production lot to the next may be lighter or darker than the samples on display. Ceramic products manufactured to
imitate natural stone will show an even greater variation between individual tile to achieve the “authentic natural stone” look.

The new standard for home wiring in today’s technologically advanced market is a structured wiring system. Your new
Ryland Home features the OnQ Home Wiring System to ensure that your family can be connected to today’s services and prepared
for new technologies. All wiring in a structured wiring system is home run to a centralized hub in a star configuration. The
OnQ system will allow you to easily service, upgrade or reconfigure your existing phone and cable system as well as adapt to
emerging technologies. Whole home distribution of a video or audio source can also be achieved simply with structured wiring.
The OnQ Home Wiring System has three main components:
● The Service Center. This is where services from outside the house (cable TV, telephone, DSS satellite,
Internet, DSL,etc.) enter the home into a central service panel located in the master bedroom closet. This central hub
distributes these services to locations through-out the house….similar to the electrical breaker panel.
● High Performance Cables. Just because all these services can reach your house doesn’t mean that you

What heating and air conditioning system is included with my Ryland Home?
Your new Ryland home includes an 80% efficient natural gas furnace located inside your new home and a
Puron or R-410A air conditioner located outside your new home. The air conditioner runs off of electricity and
will provide cooling in your home during summer months. The 80% natural gas furnace will heat your home
during colder months in the fall, winter, and early spring.
What is PURON and R-410A?
Puron and R-410A are chlorine free environmentally friendly refrigerants used in an air conditioner to cool your
home during the summer. Due to environmental issues involving the earth’s ozone, governments worldwide
have chosen to eliminate “Freon” or “R-22,” the refrigerant used in most of today’s home cooling products.
After January 1st, 2010 “Freon” will not be allowed to be produced in any air conditioning equipment. As
“Freon” is replaced with “Puron” or “R-410A”, the cost of the old refrigerant and the maintenance of the
equipment that used “Freon” will increase dramatically. That is why Ryland has included “Puron” products as
a standard feature with all of their new homes.
Why should I consider choosing another heating and air conditioning package?
Your new home will be equipped with a superior heating and air conditioning package meeting all of your
comfort needs throughout the year. The only difference between what is included with your new home and the
packages available is the amount of money you will spend on heating and cooling expenses once in the home.
The main feature that these packages offer is “high efficiency” heating and cooling products. The comfort in
the home will be the exact same whether you choose the included package, electric package, silver package,
gold package, platinum package, or Americana package.
Why do these packages produce such low utility costs?
If you compare prices for natural gas to electricity here in Indianapolis in an apples to apples comparison,
meaning how much will it cost to heat the same exact home using natural gas versus electricity you would
find that electricity is roughly 45% cheaper. The reason is because natural gas prices have recently increased
about 30% locally due too natural disasters such as hurricanes, which have hindered production in the Gulf
Coast region. Local electricity is produced by burning coal, which has not seen any significant price changes
in years. Also, coal is the most inexpensive way to produce energy in the United States.
Also, Heat Pump technology has increased the efficiency of heat pumps by 60% over the past 13 years driving
the cost to run these products down. (Applies to all HVAC Packages)
What is the difference between an Air Conditioner and a Heat Pump?
Both an Air Conditioner and Heat Pump are located outside of the home and use electricity to cool the home
during the summer. The Air Conditioner has no use beyond cooling the home. The major difference is a heat
pump has a reversing valve that gives it the capability to use electricity to heat the home too. It will efficiently
heat the home down to roughly 30 - 35 degrees. (Applies to all HVAC Packages)

How does an ALL ELECTRIC SYSTEM heat the home?
A heat pump and an electric furnace are used in an “all electric system.” As you learned above the heat pump
will cool the home during the summer months and heat the home during the winter months down to roughly
30 - 35 degrees using a reversing valve. Once the outdoor temperature is below 30 - 35 degrees the system
uses “heater packs” which are located in the electric furnace as “supplemental heat” or what a thermostat will
call “emergency heat.” These heater packs are similar to coils in a toaster. (Applies to all HVAC Packages)
What is a “Hybrid Heat” system, and how does it work?
Hybrid Heat or Dual fuel systems can switch between two different fuels or energy sources, typically gas
and electricity. The most common type combines an electric heat pump with a gas furnace. The heat pump
provides heating during milder weather (above 30 - 35 degrees) when it is most efficient, and the gas furnace
takes over in colder weather when the heat pump can’t keep up with home comfort needs. The gas furnace
is considered “supplemental heat” because the heat pump is the primary heat source and the gas furnace
is supplementing heat when the heat pump can not keep up with the home’s heating needs at low outdoor
temperatures. (Applies to HVAC “Silver,” “Gold,” “Platinum,” and “Americana” Packages.)
I’ve heard people complain about a heat pump producing cold air. Is this true?
An all electric system or dual fuel system with a heat pump does NOT produce cold air. The truth is that natural
gas produces air temperature ranging between 125 to 150 degrees feeling hot or warm at the register. A heat
pump produces air ranging between 90 to 110 degrees at the register. The only reason it sometimes feels
“cold” is because the human body temperature is at 98.6 degrees and compared to your body temperature
air can sometimes be coming out of the register colder. A dual fuel or all electric system will easily maintain
any normal winter temperature settings in a home. (Applies to all HVAC Packages)
If I chose a package with a gas furnace and heat pump can
I have control over when the gas is used?
With a Hybrid Heat system (HVAC “Silver,” “Gold,” and “Platinum” Packages) the system is automatically set
up to switch from heat pump to gas furnace at roughly 30 - 35 degrees. At any point during the winter months
you can go to the thermostat and switch the setting to “Emergency Heat” and the gas furnace will be used.
This is not the most efficient way to heat your home but you do have this feature at your fingertips.

What is the most efficient thermostat setting for heating?
The best setting is the lowest temperature at which your family is comfortable. Most people are comfortable at
a setting of 68 - 70 degrees. You can save up to 3% for each degree you lower your thermostat temperature.
