Situated in the centre of Kuala Lumpur sq ft units will have 4+1 bedrooms and

Towers, Picasso Residence is set to
become the next desired place of
residence in the city. Named after the
famed 20th-century Spanish artist,
Pablo Picasso, the development will
come up on a 3.93-acre leasehold parcel
off Jalan Ampang and will comprise two
38-storey towers with 280 and 202 units
respectively.
The maiden project of Premier De
Muara Sdn Bhd is inspired by the works
of Picasso and will feature a modem and
contemporary design. It will have six to
eight units on each floor, with four
layouts to choose from.
Those with built-ups of 1,013 sq ft
will have 2+1 bedrooms and two
bathrooms, while the 1,375 sq ft and
1,668 sq ft units will have 3+1 bedrooms
and three or four bathrooms.
Picasso Residence will also offer
dual-key units, which have two types of
layout. Both the 2,407 sq ft and 2,480
five bathrooms.
Facilities in the development will
include a jogging track and walkway,
Jacuzzi, gym and accompanying pool,
pool deck, bubble pool and barbecue
terrace.
“Picasso Residence will be ideal for
families looking to upgrade from their
current home, and for young working
professionals looking to buy their first
home,” says Steven Hooi Kok Hoe,
director of Premier De Muara, which is
a joint venture between Almaharta Sdn
Bhd and Premier Gesture Sdn Bhd.
“We also believe it will be an
attractive choice for expatriates as it is
in close proximity to the Kuala Lumpur
city centre and KL Sentral,” he adds.
The development’s connectivity is a
plus point for residents — it is within
walking distance of the Dato’ Keramat
and Jelatek LRT stations. The Dato’
Keramat station is three stops from
KLCC and eight from KL Sentral.
Picasso Residence is flanked by
several highways, namely the AmpangKuala
Lumpur Elevated Highway, Duta-Ulu
Kelang Expressway and Middle Ring
Road 2. It is also close to Jalan Tun
Razak and the upcoming Tun Razak
Exchange development, which is set to
become Kuala Lumpur’s next financial
hub.
Furthermore, it takes only 28
minutes to get from Picasso Residence
to the Kuala Lumpur International
Airport.
The project has a gross development
value of RM600 million. According to
Hooi, its average starting price of
RM950 per sq ft makes it attractive for
buyers as it is below the RMi,ooo psf
mark.
“For buyers looking to invest in
properties, RM950 psf is also a good
starting price as we believe there will be
further appreciation in price in this
area. This bodes well for those who are
looking for passive income from the
rental segment,” says Hooi. “Apart from
that, the view of the Petronas Twin
Towers and KLCC area makes it a highly
sought-after place to stay.”
