Our Company
Windsor Capital Group (“WCG”) and its subsidiary, Windsor
Management Services, headquartered in Santa Monica, CA
is a hotel ownership, development and management
company that has established itself as a well recognized
leader in the hospitality industry over the last 37 years. With
over 250 years of combined leadership experience, its
subsidiary, WCG represents the breadth and depth of
experience needed to be unmatched in hotel management
and development.
WCG has developed a highly effective leadership team
coupled with proprietary systems and programs that are
scalable for various hotel tiers and portfolio sizes with a
proven formula for superior bottom line performance for its
partners and owners.
We specialize in analyzing and perfecting hotel teams and
systems to maximize performance and asset value with an
ownership and entrepreneurial spirit. Our success is
measured by the superior performance of our bottom line and
enhanced value of each asset.
Our expertise is with hotel properties in the “upper upscale”
segment of the lodging industry. WCG is actively working on
its acquisition of upscale and focus service properties in
primary high barrier-to-entry markets. WCG believes these
investments will produce attractive risk-adjusted returns that
can be acquired at cyclically low prices in the current
economic environment. Coupled with superior management,
these properties will provide attractive returns from increased
business and higher rates as the economy improves.
Because Windsor Capital Group, Inc. operates hotel assets
as both an owner and third party manager, our Windsor
Management Services team has a unique perspective on
operating high performing, high quality assets while
increasing their value and profitability. Our hotel portfolio
RevPar Index, in aggregate, is 123%+, utilizing top-of-class
hotel sales, marketing and revenue management services.
We take great pride in our strong sales and
marketing/revenue management corporate structure, an
area in which we excel over other management groups.
We ourselves are hotel investors and developers, and
therefore understand the owner and lender priorities. We
know what it takes to be successful and our strategies are
guided by one goal; maximizing the bottom line. We
operate hotels for our owners as intensively as our own,
utilizing all the drive, determination, experience and
knowledge our company collectively provides.
Windsor Management Services offers a “one-stop” source
for all aspects of hotel management. Our broad experience
in financing, renovation, operations, accounting, sales and
marketing and employee relations offer a distinct
competitive advantage and delivery of superior returns for
our hotels.
Our Portfolio
WCG currently owns and manages 10 branded hotels flying
the Embassy Suites, Marriott and Renaissance Hotel flags
across the United States.
Additionally, Windsor Capital Group, Inc. is approved to
manage full-service Hiltons, Doubletree Hotels and all other
Hilton brands as well as full service and focused service
hotels by Marriott, Hyatt, Starwood and IHG.

Our Management Philosophy
WCG’s management philosophy is to successfully address
the needs of the Owner, the employee and the customer. In
the long term, a management company cannot succeed if it
fails to keep the three constituents evenly balanced in
satisfying their objectives.
WCG manages properties by staffing each hotel with highly
qualified and capable general managers and sales personnel.
We provide the hotel staff with corporate support. Our
objective is to give the manager the best opportunity to
succeed by providing the tools they need such as training,
revenue
enhancement
modeling,
national
sales
representation, centralized accounting, knowledge and
awareness of best demonstrated practices, efficiencies in
purchasing, maximum engagement of franchiser provided
information and services and many more services.
Finally, WCG realizes that our customer has many lodging
options to choose from and our continued success
depends on a guest’s experience that meets or exceeds
their reasonable expectations. We focus our management’s
incentives not only on the performance to budget and
quality rating of the asset but also upon the guest
satisfaction scores for the hotel and its services. We work
hard to keep the quality of the asset at its best to exceed
quest expectations. We utilize our systems as well as those
of the franchisor to anticipate the needs of our customer.
WCG strives to ensure that each hotel under our
management become the market leaders in their segment.
In particular we would seek to achieve revenue per
available room or suite (REVPAR) premiums over their
direct competitors consistent with the majority of WCG’s
properties.
At WCG the “Owner’s” mentality is firmly entrenched in our
perspective on management. We believe we are among the
best in cost and containment and operating efficiencies and
our profitability performance is evidence of this. We resist
“amenity creep” often proposed by those that seek only to
improve the revenues without considering whether or not
such additions will improve the bottom line. We are proactive
in appealing third party costs such as audit fees and property
tax valuations. We manage from the top line revenue to the
bottom line net operating income. This pursuit of higher profit
margins stems from our own ownership of many hotels.
At WCG we also have a strong understanding of the
importance of maintaining the asset. We have a long term
ownership perspective having sold only a very few of our
properties. Therefore, we bring to the table an ability to make
solid cost/value judgments on the maintenance and
improvement of hotel assets. Our extensive development
experience (we have built many hotels from the ground up)
also gives us knowledge as to how to approach projects,
whether they are small renovations or major expansions. At
any given time, WCG may have two or three hotels
undergoing major renovations and virtually all of our hotels
have at some point undergone major multi-million dollar
renovations.

unsurpassed in knowledge, excellence and dedication to the
discipline. For over 15 years we have hired, cultivated,
trained and refined an incredible pool of talent to oversee the
properties we own and manage. Experts their field, we have
a Vice President of Revenue Growth Services & Training and
an award winning Corporate Director of Revenue
Management with vast experience in what it takes to manage
the revenue management process from the pre-opening
through post-opening stages, all the way to managing a hotel
that is well-matured.
We have a unique dual revenue manager concept where we
partner one expert Revenue Manager with two properties,
increasing the benefits, focus, creativity, strategic planning
and resources while offering cost savings at the same time.
The revenue management triangle is executed with precision
at each property between the General Manager, Director of
Sales and Revenue Manager.
We have honed this system over the years so they perform
and communicate as a group to increase top line results and
maximize opportunities in group, transient and other business
at each hotel. In addition to the property revenue triangle, our
corporate director of revenue management provides oversight
but also offer critical above-property expertise, continual
analysis and scrutiny with a true entrepreneurial spirit. The
WCG corporate team not only challenges the revenue
mangers to increase performance but add a healthy
collaboration between Revenue, Operations and Sales &
Catering disciplines.

Patrick M. Nesbitt, Chairman and CEO
Paul Francisco, Chief Operating Officer
Patrick M. Nesbitt, Sr. is the Founder, Chairman and CEO
of Windsor Capital Group, Inc., which is based in Santa
Monica, California. Mr. Nesbitt started his real estate career
at age 13, rehabilitating residential projects in his native
Detroit, Michigan.
Paul Francisco brings 35 years of hospitality experience to
Windsor Capital Group Inc. In his prior position as Regional
Vice President of Operations for John Q Hammons Hotels
& Resorts, Francisco was responsible for the operations of
32 different hotels with over 1 million sq. ft. of meeting,
convention and exposition space, consisting of Marriott,
Renaissance, Embassy Suites, Holiday Inn, Sheraton,
Courtyard, Residence Inn and Hampton Inn & Suites
brands. Under his leadership the Embassy Suites in La
Vista, NE earned its third consecutive #1 ranking as the
world’s best for the brand and the Embassy Suites in
Murfreesboro, TN was ranked #3 in the world.
Since he created Windsor Capital Group over 36 years
ago, the Company has become the largest private owner
and operator of Embassy Suites hotels. In addition, WCG
owns and manages a number of other hospitality assets
under the Marriott flag. WCG's development projects also
include office buildings, shopping centers, apartment
complexes and exclusive residential developments.
Neil Cohen, Chief Financial Officer
As Chief Financial Officer, Neil Cohen oversees the
Accounting, Accounts Payable, HR, Treasury Management
and Payroll functions for Windsor Capital Group’s
Corporate Office in Santa Monica, California. He also has
overall responsibility for the account functions for the hotel
portfolios, which currently includes a total of 12 branded
hotels. Prior to joining Windsor Capital Group, Mr. Cohen
held executive positions with Shearson Lehman Hutton
Inc., August Financial Corporation and The Stanford
Companies. In addition, he gained extensive experience in
the hospitality industry while serving seven years as the
Chief Financial Officer and Senior Asset Manager for
Ocean Park Hotels Inc. in Valencia, California. He has also
acted as a business consultant in the real estate, retail,
medical supplies, and environmental industries. Mr. Cohen
began his career at Coopers & Lybrand in El Paso, Texas.
Patrick Nesbitt, Jr., Managing Director
Patrick Nesbitt, Jr. has 12 years of experience in
developing multi-family, residential and commercial
projects. He was responsible for completing a highly
successful Windsor Luxury Apartment Project in Walnut
Creek, CA as well as repositioning and re-leasing the
500,000 sq. ft. Citadel Crossing Power Center. He has also
been responsible for refinancing several of the company’s
real estate loan portfolios.
Prior to his tenure with JQH, Paul was the Senior Vice
President of Operations for Shaner Hotel Group based out
of State College, PA with direct responsibility for 58 fulland select-service nationally branded hotels. Paul is well
respected for his entrepreneurial spirit, creativity and
unique management programs which generate exceptional
results in revenue management, sales and operations.

is based out of Nashville, TN.
We have Corporate Support in the following U.S. Cities: Asheville, NC and Atlanta, GA. These locations house our Vice
President of Operations, Corporate Director of Revenue Management, Vice President of Sales, Corporate Facilities
Director, Chief Operating Officer, Vice President of Revenue Growth Services and Training as well as their support
