Nicholas
Nicholas J. Cangelosi joined Michaels Development
Company in 2015 as a Development Officer and is
responsible for all aspects of the development process
including planning, acquisition, land use approvals, and
development financing. Mr.Cangelosi’s current activities are
focused in New Jersey and Pennsylvania regions.
Mr. Cangelosi has over 10 years of experience working on
public and private real estate transactions including low
income housing tax credit, historic rehabilitation tax credit,
new market tax credit, HOME, CDBG, as well as other
mezzanine financing products issued through state, county
and local governmental agencies.
Prior to joining Michaels Development Company, Mr.
Cangelosi served as Project Director for Conifer Realty, LLC.
In this capacity, Mr. Cangelosi contributed to the
development of over 870 Low Income Housing Tax Credit
rental units in New Jersey and Pennsylvania and assisted in
raising approximately $250 million to support such effort. Mr.
Cangelosi also worked with the Camden County
Improvement Authority as Senior Project Coordinator where
he managed the financing and development of major capital
projects for the County proper, educational facilities,
healthcare sector and non-profit organizations.
Mr. Cangelosi holds a Bachelor of Arts Degree from
Georgetown University and completed coursework within
Rutgers University’s Master of Business Administration
program. Mr. Cangelosi is a licensed real estate associate in
New Jersey and Member at Urban Land Institute of
Philadelphia/South Jersey. He currently serves as ViceChairman of his local Planning and Zoning Board
