Overview
The Eastern Iowa District currently oversees 657
apartments and townhomes in 12 properties.
They serve HUD, USDA, Tax Credit and conventional residents.
Current Events
Currently, Greenway of Burlington, a 134-unit
property is undergoing a complete rehab, which
includes refurbishing interiors and exteriors, as
well as adding in-unit laundry, dishwashers and
geothermal heating and cooling to each unit.
The property will benefit from the addition of
new concrete, landscaping, security system, resident storage, garden, community center, computer lab and fitness center.

Megan started as property manager on March
21, 2011, at Fairmount Pines, a 112 unit HUD
and Tax Credit family property. Megan enthusiastically jumped right into the position and has
been a very welcome addition to the team.
Megan learned the position very quickly, is great
with residents, and has done an outstanding job
of keeping the property between 95 and 100%
occupancy at all times.
Megan is currently taking real estate classes to
obtain her salesperson’s license. Previously,
Megan spent 27 years working in Section 8 elderly housing. Megan has 3 children, 2 dogs and
2 cats. One of her children is a college baseball
coach in Minnesota, one is working on her master’s degree at Ashford University and the other
is a sophomore at the University of Iowa.

Overview
The Des Moines District currently oversees 671
apartments, townhomes and condominium units,
25,000 SF of commercial space and 116 parking
spaces. They serve USDA, HUD Elderly, Tax
Credit and conventional units, as well as a homeowner’s association.

Misty is being recognized for her hard work,
dedication and overall management skills. She
joined Newbury Management Company as the
manager of Triple Crown, Greenway of Altoona
II and Prairie Village of Altoona in May of
2010.
She has done a wonderful job overseeing these
properties with all of the diversity and a high
turnover rate. She has implemented many resident activities, lease renewal incentives and continues to keep occupancy above 95%. This
property is always busy and she works many
long hours to keep up with the pace, going
above and beyond to meet residents’ and prospects’ needs.
We are thankful to have Misty on our team and
appreciate her hard work!

Overview
The Newton District oversees 610 units in
16 properties. They and serve HUD,
USDA, Tax Credit and conventional residents. The Newton district also performs
accounting and compliance for an additional 74 units in 2 more properties, and
functions as an asset manager for 108
units in 2 more properties.
*The Compliance Department is operated
out of the Newton District office as well.
The Compliance Department does initial
and maintenance compliance for all of
Newbury’s Tax Credit, HUD, USDA and
combination properties, and the 3rd party
managed sites. They oversee compliance
for 1605 units in 35 properties, and perform credit checks for an additional 230
units in 5 more properties.
Current Events
*Suncrest Village in Newton is currently
undergoing a $3 Million total-property rehab. Equity and loan closing occurred on
June 30, 2011 and the first 4 buildings are
already nearing completion. A big thank
you to Denny Stemler, Jeff Thomas and
Bert Kersbergen who have been hard at
work on this project.

We’d like to take the opportunity to acknowledge the exceptional job that Carl and Pauline
Krukow are doing at Lake Plaza I and II in
Clear Lake, Iowa. Carl and Pauline have 10+
years of service with Newbury Management.
They manage this 47-unit property with genuine
care and concern for their residents. They constantly host very well-attended dinners, parties
and social activities. These activities give their
residents a true sense of community and a feeling of “home” that is often lost in apartment
living. Cark and Pauline won the Hospitality
Award at the Newton District’s fall training session. Great job Carl and Pauline, and we’d like
to say a big Thank You for all that you do.

Overview
3801 Grand Retirement Campus is located
just west of downtown in one of Des Moines’
premier neighborhoods. Since opening in
1994, 3801 Grand has expanded from its
original 60 unit assisted living facility and
now includes 34 luxury independent living
apartments and Memory Care wing all on
one campus.
Current Events
3801 Grand Retirement Campus has a new
look thanks to several upgrades over the summer months. The lobby, dining room, and
hallways have all been revitalized with fresh
new paint colors. The ladies’ public restroom
on the main floor now has a new countertop,
flooring, and lighting along with a new color
scheme. The serving area in the dining room
also has new paint and stainless steel fixtures.
The balconies at Grand Suites were also repainted. The staff and residents are all very
pleased with the new, updated look!

Melrose Meadows is an exciting
Seniors’ campus in Iowa City that
serves 80 residential Units. Situated in a residential neighborhood
and opened in 2002, Melrose
Meadows features 58 luxury
apartments for Independent seniors and a separate wing of 22
units offering an array of assisted
living services. The primary emphasis at Melrose Meadows is to
provide a living environment that
promotes and encourages wellness and vitality. Melrose Meadows was developed in partnership
with mercy Services of Iowa city.
Birthdays~Anniversaries~Accomplishments~Awards
In October, Greenway of Burlington and Newbury Management Company were recognized by HUD for achieving an
Above Average score for their 2011 Management Occupancy Review. This is a prestigious award, as Above Average
scores are difficult to achieve.
On September 14th, Juan Wheeler, District Manager for the Newton District celebrated her 30th anniversary with the
Newbury family of companies. Congratulations, Juan! We’re glad you still embrace the challenges and are willing to
keep giving your all for the betterment of Newbury, its residents and its employees.
Erin Wittrock celebrated her 5 year anniversary with Newbury on 11/9/11. She has managed various properties in the
Des Moines district including Triple Crown/PV Altoona/Greenway II, Meadow Wood of Ames, and now manages
Glenbrook of Boone.
Greenway of Newton Managers Paul and Rochelle Rea were blessed with the arrival of their son, Jonathan on November
4th. Mom and baby are doing well. Prior to having Jonathan, Rochelle was employed in the Compliance Department,
and she’s greatly missed.
Allyson Needham has worked very hard this year to receive her Real Estate license and her Certified Apartment Manager
certificate. Allyson is heavily involved in the management of Roberts Apartments in Newton, a property Newbury manages on a 3rd party basis.
The Des Moines district welcomed 3 new maintenance techs in September, Eric Collison at Meadow Wood of Carroll,
Joe Hildebrand at Meadow Wood of Ames, Glenbrook (Boone), Arbor Park (Slater) and Walnut Grove (Huxley) and
Mark Crawford at Woodland West, Brookside Condos (both in West Des Moines) and Evergreen Manor (Waukee).
Management and Maintenance from the Des Moines District attended the Central Iowa Apartment Alliance’s annual
tradeshow. Most of the attendees won something, Joni Stewart of Foxboro and Ashworth Pointe Townhomes walked
away with $200 cash!
Spring Valley Assisted Living in Perry has just celebrated their 10th year of service. In October they also passed their biennial inspection and were recertified as an assisted facility by the Iowa Department of Inspections and Appeals.
