Why Choose Uniland?
1. The Uniland-led team is the most qualified to lead the redevelopment of the Women & Children’s Hospital site –
a project of great size and a broad mix of uses, involving adaptive re-use, new builds, possible hazardous material
abatement, sophisticated capital formation, construction in an established neighborhood and commercial corridor, and
critical community involvement. A project of this level of complexity is perfectly aligned with the team’s expertise in
high-quality, complex, mixed-use urban redevelopment projects. Uniland has the financial strength and workload
capacity to see the project through to fruition.
2. Uniland’s Bryant Park concept is the only proposal that delivers a tangible community benefit that will transcend
generations: an approximately 80,000-square-foot park. The data-driven research completed by our teammate, The
Trust for Public Land, national experts in parks and open spaces, identified this location as underserved due to a lack
of park space within a 10-minute walk. The heart of the project, Bryant Park, will improve the quality of life, will offer
healthy activity and access to nature, and will appeal to the diverse neighborhood and stakeholders. The park space
will be open to all to enjoy both passive and active activities, such as a children’s playground, dog run, green space
and public art. Year-round programs could include summer movie nights, a mobile library, art displays, and re-use of the
existing auditorium for screening independent films, art performances, and community meetings.
3. The Bryant Park proposal is the most realistic since it is based on current market research and more than 40 years
of experience in real estate development, construction, and property management in our region. The concept is
rooted in an appropriate amount and mix of uses – residential, retail, commercial, hospitality, and park space – that
strives to strike a balance among the diverse interests of neighboring residents, business owners, and stakeholders.
Uniland has already had many conversations with interested potential tenants for this location, including day-care
centers, grocery stores, restaurants, fitness centers, butchers, dry cleaners, schools, urgent care facilities, and pharmacies, to name a few.
4. Bryant Park’s design pays homage to Buffalo’s architectural history by restoring the façades of three historic
buildings and returning them to their original footprints. The concept embraces sustainable development by
adaptively re-using as much of the existing buildings as possible, including the towers which will undergo recladding
to re-brand the identity of One Bryant Park. Most significantly, the site design right-sizes the current density by
deconstructing the existing megastructure, thereby creating a permeable, accessible, open green space for the
benefit of the community and the enjoyment of all.
5. The Uniland team is led by an Elmwood Village resident and includes neighborhood stakeholders, so we know
first-hand the importance of community involvement throughout the development of this site. Uniland has
successfully collaborated with the community on many projects and is excited to work with the neighborhood on
the Bryant Park concept.
