Location
Glenstriven lies in some of the most attractive and accessible
wild country in Scotland. It is on the west side of the unspoilt
Cowal Peninsula, an area combining lochs, glens, sea,
mountains and forests. Despite its remote feel, Glasgow
International Airport lies just over an hour’s drive away, making
it an easy trip for a weekend, or even a day, from other parts of
the country.
Innellan (10 miles) has a general store, post office, and two
pubs. The seaside town of Dunoon lies approximately 14 miles
on the east side of the Peninsula and provides two ferry links
across the Clyde to Gourock. Dunoon offers a range of shops
and services, whilst Glasgow has all the shops, facilities and
services expected of a major city.
The area provides an excellent base for exploring Argyll. There
is spectacular hill walking, climbing and mountaineering and,
for the country sportsman, the dramatic Cowal scenery is also
host to some of the most exciting deer stalking in Scotland.
Numerous lochs and rivers throughout the county provide both
salmon and trout fishing and the West Coast is famous for its
exciting sailing and varied coastline. Toward is a popular
anchorage for yachts and also has an active small boat sailing
club. Nearby golf courses include Dunoon (18 holes) and
Innellan (9 holes). Further afield are the renowned courses of
Loch Lomond, Troon, Turnberry, Western Gailes, and
Prestwick, with a host of other magnificent inland but mainly
links courses.
Description
Glenstriven is an exceptional quality residential, sporting and
forestry estate, extending in total to some 2,121.70 hectares /
5,242.84 acres. It was purchased by the current owner in 1981
and during the past 30 years has been developed and improved
in many ways. Glenstriven House was totally refurbished and
modernised and is maintained and run to a high standard.
Most of the other houses have also been modernised to provide
very comfortable accommodation of good quality.
Apart from Pier Cottage, which sits adjacent to Loch Striven, all
the properties are in elevated positions with stunning views over
Loch Striven, a sea loch providing wonderful access to exciting
sailing.
There are 783 entitlements of Single Farm Payment also
available and these are scheduled to produce £43,460 in 2011.
Again, the entitlements are available by separate valuation.
Careful consideration has been given to the lotting of the
Estate, which allows flexibility for a range of purchasers. There
are a number of small houses and farmhouses with a few acres
and two larger properties with 1,848.79 acres and 3,364.54
acres, both estates in their own right. Lastly, it also allows an
individual to come forward for the whole property.
One of the greatest developments on the Estate has been the
creation of a truly world-class pheasant and partridge shoot,
which, undoubtedly, ranks as one of the best shoots in
Scotland. Much of the credit for this lies with the Head Keeper,
Ian Smith, who has been with the Estate for the past 17 years.
His determination, creativity, attention to detail and hard work
mean that parties from as far afield as the US and Hong Kong
return year after year to shoot the most challenging of birds.
Historical Note
The Estate was awarded highly commended in the Purdey
Awards in 2001 for Wild Game Conservation in recognition of
the quality of habitat, conservation and game management
employed on the Estate.
The story and success of Barnes Wallis’ Bouncing Bomb in
WWII is well documented. Targets such as hydro electric dams
and floating vessels moored in calm waters in the Norwegian
Fjords were seen as targets.
For the owner, Glenstriven has been a most wonderful project.
A second home in the true sense of the word and the most
wonderful environment in which to bring up a family and to
entertain friends.
Two sizes of bombs were used and dropped by Lancaster
Bombers and Mosquito Fighters. The bombs were dropped at
“precisely” sixty feet above the water at 232 mph with back-spin
at 500 rpm.
The Estate pier provides access to the West Coast waters with
some of the best sailing in the British Isles and Europe.
There are many accounts of test runs including Chesil Beach,
Dorset and the spectacular destruction of a redundant damn
and Nant-y-Gro near Rhayader in Wales; however, one of the
secret test sites was Loch Striven, where the topography of the
surrounding hills at the head of the loch was similar to some
sites in Germany.
The hills above Glenstriven House with their commercial and
amenity woodlands on the lower slopes and heather-clad tops,
produce grazing for both Red and Roe deer. Due to the mild
west coast weather and shelter from the forestry, the beasts
thrive and tend to grow to a large size.
For those not wishing to partake in water or field sports,
Glenstriven provides the most peaceful and secluded location
with attractive walks, wonderful views, hills to climb and
beautiful gardens to appreciate.
The Estate runs a herd of Highland Cattle, which, at the time of
preparing these particulars, numbered 40. They are well suited
to the combination of low and high ground and are available
for purchase at a separate valuation.
Dundee University has recently carried out a survey and
discovered fourteen test bombs lying at the bottom of Loch
Striven. The rocks at the side of the Loch still show signs of
blackness where tar was set alight during practices to confuse
the local population.
All the local residents had been evacuated due to the secret
nature of the tests. Only the family of Glenstriven House
remained. We have been informed that “during test flights,
they were taken into a back room with the curtains closed until
the end of the trials”.

LOT 1 – GLENSTRIVEN HOUSE

A compact, residential estate with one of the finest
pheasant shoots in Scotland, located on the shores of
Loch Striven.
Glenstriven House was built in 1860 and is accessed by a most
attractive driveway with an avenue of lime trees followed by
specimen conifers.
The property comprises a most comfortable country house of
stone and slate with a harled and painted exterior. It sits in a
wonderful, elevated position with far reaching views over Loch
Striven.

There are wonderful views over policy woodlands and across
Loch Striven to mountains, moorland and forestry.

house to-date has been utilised by the owner, family and friends
but it has also been let on a commercial basis to house shooting
parties during the season.
Outside is a grass tennis court, flagpole, flowering shrubs and a
wide selection of hybrid rhododendron, wonderful mature
specimen trees, gunnera, lawns and benches, which have been
carefully sited to take advantage of the watery views.
The Stable Block
A short walk from Glenstriven House is a most attractive
converted stable block constructed of mainly stone, which has
been harled and painted under a slate roof. Part of the
accommodation comprises 2 en suite double bedrooms known
as the house annexe. The annexe is used in conjunction with
the main house, which then allows a total of 20 people to stay
and be entertained at Glenstriven.
The building also incorporates a wonderful pine clad shoot
room with fireplaces, utility room, estate office, a 1 bedroom
staff flat and store-room.
Lying close by is a traditional stone barn (16.8m x 5.7m) with a
slate roof, which is used for general storage.
Opposite the Stable Block is an implement shed (11.6m x 6.1m)
made of timber frame construction. A game larder and separate
chilled deer larder area with easy access.
General purpose shed (16m x 18.3m), constructed of steel
portal frame, 4m height to eaves rising to 5m height at the
centre, timber clad walls and profile metal sheeting roof panels
with skylights, provides extensive storage, workshop space, hard
standing and an area for keeping all the Estate machinery
including shooting equipment, boats and associated vehicles.
There is one further, rather unusual building, lying close to the
Stable Block, “The Glenstriven Arms”, a small, discreet, private
bar used by guests from the main house. It comprises a single
room with working bar, bench and stool seating.
Estate Pier
The Estate has its own pier constructed from Greenheart
timbers. It is designed to work in low or high tide and is a great
asset. It allows access to spectacular yachting off the West Coast
of Scotland, water ski-ing in the sheltered loch and sea fishing.
Included in the sale is approximately 5km of sea loch frontage.
The Land
The land rises from the edge of Loch Striven to the highest
point at Cruach nan Capull at 611m above sea level.
The woodland comprises a mix of commercial conifers,
principally Sitka spruce, some larch and pine and amenity
broadleaves scattered along the shore line, up gullies and at the
sides of burns. In 2010, an area of mature timber and younger
crops were sold to a timber operator and this is currently being
extracted. The land under these trees is still owned and is let to
the operator for a period of time to allow him to fell the timber
as the trees mature. Further details are available from the

The hill ground is home to a strong population of Red and Roe
deer that use the forestry for shelter. This, combined with the
warm weather at Glenstriven, which is influenced by the Gulf
Stream, produces big beasts and exciting sporting opportunities.
As the timber is felled, stalking opportunities will increase.

Pheasant Shoot
Twenty years ago, Glenstriven ran a low-key family shoot. Over
the years, through a combination of dedicated hard work,
investment, creativity, trial and error, the most varied,
challenging and exciting shoot has been created. On the whole
Estate, there are a total of 21 pheasant drives and 12 partridge
drives. The majority of the pheasant shooting takes place on
Lot 1. Some steep ground, a variety of habitat, including tall
conifers, birch banks and craggy cliffs, help produce pheasants
of world-class quality. Some of the drives have Loch Striven as
the back-drop and the scenery is quite wonderful.
The birds are challenging, not because all are extremely high,
but other factors have been very carefully considered, including
the precise positioning of gun pegs. The variety of birds is
fantastic; high curling birds coming off crags, gliding pheasants
over treetops and some extreme pheasants at such drives as “Rio
Grande” with other notable drives including Invervegain Burn,
The Birches and Quarry Drives.
The Head Keeper has been at Glenstriven for 17 years and his
enthusiasm, hard work and careful planning are in evidence
everywhere you go. Much of the shooting is done by the
current owner, his family and friends but double days are let
commercially on the whole Estate. Guns usually arrive on a
Thursday evening, shoot Friday and Saturday and depart
Sunday. Bags range but there is a usual expectation to shoot
2,000 cartridges over the two days with a total bag of 500 birds.
There are also a number of rough days shooting – 50 birds plus
– which takes place on the Estate and on neighbouring ground.
The 2011/2012 season is scheduling some 25 driven days and
15 rough days.
In addition to pheasants, there are wonderful wild fowling
opportunities, good numbers of woodcock in
November/December and a few coveys of grouse on the hill.
The grouse have really been left alone, apart from the
occasional outing by the family on the 12th of August to shoot a
brace or two.

LOT 2 – FLAGSTAFF COTTAGE, PADDOCK AND

The site sits close to but above the coastline. The ground
comprises rough grazing but could be landscaped to form
garden ground.

A wonderfully located cottage with additional accommodation
and boat-house, located on the shores of Loch Striven.
The cottage takes its name from the original pier that was
located here for many years. Twenty years ago, the pier was
replaced with the current Greenheart Estate pier. The pier
allows access to deep water in both high and low tide
conditions. Although the ownership of the pier will remain
with Glenstriven House, the proprietors of Pier Cottage will be
permitted an annual licence to use it.
Access to the cottage is gained by the back door at first floor
level and the accommodation comprises:

LOT 8 – INVERCHAOLAIN GLEN

There is heather on the higher ground and although there are
some grouse, the present proprietors rarely shoot them. Vermin
is, however, controlled and heather has been burned.
A residential and sporting estate comprising farmhouse,
keeper’s house, woodlands, hill ground, outstanding partridge
shoot, stalking, coastline and potential for both hydro and
afforestation.
Included in the lot is over 2km of coastline to Loch Striven.
This provides access to marvellous sailing around the Kyles of
Scotland and further afield amongst a myriad of islands off the
West Coast. Finnart Point would make an good location to
construct a pier or jetty.
Subject to appropriate consents, the soils and topography of the
Glen would be most suitable for a large-scale afforestation
project. The land is suitable for either timber producing
conifers or for a Native Broadleave Scheme for which current
grants are most attractive. It is estimated that perhaps a third of
the area may be appropriate for planting. Potential purchasers
are advised to make their own enquiries with the Forestry
Commission to discuss suitability and grant potential.
Inverchaolain is derived from the Gaelic word meaning “the
mouth of the narrow stream” and pronounced Inverhoolin. The
population of the Parish used to be considerable. In 1755 there
were as many as 944 people; reducing to 699 by 1841 and now
only a handful remain. Inverchaolain is a most attractive deep
glen with Inverchaolain Farmhouse and Stronyaraig House lying
at its entrance. Both properties sit in elevated and secluded
settings with views over Loch Striven. They are reached by Estate
tracks from the county highway. From here a number of ancient
routes and tracks head up the Glen. These have been
maintained over the years and provide access to the top of the
Glen.
Of late, the main activity in the Glen has been the partridge
shoot. Guns are located at the bottom beside the Inverchaolain
Burn. Partridges from both sides of the Glen produce the most
challenging of sport. In all, there are some 20 drives and,
without exception, they are of superb quality and have been
tested by some of the best guns in the country. Coffin Path,
Green Knapp and Lands End drives produce magnificent birds;
however, Cappul Pond drive stretches the very best of them all.
The drives are flexible and the Head Keeper can drive them in
different ways or drive parts of drives to ensure the quality of
bird matches the standard of the guns or number of birds
required.
On average some 12 partridge days are carried out each year,
followed later in the season by partridges being mixed with
pheasants; again, producing birds of exceptional quality.
In addition to the partridges, there are wonderful stalking
opportunities in the Glen. Principally, Roe deer with some Red
deer stalking.

The current occupiers of Inverchaolain Farmhouse are
particularly keen gardeners and produced large amounts of
vegetables. To the rear of the house, the old stone sheep
handling pens (fanks) have been reinstated with wooden raised
beds constructed between the walls for shelter. Flower beds,
vegetable patches and walkways have been created, with trees
planted on the banks of the burn, which runs along the side of
the garden. To the front of the house, another area of flower
beds helps create the most charming of properties.
Adjoining the farmhouse are traditional stone outbuildings,
currently used for storage but, subject to planning consent,
these could be converted to additional residential
accommodation, producing a substantial house. The house and
the outbuildings, together, form a three sided courtyard.

Stronyaraig has recently been modernised and refurbished to a
very high standard with bespoke kitchen, modern bathrooms,
all decorated to a high quality and attractive standard. It sits in
a marvellous, elevated position, with wonderful views over Loch
Striven towards the Isle of Bute.

Woodland Grants And Lease
There are no Woodland Grant Schemes currently in existence
on the Estate. A Felling Licence was secured for mature timber
in Lot 1. This timber and an area of younger trees were recently
sold on a standing sale basis. The purchaser of that timber is
responsible for the careful extraction of the timber. The land
under the trees, extending to a total of 294.75 hectares/728.32
acres, is subject to a lease allowing the timber owner, the tenant,
to occupy the ground. As the trees are harvested, the land
returns to the landlord for replanting. A copy of the lease is
available from the selling agents.
General Remarks & Information
Hydro
An initial feasibility study has been carried out and this report
shows that there are three burns on the Estate, which are
potentially suitable for hydro electricity production; however,
there are various issues which require further investigation. A
copy of this initial report is available from the selling agents.
Mineral Rights
The mineral rights are included, except as reserved by statute or
in terms of the titles.
An application has been submitted to prepare a Long Term
Forest Plan which a purchaser can choose to prepare in
conjunction with the tenant.
Energy Performance Certificates (Epcs) and Home Reports

Sporting Rights
To date, the sportings take place throughout the Estate and the
figures below reflect that. For apportionment between the Lots,

Directions
From Glasgow City Centre, take the M8/A8 to Gourock where
there is a choice of two Caledonian MacBrayne ferries to
Dunoon, which offer regular sailings. See www.calmac.co.uk
for more information. On leaving the terminal in Dunoon,
turn left (south) on the A815, continuing through Innellan and
Toward and keep going. The road follows the shoreline along
the western side of the Cowal Peninsula before terminating
beside Glenstriven Lodge and the entrance gates to the Estate.
Fixtures & Fittings
All fitted carpets and curtains within the houses are included in
the sale. It may be possible to purchase some of the furniture in
the various properties by separate valuation.
Servitude Rights, Burdens, Wayleaves And Statutory Public
Access Rights
1. The property is sold subject to and with the benefit of all
servitude rights, including rights of access and rights of way,
whether public or private.
2. The property is sold subject to the rights of public access

Taxation
At present, all revenue from timber sales is Income and
Corporation Tax free. There is no Capital Gains Tax on
growing timber, although there may be a liability on the land.
Under the Inheritance Tax regime, 100% Business Property
Relief should be available on commercial woodlands. VAT is
charged on forestry work and timber sales, although its effect is
neutral if managed as a business. Government grants are
received tax free with the exception of farm woodland and
subsidy payments.
Timber
With the exception of the area of timber within Lot 1 that was
recently sold and subject to a lease, all other standing and
falling timber will be included within the sale.

STIPULATIONS
Purchase Price
On conclusion of missives a non-returnable deposit of 10% of
the purchase price shall be paid. The balance of the purchase
price will fall due for payment at the date of entry (whether
entry is taken or not) with interest accruing thereon at the rate

Disputes
