As the European logistics market gathers momentum, there is
a growing demand for distribution centres designed to meet the

Access to transport networks is an obvious priority for
customers and Prologis offers well-connected sites across
Europe. The new 34,000 square metre (366,000 square
feet) distribution centre for Jack Wolfskin, for example, is
at Neu Wulmstorf. Close to the port facilities at Hamburg
as well as to the A1, A7 and A24 motorways, the facility
serves outlets across Europe. The site also offers Jack
Wolfskin space to expand and because staff retention was
a concern, the site’s proximity to the company’s former
distribution centre was an important priority.

HIGH QUALITY BUILDINGS:
Prologis is leading the way in environmentally sustainable
warehouse development. Each distribution centre is
designed and constructed to the highest standards and
we work closely with our customers to ensure that the
facilities meet their operational needs. In the UK, for
example, we needed to find a sustainable way to control
the temperature in the sorting hall of the Royal Mail’s
19,774 square metre (212,846 square feet) distribution hub
at Swan Valley in Northamptonshire. Identifying a solution
that was both energy-efficient and cost-effective, Prologis
specified a biomass boiler, solar wall and solar thermal
hot water system.

FLEXIBLE APPROACH:
In a dynamic market, we realise that we must be able to
adapt to meet the changing needs of our customers. We can,
for example, be flexible in our approach to development
agreements and in the UK, we formed a joint venture
partnership with Marks & Spencer for its new 102,000
square metre (1.1 million square feet) facility at Prologis Park
Bradford. When customers move into our buildings, we can
also tailor the way in which we work with them. BMW Group
(UK) Ltd, for example, has agreed an internal repairing lease
on a 42,507 square metres (457,546 square feet) warehouse
at Prologis Park Pineham. Because BMW wants to focus
completely on its own business, it has asked Prologis to
manage the building and we are happy to do so.

When Prologis was founded, we made a

property management team. With representatives
in every market across Europe, the team is made
up of professionals who are expert in helping
customers achieve the highest standards of
building maintenance and the lowest possible
operating costs.
Because local property managers are in regular
contact with customers, they can resolve
problems as soon as they arise. In the same way,
maintenance staff regularly inspect roofs, car parks,
landscaping and fire suppression systems and any
concern is dealt with straightaway. The team is
on call around the clock, so should an emergency
arise, Prologis will be on hand to help.
