Introduction
The Loreley et Londres is an ancient and historical hotel in Sorrento, a dusty rose
building clinging to the cliff above the Marina Piccola, near the center of Sorrento.
In 1904, the hotel had 28 rooms and 56 beds and was already among the most
prestigious in the Sorrento peninsula. Actually the Loreley et Londres is closed since
some years.
The hotel is situated in Califano street, n° 2, at 5 minutes to the center of the
pleasant city of Sorrento.
It is a nineteenth century building, without several structural problems, but it needs
a functional redistribution of rooms and common spaces, to turn it into a 4 or 5 star
first class hotel.

Description and current condition of the property
The Loreley et Londres Hotel consists in three floors above ground where are located
the rooms and common areas, and even a cellar-floor and an attic.
The ground floor consists of 605 gross square meters, with 8 rooms, an Hall, dining
room, kitchen and common spaces.
The first floor consists of 465 gross square meters, with 10 rooms, and common
spaces.
The second floor consists of 330 gross square meters, with 8 rooms, and common
spaces.
The cellar-floor consists of 390 gross square meters, with 8 spaces.
The attic floor consists of gross square meters, with 8 spaces.
There are also gardens and terraces on the sea for about 1750 square meters and
furthermore spaces and platforms at sea level consisting in about 500 square
meters.

The building is made in masonry of neapolitan yellow tufo (typical neapolitan stone);
the ceilings are formed by vaults and steel beams. The roofs are supported by
wooden trusses and covered with a layer of terracotta tiles.
The current conditions of preservation are insufficient even if the structural
degradation is not dangerous.
The building requires a radical restructuring and structural rehabilitation as well as a
complete renovation and refurbishment of installations and finishes.

Transformation of the property and tourism development
For the peculiarity and uniqueness of its location the Hotel Loreley et Londres in
Sorrento, although pouring currently in a state of profound deterioration and
abandonment, retains the infinite potential for redevelopment and implementation of
activities to do.
In particular, due to its peculiar shape and extension of the tourist complex of the
Hotel will ensure the creation of at least five different activities tourist
accommodation with target customers complementary and integrated:
A) A Charme Hotel in the luxury category (4-5 star superior) with 28 rooms /
suites on the ground floor, 1st, 2nd and attic levels, including breakfast space,
with opportunity to work 10 months a year;
B) Restaurant open to the public for 100-150 seats with use of the terraces and
the garden at the street level, with the ability to work with different regulations
for 6/8 months of the year;
C) Restaurant by the sea, with access by elevator and pedestrian half-inground
ramp featured only in the summer season (3-4 months);
D) Lido at the level of the sea with cliffs and wooden platform for access to the

Economic evaluations
To make a rough estimate of the value of the complex, reference was made to the
market prices of the Sorrento Peninsula, taking into account the uniqueness and
panoramic views of the complex which is a "unique" not reproducible and cannot be
duplicated in the context of landscape and tourism reference.

In particular, we evaluated the property in its current state, taking into account the

To estimate the current state has been considered the gross area virtualized,
applying an average price of € 6,000.00 per square meter based on market surveys
for similar properties in the relevant market, reduced taking into account the bad
state of conservation of the structure. To this cost must be added fiscal charges for
the purchase estimated at an additional 12%.
