Do You Know What Time It Is?
It’s time to start planning your golf schedule for next season.
This issue of the BOCA WEST magazine has the complete 2016/2017 schedule. Keep a copy on your
desk or on your refrigerator and use the Club’s website to send in your entries. Online entries will
be available by mid-summer.
Beginning June 1, the summer reciprocal program begins for golf members to enjoy. This year six
area country clubs will be available: Addison Reserve Country Club, The Club at Admirals Cove,
Gleneagles Country Club, Falls Country Club, The Club at Ibis and The Country Club at Mirasol.

Members in this category may invite up to three
guests any day of the week for $39 a guest.
Equity Social, Tennis & Lessee Members
Members in these categories will pay $39 flat
rate on Monday and Friday. They will pay $39
flat rate for one guest on Monday and up to
three guests on Friday.
A non-member may be a guest of the club not
more than six times per membership year
(October 1-September 30). Equity members,
lessees and non-member residents of Boca West
are not eligible to be day guests or house guests.
PLEASE NOTE: A day guest is the guest of a
member for the day and must be accompanied
by the member AT ALL TIMES when using any
of the Club facilities. However, after checking
a guest in for personal services such as lessons
and massages, the member is free to leave the
guest and the facility during the performance
of the service. It is not necessary to obtain a
houseguest card for a day guest. An individual
may be a day guest at the Club for not more than
six times per membership year. All daily guest
fees for the use of facilities will apply.

Fitness and Spa Standing Appointments for 2016/2017
season will be accepted ONLY by email. Request forms
will be available August 15.
You may pick up request forms at the Fitness Center and
Spa or on the Club’s website. Standing Appointments
may be scheduled during season (November 2016
through April 2017). Appointments during the summer
months may be booked a maximum of two months
in advance.
We will begin accepting Standing Appointment request
forms on Friday, August 26 at 6 a.m. by email only!
Requests received before 6 a.m. on August 26, will
not be processed. Requests are scheduled based on
availability and in the order they are received. A request
is not a guarantee. All requests must be submitted by
email using the Standing Appointment Request Form.
Personal Training applicants must complete the health
history process prior to requesting appointments. The
health history process must be updated each year. Please
check your status with the staff in the Fitness Center
before submitting a standing appointment request.
Standing Appointment requests submitted by any
method other than email will result in delayed processing
and a deferred position in the queue of requests.

and Family programs, Men’s and Women’s Member Guests, Pro Am Tournaments,
Tennis Leagues, Under the Lights Top Tennis Professional Exhibitions followed

To top things off our Tennis Center has become a most welcoming, friendly,
and warm setting to socialize or meet new friends or to just hang out before
and after tennis or Pickleball. Even those unable to play on some days drop in
because they enjoy the camaraderie. Stop by and you’ll see several hot bridge games
and at least one chess match in progress and always find groups arranged on our
comfortable seating chatting about the day’s news or gossip. And our Tennis Shoppe
offers the latest in equipment and apparel.
Pickleball has hit Boca West like a storm. Word of mouth about this new sport
has drawn hundreds of social, golf and tennis members to our four new pickleball
courts. Even those who never played a racquet ball sport have been addicted. You
play it with a whiffle ball the size of a softball and wooden paddles and you can
borrow the paddles from the Tennis Center to try out the game. Some have called it
like Ping Pong on your driveway. It doesn’t require the running and energy of tennis,
but its lots of fun. We’ve had our second season of lessons, demonstrations, clinics,
round robins, and club championships and we’re planning for the next. Come down
and talk to our great staff: John Joyce, Director; Merissa Rock, Assistant Director
and Rob Norton, Tennis Professional - and enjoy a cup of coffee, too.
And How About Christina McHale, Boca West’s Touring Professional. Wearing
a Boca West patch on her tennis top, Christina made it to the second round of the
Miami Open in March beating Japan’s Misaki Doi. Then after forcing Serena
Williams to a third set, she lost 6-3, 5-7, 6-2. At the Fed Cup in Brisbane, Australia in
April, Christina overcame the powerful Sam Stosur 3-6, 6-1, 7-5 to give the US team
a lead. Christina graced our Tennis Awards Dinner in March chatting with our

Independence Day Round Robin- Saturday, July 2
Come out and show your patriotism on the courts by participating in this year’s Independence Day Round
Robin. Complimentary continental breakfast for round robin participants. The format will be Men’s and
Women’s Doubles. Breakfast served at 8am, Checkin at 8:30am and play begins at 9am. Winners of each
flight will be rewarded with a merchandise gift certificate. Request by 1pm on Saturday, June 25.
USTA Boys 16 and 18s Clay Court Championships:
July 17-23 Main Draw Matches Come out and watch some of our up and coming
young tennis stars play. Matches begin at 8am and play throughout the day each day.
Nighttime Tennis Play
Did you know that Boca West has three lit courts for evening and nighttime
play once the sun goes down? To reserve one of these courts, please call the pro shop
before 5pm the day of play and we will turn the lights on and off for you. We hope you take
advantage of this evening opportunity this summer season, because it is a great way to
BEAT THE HEAT.
Tennis Tip
from the Pros
10 ways of staying cool in the summer heat
1) Alter your exercise routine. Exercise indoors some days of the week if possible otherwise; shorten the time of
extraneous exercise outside and take more water breaks. Take advantage of cooler temperatures in the early
mornings and late evenings.
2) Wear loose fitting clothes that are light in color.
3) Fill a spray bottle with water and keep it in the refrigerator for a quick refreshing spray to your face after
being outdoors.
4) Keep plastic bottles of water in the freezer; grab one when you’re ready to go outside. As the ice melts, you’ll
have a supply of cold water with you.
5) Combat dehydration by drinking plenty of water along with sports drinks or other sources of electrolytes.
(Ex. Pedialite, Nuun, Sustain Sports powder)
6) If you’re wearing a cap or hat, remove it and pour a bit of ice cold water into the hat, then quickly invert it
and place on your head.
7) Avoid drinking caffeine and alcoholic beverages as this promotes dehydration.
8) Instead of hot foods, try lighter summer fare including frequent small meals or snacks containing cold fruit
or low fat dairy products.
9) Use common sense. If the heat is intolerable, stay indoors when you can and avoid activities in direct sunlight
or on hot asphalt surfaces. Pay special attention to the elderly, infants, and anyone with a chronic illness,
as they may dehydrate easily and be more susceptible to heat-related illnesses. Don’t forget that pets also
need protection from dehydration and heat-related illnesses too

Miami City Ballet
2016/2017 Season
Program I - Friday, November 11: $85 per person
Program One opens the season with the 19th century’s greatest romantic ballet
and one of the most beloved works of all time - Giselle. The title role of the
innocent peasant girl turned mad by her lover’s betrayal, returning from the
dead to save him from death, is every ballerina’s dream role – requiring both
outstanding acting skills and impeccable technique.
Program II - Friday, January 20: $85 per person
Opening with Peter Martins’ very first ballet, the raw and witty Calcium Light
Night, MCB continues to expand its Jerome Robbins repertory with Glass
Pieces. Carousel Pas de Deux by Sir Kenneth MacMillan, is a poignant duet
adapted from the popular musical, set to music by the great Richard Rodgers.
George Balanchine’s ravishing Serenade rounds out the program.
Program III - Friday, February 24: $85 per person
Program Three features a world premiere by one of the most important
choreographic voices working today. Alexei Ratmansky returns for his second
commission with MCB, The Fairy’s Kiss, based on a fairy tale by Hans Christian
Andersen. A new Balanchine acquisition, Walpurgisnacht Ballet, set to Charles
Gounod’s passionate Faust music, contains a bravura ballerina role and a corps
of 24 alluring women. And Christopher Wheeldon’s contemporary Polyphonia
returns for an encore after its popular reception in 2013.
Program IV- Friday, March 17: $85 per person
Program Four brings this stimulating season to a climax with the company
premiere of Twyla Tharp’s first pure ballet, Bach Partita – classical, joyous and
jazzy. Arden Court, one of Paul Taylor’s best-loved works, then leads to
Balanchine’s glorious tribute to Broadway and to his friend and collaborator
George Gershwin: the scintillating Who Cares?, which brings the program –
and the season! – to a rousing close.
Price includes transportation and gratuities. Bus departs from the overflow parking lot
at 6:45 p.m. All performances are 8 p.m. at the Kravis Center. Reservations must be

Six Months Financial Results — March 31, 2016
It’s hard to believe that by the time you read this article we will have been well into the second half of our fiscal year and many of you will have travelled
north for the summer. Nevertheless, I think it appropriate to share our results for the first six months which ended March 31, 2016 and to update you on
some related matters.
Financial results excluding timing differences are ahead of budget by $526,500 of which $411,500 relate to non-operating items comprised primarily of
the late arrival of international staff and net positive variances in dues. Operating results are ahead of budget by $116,000, primarily related to a favorable variance in
salaries and wages as a result of employing a smaller staff than anticipated. In the aggregate, all other variances, although numerous in number, net to a shortfall of
$50,000 compared to budget. Those worthy of mention are electricity on the positive side due in part, to the installation of the chiller plant, and Golf operations on the
negative side due mainly to bad weather. In addition, the shortfall in Golf operations (rounds) has had a negative impact on Food and Beverage, particularly with respect
to lunch at Mr. D’s and Splash Pool Bar.
Our cash balance at March 31, 2016 was $8.7 million compared to $17.1 million one year earlier. Year to date cash expenditures for the new Golf and Activities Center
and the Chiller Plant total $16.6 million. Expenditures towards the IT Project began in March and total $322,800 through March 31. Cash collections earmarked for the
designated construction fund are running ahead of last year by $787,100. However, the comparison to last year during the next six months will be more of a challenge
since sales of homes to new members during the second half of last year were very strong. Our bank financing is now in place and we project to begin borrowing from
the bank during the latter part of May.
As of March 31, there are 50 members who have not paid their dues compared to 55 last year (against a budget of 75). Further, 49 golf and nine tennis players have
downgraded their membership compared to a budget of 50 and 25, respectively.
As of April 25, 2016, closed and pending sales of homes to new members total 82 compared to 71 for the same period last year.
Staff from all departments are actively involved in the budget process which is now in full swing. The current plan is for the Board of Governors to approve a final budget
at its June 24 meeting.
As always, I thank you for your patience as we continue to navigate through the major construction, and wish all of you a happy, healthy and safe summer wherever
your travels may take you.

In January 2016, a relatively new male member was
accused of using inappropriate language when getting
a weekly massage from one of our female massage
therapists. The member had been getting massages
for months from this therapist but it was not until
the session in January that his language to her was
inappropriate. She felt uncomfortable, told him she did
not want to hear or engage in that type of conversation
with him anymore and felt she could no longer provide
him with massage services going forward.
Upon further inquiry, it was learned that this member
also took weekly massages from another female massage
therapist for months who stated that at the beginning
of each session he also used inappropriate language.
However, she felt she was capable of handling it; she
always was able to turn him off; and therefore she never
reported the incidents to her supervisor.
When the Committee met with the member, he was very
remorseful and apologetic for having made statements
that made the massage therapists uncomfortable. In his

own way he thought he was being sociable and funny,
but understands how wrong it was if it ended up
hurting anyone.
RECOMMENDATION
Club membership privileges should be suspended
immediately until he satisfactorily completes a Sexual
Harassment Training Session and Test provided by
Boca West Human Resources Department. Upon
satisfactorily passing the test, Spa privileges are then
suspended for a period of three months while in
residence. Once his Spa privileges are reinstated, any
future massages cannot be with a female massage
therapist. Any future inappropriate behavior will
result in an indefinite suspension from the Club. And
finally, letters of apology should be written to all
parties involved.
The Board of Governors unanimously supported the
findings and recommendation of the Grievance
Committee.

The construction of our new Golf and Activities
Center continues to come to life right before our
eyes. The completed building is still on schedule
to be open to our membership by December, 2016.
By the time you read this article, we estimate that the
construction of the building will be over 65%
completed. All floor slabs, exterior walls and all steel
work, bar joists and columns will be entirely
complete. Window installation will be 90% complete
and the laying of the roof tiles should be 95% complete. Inside the
building almost all of the interior wall framing should be complete and
all of the electrical and plumbing should be 70% complete. In addition
to the above, the cabinetry installation for both the Golf Retail Shop and
Golf Check-in and lockers for both the ladies and men’s locker rooms are
still scheduled to start in July.
The Renovator Program remains very active. We have vetted eight
renovators who have acquired a total of 51 units and have three
more closings pending. Of the 51 acquired, most have already been
renovated and 22 have been sold while two more are pending sale.
In addition, six are being rented with full membership privileges.
The Renovator Program is designed to encourage renovators to purchase
neglected units, to renovate them and then to sell them as desirable
homes to new members. Since the units acquired under this program
are mostly non-performing at the time acquired, the ultimate sale of these
units results in a financial windfall for all the members of Boca West
as these sales generate both new Joining Fees as well as current and
ongoing social dues.
At this time we are very excited to announce the vetting and signing of a
new renovator group. This group intends to make a major investment in
the acquisition and remodeling of all type of units throughout Boca West
that have been neglected over the years.
And finally, we would like to update you on Akoya at Boca West. The
Siemens Group has informed us that the vibro flotation process of
compressing the ground dirt with sand and new dirt at each point where
an ultimate column will be constructed is fully completed and has passed
third party engineering evaluations. They now expect that the foundation
work will begin shortly and the building should be going vertical by
August. In doing so, the Siemens Group has also confirmed that all three
towers will be built simultaneously so that the entire external construction
of Akoya will be completed before any buyers take ownership.

Charities
The Boca West Foundation held its Foundation events week in April which included
the 4th Annual Golf Challenge and the 3rd Annual Concert for the Children.
Thanks to the tremendous generosity of the Boca West
members, our corporate sponsors, and our friends throughout
the county (and now Atlanta, New York, Chicago and
Washington DC). We are very proud to announce that
$1,000,000 will be distributed to 24 children’s charities
in the South Palm Beach County area reaching 5,000 kids
who are truly at risk every day.
These funds will clothe, feed, educate, mentor and make
safe these young people from birth through their college years.
We are finally making a dent in the viscous cycle of abuse
and poverty that challenge “our” kids.
The extremely hard working and passionate Board of the
Foundation (Arthur Adler, Yvonne Ackerman, Stephen Blank,
Howard Boilen, Avron Fogelman, Shep Forest, Bernard
Friedman, Martin Jaffe, Donald Janower, Joel Macher, Bernard
Robinson, David Rubin, Aubrey Strul and Richard Zenker)
has many goals but none greater than helping our children.
For the Foundation to be honored in the past few months by
such wonderful organizations such as Men With Caring Hearts,
The Place of Hope and The Unicorn Foundation has made it a
very special year. We are proud that our golf tournament each
year is sold out and is considered the finest in the county.
You all know that this is because Boca West has the best staff,
management and facilities in South Florida. Our Concert for the
Children now draws over 1,600 attendees every year. This year
as most know was the most challenging as we had to actually
do the work three separate times to get through to the end. All
we can do is make sure that every aspect of the event is first
class. It is our goal to continue to put together the best golf
events and shows that we can in the future.

All of these people were officially named “Dreamakers” for all the efforts at our Gala Cocktail Party.
We look forward to next year and be on the lookout for a surprise announcement about a new fall
program that will be very special.

of Ombudsman is
to be the “liaison
between the members
and the governing
body.” The role of
Ombudsman is to
act as an advocate
on behalf of our
membership; to assist
with their problems, complaints
and issues.
As our Club’s Ombudsman, it is
not my role to make club policy or
change rules, but possibly bring
issues forward and assist members
to improve resolutions with matters
that members feel need additional
attention or possible change.
Possibly you may have taken
matters directly to department
heads and/or committee
chairmen, yet you found they did
not completely address your issues
and/or concerns to your satisfaction.

begin a process communicating

The improvements at Boca West continue
and the Board and I would like to thank you
for your support.
When the Golf and Activities Center is
completed later this year, the Club will have
made Capital Improvements to our facilities of
approximately $115 million over the last 11
years. These improvements include the Golf and
Activities Center, our four golf courses, driving
range and practice areas, the Spa and Fitness
Center, MyPi , the Tennis Center, chiller plant
and the parking deck. Our $70,000 joining fee
has enabled us to fund all the improvements
without incurring assessments from the
members. When the other local clubs need to improve their
facilities they are forced to assess their members with large annual
payment that sometime go on for long periods of time. Joining fees
at our Club are only used for long term capital projects. We all
realize that real estate values are lower than they were but think
about what they would be without all the changes that have been
made over the years. Sale of homes to new members continues
at a very fast pace.
There are also new exciting project that will improve Boca West
that are in the preliminary discussion stages.
Please read Phil Kupperman’ Special Projects article on page 27
for additional information including the status of the construction
of the Golf and Activities Center, the renovator program and the
Akoya project and Howard Liebman’s Treasurers report on page
26. The Club is in excellent financial shape.
As I reported in my article last month, when you compare the
Boca West annual dues for a full golf family membership with
the annual dues of other local clubs that include the mandatory
assessments, food and beverage minimums, required annual trail
fees and service charges, we are the best deal in south Florida.
Boca West is also one of the only clubs that permits members
to opt in or out of tennis and golf memberships on an annual
basis. At most other clubs, once you commit to a golf or tennis
membership you are required to pay the annual dues for those
memberships even if you are physically unable to play or decide
not to do so.
Your Board and management are also busily engaged in the
budget process. Notwithstanding our strong financial results over
the last three years, the Budget Committee is facing a challenge of
presenting a budget that will allow us to continue the outstanding
amenities and services we have come to expect without a large
dues increase. Rising costs and the new Golf and Activities Center
are just some of the challenges facing the Budget Committee and
the Board for next year.
The Masters Association has reported that Vertex
Development, the cell tower contractor has
informed them that Verizon has started their
installation on both cell towers and will be
finished and in operation in early June. AT&T
has submitted for a permit with Palm Beach
County and is planning to start their installation
on the turnpike tower as soon as early June.
Vertex is working to finalize contracts with the
other phone companies.
I would like to remind all of our members
that Boca West Country Club has prided itself
on being the best in class country club
management, facilities, programs, restaurants
and staff. But it is important for all of us to remember that our staff
works very hard to serve the membership and to deliver excellence.
Jay’s mantra to the staff is that they are in the “member pleasing
business.” That said, I ask you to be considerate at all times to the
staff. This requirement is something all of us agreed to when we
became members. Equally important, each of us needs to also take
the time to remind our friends and family alike of this requirement
when they visit us. At the end of the day, we are held accountable
and that we expect them to be understanding of others at all times.
I say all of this only because this year we have had one too many
cases of staff experiencing rude members, friends of members or
children of members.
Please continue with suggestions, comments and recommendations.
I take them all seriously and will try to make sure that I, the
appropriate committee chairs or management representatives hear
what you have to say and properly respond to you.
The car carriers have come and gone. The pace of activities has
slowed down. Only one restaurant is now opened for dinner. The
migration of snowbirds and snowflakes to the north are almost
complete. Please enjoy your summer. Before you turn around a new
season will be upon us. Jay DiPietro, his excellent staff and the Board
hope to make next season even better.
I will try to keep everyone up to date on all the exciting happenings
at Boca West during the summer. I am looking forward to another
great season.
