What is a dual key home ??
In simple terms, a “dual income home” is a residential dwelling that has two separate living
areas. This allows the occupants to live in each area or rent each area separately. (The
concept can also be described as a… dual living home, dual occupancy, dual family home,
dual income property, granny flat home, secondary unit home, ancillary unit home, and/or a
multi-family home).
Please note, a duplex is the common term for a dwelling whereby 2 dwellings can be strata
titled. For your reference, here’s a sample dual income home (see below) to give you an
introduction to the cashflow strategy that allows you to build wealth faster. Don’t forget, we

One very important point that is rarely mentioned is that a new dual key home has an
approved and compliant firewall separating the 2 dwellings. The firewall receives a
compliance certificate during construction from the engineer and/or private certifier.

DISADVANTAGES = Dual Key Homes
Higher cost to build?.
Although dual key homes have existed since the beginning of time (ie. homes with granny
flats), it is a relatively new property type that is being promoted by councils and various
builders. Since demand is very high, some builders have been charging a premium price to
construct.
In reality, the cost is slightly more than a traditional home since a dual key home does have
more bathrooms, laundries and kitchens. Most notable, a proper firewall is essential to
provide a safe living environment and to comply with current building regulations.
Two dwellings restricts the re-sale market?
At present, demand for the concept is extremely high and supply is limited in regards to
providing a flexible residential dwelling that can provide accommodation for different
families and/or to provide multiple income streams. Please remember, that a dual key home
can be easily converted to one dwelling by creating a passageway through the existing
firewall.

Summary – Two ways to achieve happiness
In summary, the advantages of a dual key home, far out weight the disadvantages. A flexible
modern dual key design will have broad market appeal as a principal place of residence,
and/or shared multi-family dwelling to keep families closer, and/or to create multiple income
streams as a cashflow positive real estate investment.

3 common mistakes dual key home
buyers and investors often make…
Mistake #1 – $100,000 down the drain
Buying an established home and then adding a granny flat. This approach
will cost an extra $100,000 to build the granny flat but in reality, the extra
cost will not be reflected in the new valuation since the granny flat will
NOT increase the market value of the property... So be very careful.
Mistake #2 – Danger!
Buying a dual living type home that either has NO approved firewall or a
defective firewall between the relevant dwellings… and sometimes there
might be no firewall to protect from fire/heat/fumes. (ie. no building code
compliance creates significant safety and insurance problems).
Mistake #3 – Approved?
Does the relevant property have council approval to be used as a dual key
home (ie. dual occupancy, granny flat, separate rental dwellings, etc).

A traditional home verse dual key homes
As an example, a normal dual key home price range is from $400,000 to $500,000
(depending on the price of the land and the size of the dual key home). In some areas, the
price can be higher but normally the rent is also higher… so the basic cashflow in the
example below is representative of a normal dual key home investment. Let’s use $430,000
as the total land + build purchase price. (*SEE BELOW - CASHFLOW EXAMPLE).
RESULT = A normal home is negatively geared in year 1
Dual key homes are cashflow positive in year 1
= Minus $1 per week
= PLUS $141 per week
* PROPERTY INVESTMENT ANALYSIS – SIMPLE EXAMPLE ONLY
Variables
Taxable Income = $70,000
Capital Growth = 6% per annum
Deposit Paid = 5% of the purchase price
Home = Year 1 is negatively geared at $1pw verse Dual Key Home = Year 1 is cashflow positive $141pw

RESEARCH: Are we building the right stuff?
“ARE WE BUILDING THE RIGHT STUFF?”

Free Matusik Missive – I believe that demographics, eventually, shape everything. And
whilst there is a demand for more compact housing, the want to live on top of each other (and
the ability to afford the premium to do so) is at odds with Australia’s future demographic
shape – and more importantly, what our key buying groups want & can afford.
The same thinking also applies to new McMansions in outer suburbia.
Let’s start from the top
As we outlined several months ago, we don’t use the more traditional generational
demographic markers, such as Baby Boomers, when assessing underlying housing need or
demand; we think they are too broad.
Instead, we break the housing demographic market into six distinct buyer segments:
• Young renters
• First home buyers
• Upgraders
• Downsizers
• Retirees
• Aged care
Children, when it comes to housing need, are captured in older segments.
The first chart below shows the relative size (by no. of residents) within each key
demographic segment within Australia today. But it is the change in household formation that
best determines future housing need, as shown by our second chart below.

Our second chart suggests that over the next ten years there will be a need to build more
homes for first home buyers; people downsizing & retirees.
Annual housing need for young renters is projected to decline (and so, I have to ask who is
actually going to rent out all those little inner city boxes?), as too is the demand for upgrader
housing. So the need for those new, big suburban homes should also wane.
Housing required for aged care – for now – is likely to remain steady.
Working out how many new homes are needed (and what and where these new homes should
be), is more than just dividing the annual projected total population growth by the average
number of residents per dwelling.
What we like to do is work out what is happening in each of the six distinct buying
segments. This provides us with a guide as to the real underlying need for new homes
(remember, it is about household formation & not just population growth), and a better
understanding as to what homes are actually wanted.

Let me demonstrate this by using first home buyers & those looking to downsize, as
examples.
A bit more about first home buyers
Fast facts:
• 35 to 44 years
• 3.3 people per household
• 36% no children at home
• 30% couples or living alone (lucky buggers!)
• A projected 20% of total new housing demand over next decade
Brief description: HECS; partnering later; parents as friends; travel; options galore – so it is
not until their mid-30s to-early 40s that many buy their 1st home.
Important housing considerations: room to grow; affordability & property improvement
Preferred housing options: some apartments (inner city); some townhouses/duplexes &
small houses (middle suburbs); larger detached & dual-income homes (outer suburbs)
What most buy: a property that can be improved & is capable of taking in a tenant/s to help
pay the mortgage
And what about downsizers?
Fast facts:
• 60 to 74 years
• 2.1 people per household
• 92% no children at home
• 71% couples or living alone
• A projected 32% of total new housing demand over next decade
Brief description: As their title suggests, many want to move into something smaller & if
possible in their existing neighbourhood.
Important housing considerations: low maintenance; convenience; like-minded residents;
existing location; small projects
Preferred housing options: spacious apartments (inner city); townhouses/villas & dualincome homes (middle-outer suburbs)
What most buy: well-priced, usually in smaller complexes; private; secure & with space for
visitors & grandchildren
Of course, some first home buyers might buy a small downtown apartment or many might
choose to continue renting; just as those looking to downsize might just decide to stay put &
age in their existing home.
Some from either group might buy a large home in outer suburbia, too.

But if the right housing is provided & importantly at the right prices, then many in these two
sample markets – along with those in our other four key buyer groups – would buy. So
factoring in considerations such as housing affordability is also important.
Housing that’s really wanted
Our second graphic below outlines what we think is needed when it comes to new housing
across Australia over the next ten years.
Our modelling varies, according to location & local economics. For example, in a middlering suburb, many would opt for a two-bedroom property rather than one with a single
bedroom. Many would prefer, in this situation, a three-bedroom dwelling, assuming they
could afford it.
A household’s housing preference will usually change by location; with more opting for onebedroom stock closer to the CBD & more wanting three+ bedroom properties in the more
outer suburbs.
So the proportional range for each housing type shown in the graphic above, caters for
location spread ranging from inner city suburbs to our regional centres.

End note
We need to provide much more diversity when it comes to our new housing stock across
Australia. Some places are getting this right, whilst too many are not.
There needs to be much more choice in the housing mix than essentially tall things downtown
& big boxes in the outer suburbs.
Town planning dogma is forcing too much new supply in the wrong places & for the wrong
reasons. Governments at all levels are not interested in improving Australia’s housing
choice.
All housing – not just new stock – is too expensive as a result.
We are not building the right stuff.
Many more Australians would move into more suitable digs if it was available to them. Not
everyone wants to (or can afford to) either live in a three+ bedroom detached house or an
expensive shoebox in the sky.

Visitors to David McCrae’s Sydney home, who are many and varied, note how perfectly the
light, breezy space captures the spirit of the northern beaches locale. Then they head upstairs
and unpack.
McCrae, a principal architect at Manfredini McCrae, designed the house with a private
bedroom and bathroom on a separate floor, which he sporadically rents out for $125 a night
on Airbnb.
This allows McCrae and his wife, Louisa, to live better, not worse, he says.
“In a materialistic world such as ours, we appreciate this opportunity to share the resources
we have.”
The McCraes share well; they enjoy the interaction with people from across the globe and
also use the car-sharing service GoGet instead of owning cars.

The couple is part of an economy shift that is loosening ties to ownership and even has
Australians sharing their most personal assets: their homes.
“The sharing economy is here to stay,” says Anders Johnsen, Airbnb’s country manager for
Australia and New Zealand. “It’s not just a trend but a societal change, perhaps even
comparable to the Industrial Revolution.”
More than 5000 Australian homes are listed for sharing on the Airbnb site (the figure grew
110 per cent in the past year).
“We are at the very beginning of this shift,” Johnsen says.
“In the past four years alone, we’ve seen at least 100 companies following the sharing
economy movement, and Forbes estimated just this year that the revenue flowing through the
share economy – directly into people’s wallets – will surpass $US3.5 billion.”
Empty space to good use
Necessity is driving this quiet revolution.
In a 2012 PRDnationwide survey, almost one in three people said they would consider
renting out a spare room to help pay their mortgage, PRD director Aaron Maskrey says.
“A large proportion of baby boomers lost capital through superannuation and property during
the global financial crisis. In most cases, property values, and super, are yet to bounce back to
the 2007 peak, preventing many potential downsizers from selling,” he says.
“Instead, baby boomers are looking to hold onto their property longer, until values rise once
again, and use their empty space to bring in an income.”
Renting out spare space allows first and second-time home buyers, with sufficient backing, to
secure a bigger piece of real estate than they could otherwise afford. Meanwhile, potential
downsizers are afforded the opportunity to stay in their family home – or at least on the same
site.
Of course, the share-house model – all late nights and chipped crockery – can be hard to sell
to the sophisticated boomer.
Maskey proposes a more civilised solution.
“The easiest option for investors would be to find property that has an existing granny flat or
the potential to build one with a separate turnkey option to the main home.”
In NSW, Tasmania, the Northern Territory and WA’s Fremantle, Perth, granny flat rules have
been relaxed but the move is more complicated throughout the rest of Australia.
Architect Trent Woods of Perth practice Officer Woods says shared living arrangements are
most viable when they are close to good public transport, shops, schools and parks.
“This type of density best occurs where there is amenity,” he says. Woods says dual-key
properties should have multiple points of entry and exit, and multiple external aspects “so
that all occupants have the same enjoyment of a garden, views, sunshine and breezes”.

They should anticipate the ageing population and be designed sustainably, using solar passive
principles, to reduce running costs and carbon footprint.
Apartment living and the sharing economy are already perfectly matched.
Frasers Property Australia is taking the relationship to the next level with their slew of dualkey apartments across Sydney at the Trio development in Camperdown, Lumiere building in
the CBD and Central Park in Broadway.
These are typically two individual apartments behind a single front door and combined foyer.
“Dual-key apartments, rented to two independent tenants, achieve a higher rent than the
same-sized apartment leased to a single tenant,” says Adam Sparkes, Frasers’ group sales
manager. “They also offer owners the option to live in one space and rent out the other.”
The allure for the modern family is having the extra residence when they need it and added
income when they don’t.
“Families appreciate the flexibility to accommodate several generations at once, connected
but with privacy,” Sparkes says.
“We see teenage or adult kids sharing with a parent, or a grandparent living independently
but within easy reach of family.”
And, of course, it is nice to share.

Answer – As a guide an investor would achieve anyway from a 6.5% to 7.5% gross rental yield for a
typical dual key home. For example, a 2x1 + 3x2 dual key home would achieve say $250-280pw +
$350-380pw = $600-660 per week gross rental return. (So a typical $450,000 dual key home would
obtain say a 7% gross rental return or circa $605pw in rent – sometimes even more, which is 7% plus).
Question – What are the typical gross rental returns for various residential investment options?
Answer – Michael Matusik provides an excellent summary in the example below (Matusik 3/09/14).
Of the 4 common residential investment options, as a guide according to Michael Matusik, dual key
dwellings provide the highest average return… as a general rule of thumb.

Answer – In simple terms, dual key homes really do provide cashflow for life. With multiple income

Question – What is the difference between dual key homes and a duplex?
Answer – In simple terms, a duplex is essentially a building whereby it is divided into two separate
dwellings that can be strata titled and each dwelling “sold separately”. Additional council
infrastructure charges and approvals are also required (normally an additional $25-35,000 of costs are
associated with a duplex project).
Dual key homes CANNOT be strata titled for the purposes of this special report… (unless the relevant
planning scheme in the council area changes in the future, then in theory it is possible).
Question – How do dual key homes obtain the required building approval? (And is a rezoning
or development approval required?)
Answer - All dual key homes are built according to the building regulations and therefore obtain
council approval and building approval during the construction approval process.( Dual key homes do
not require a rezoning and no special development application to council is required).

Question – Which dual key homes design should I pick?
Answer – You should pick something that suits your requirements. In reality, you can build anything you
want depending on the town planning requirements for each particular council area. For example, in the
Ipswich City Council area you now need to stay under 50m2 for the second dwelling therefore you will
essentially have a 1 bedroom setup. Alternatively, in the Logan City Council area, you can normally build
up to 70m2 on standard residential lots therefore a 2 bedroom second dwelling setup, is ok.
For example… Ipswich City Council = Aim for a 3 or 4 bedroom dwelling + a 1 bedroom dwelling.
Logan City Council = Aim for a 3 or 4 bedroom dwelling + a 1 or 2 bedroom dwelling.
Others Council Areas = Phone to discuss the local council requirements.
Question - Does AusHomes have a dual key display home available to inspect?
Answer – No permanent dual key display home at present. BUT… a display home is being built
shortly and you can always inspect one by appointment, you will basically inspect the current dual
key homes being built. In addition, please note that due to popular demand… a video is currently

Question – Do dual key homes require a “fire wall” between the dwellings?
Answer – Yes. A building code compliant fire wall is legally required for all dual key homes and
duplexes. Fire, heat and fumes can cause serious injury. Therefore, a properly constructed and
certified fire wall is essential. (NOTE - A fire wall also provides the added bonus of being an acoustic
insulation between the two dwellings).
Question - Does each dwelling have a separate air-conditioning, laundry/kitchen, water meter,
electricity meter and mail box?
Answer - Yes, both dwellings are fully self-contained and all services are separate.
Question - What is the buying process for a house & land contract for dual key homes?
Answer – It’s all pretty simple. You basically sign 2 contracts. Firstly, you need to buy a block of land
(ie. Sign a land contract ) and secondly, you need to sign a build contract (ie. Sign a build contract to
build a dual key home). You then give both contracts to your financier and your financier will provide
a construction loan (whereby you settle the land - then the construction price is paid via 5 progress
payments). If you have any questions, feel free to ask.
Question - Is a buyer required to use any particular financier, solicitor or property manager?
Answer - No, you are free to engage the services of your own financier, legal advisor or real estate
manager (if applicable). If you need any help, please ask and we can always refer you to an
independent professional.
Question – Why is it so hard to find a finished dual key home for sale?
Answer – Dual key homes are a pretty new concept. Demand is extremely high… since the concept suits
so many different people and families. So whenever something becomes available, it gets sold quickly.

Important news for all first home buyers
Queensland Great Start Grant
$15,000 for First Home Buyers Only

Queensland
Queensland first time buyers can get themselves $15,000 when purchasing a new home.
Unfortunately, nothing remains for first time buyers who are purchasing established
properties.
Their Great Start Grant, previously being known as the First Home Owner Construction
Grant, has been available for those buying new (or substantially renovated properties) since
12 September 2012.
If you previously held any interest in residential properties before 1 July 2000, even if it was
an investment property, you're not eligible. Those who have had a property since - but used it
solely for investment purposes and did not live in it - may be eligible. You'll need to give
them tax return details, tenancy agreements and current electricity and phone accounts.
Grant applications are processed within 10 days of receiving the information.
Those looking to get the grant then must move into the property within one year of
completion, and live there for six continuous months.
New Homes Qualify
Definition of… “Completed eligible transaction”
A completed eligible transaction is:
•
for the purchase of a new home, when the purchaser is entitled to possession under the
contract and has registered title to the land on which the home is built, OR
•
for a contract to have a new home built, including by owner-builders, when the new
home is ready for occupation and any completion requirements (e.g. final inspection
certificate) have been complied with.
