Resident Qualifications
All applicants must meet the following standards in order to qualify to rent a home at
The Palms on Main:
1. In order to accept an application, all applicants must provide two (2) forms of
identification, one of which must be a picture I.D. issued by a state or federal agency
(Example: Driver’s License, Military I.D., etc.). The second form of identification
must verify an active social security number.
2. Combined monthly gross incomes for all Lessees must equal or exceed four times
the monthly rent of the home.
Example: *Rent is $850.00 per month.
*Applicant’s gross income is $3,500.00 per month
*$850.00 X 4 = $3,400.00 per month
*Applicant qualifies
3. Applicants must have favorable rental/mortgage history and favorable credit history;
however, the following exception may apply:
If there is no rental/mortgage or credit history the applicant may still be approved as
long as there is no negative history.
4. The Palms on Main does not accept alternate lessees.
5. Individual lessees’ income, employment, credit and rental histories will be verified.
6. Occupants per apartments will be as follows:
Efficiency - 2 person maximum
One Bedroom - 2 person maximum
At the time of application a holding fee will be required. Upon move-in, a portion of the
holding fee will be delegated as the application fee while the remainder becomes your
refurbishment fee. In the event the application is approved and the applicant cancels their
application after 72 hours from date refurbishment fee is given, Owner shall retain the said
refurbishment fee to cover the cost of holding the apartment off the market.
