2001 Neighbourhood Census Profiles
Maillardville
The Census is conducted once every five years by Statistics Canada to develop
a national statistical portrait. The most recent survey was held on May 15,
2001. The City of Coquitlam Planning and Development Department has
compiled data from several key census topics to provide a detailed overview
for each of Coquitlam’s 12 residential communities. Specific census topics
have been organized under the categories of People, Households and
Dwellings. The analysis includes a comparison between the data for each
community and the data for the entire city.
People: This section explores population change, population by age, marital
status, ethnic origin, home language and level of education.
Households: This section looks specifically at household income, household
type, family type, and number of children to provide an understanding of the
overall household composition for each area of Coquitlam.
Neighbourhood Population: 7,825
Gross Area: 277.1 HA
Dwellings: The physical composition of the built environment is explored
by examining dwellings by structural type, tenure (proportion of rented and
owned accommodation) and by the age of housing stock.

Maillardville, one of Coquitlam’s oldest neighbourhoods, has a distinct French Canadian heritage. Among the
early settlers were migrants from Quebec, experienced mill workers who arrived in the area in 1909 in response to the recruiting efforts of the local Fraser Mills Company. The French Canadians left their mark on the
area through the resulting settlement patterns, architectural styles, cultural influences, and community name.
The Francophone influence has been retained through the adoption and application of design guidelines that
encourage an architectural style in new development that reflects the area’s history.
Maillardville offers a wide range of housing types from older, single family homes, to mobile homes, to a variety of multiple family options. Although some construction of infill single family and duplex units has occurred
in recent years, the majority has centered on townhouse and apartment development. The Gateway Tower and
Village Centre are situated at Brunette Avenue and Lougheed Highway, a welcoming transition into this very
distinct area. Growth of other commercial initiatives is evident on Schoolhouse Street and along the Lougheed
Highway in southern Maillardville.

Neighbourhood commercial activity is concentrated in the Village Square development on Brunette
Avenue. Austin Avenue, with its variety of shops and services, also provides a convenient shopping
location for residents of Maillardville and neighbouring areas. Along the Lougheed Highway are located
a number of large retail and service establishments including The Real Canadian Superstore, Toys ‘R’
Us, office supply stores, and automobile dealerships. Silver City Coquitlam, a megatheatre complex, is
located on Schoolhouse Street, adding to the entertainment choices of residents from a broad area.
Industrial Services
The bulk of industrial land lies south of Lougheed Highway with additional segments on the west
side of Schoolhouse Street and in southwest Maillardville between Lougheed Highway and Brunette
Avenue. The area largely services the automotive industry, but has been shifting to more commercial
activities in recent years.

West Coast Express
West Coast Express commuter rail operates five trains during weekday peak periods, connecting
Mission, Maple Ridge, Pitt Meadows, Port Coquitlam, Coquitlam and Port Moody with downtown
Vancouver. Travel time from the Coquitlam station, located in the Town Centre and the junction of
the Barnet and Lougheed Highways, to the Waterfront station in Vancouver is just under 30 minutes.

Coast Mountain BusLink
There are a number of major transit routes which provide regular and express service to Coquitlam
residents. Some make connection with SkyTrain at Braid and Lougheed Stations. In addition, the
97-B Line provides express services between Lougheed Station and Coquitlam West Coast Express
Station. For those who wish to park-and-ride, there are two locations: one at Lougheed and Barnet
Highways, and the other at Lougheed Highway and King Edward Street.
