The BC economy is busting, and
there’s no end in-sight. The BCFCA is gaining momentum and respect, membership
is up as a result of programs our members
have asked for, and benefits that we need.

everything in-between. Whether you need

to specialized seminars, being a member of the BCFCA is a great place
to gain knowledge, and fraternity through our extensive educational

Allan Sieben brings with him a world of knowledge and experience,

Thalia Sieben represents a refreshing new viewpoint of the next generation, something we very much need to keep us on top of this everchanging world. Thank you both for your commitment.
The convention is ramping up, and gaining momentum. A great
turn out is anticipated, and inquiries are keeping Jackie and Denise

BCFCA AGM 2016
2016 BCFCA Annual General Meeting was
held at the BC Farm Museum in Fort
Langley on June 8th. With 21 people in
attendance, they were able to tour the Farm
Museum and learn about the history of farms
and the equipment they have had donated.
The meeting commenced with Grace, one
of the volunteers, giving the group an
introduction on the history of the Museum.

colleagues.

hen it comes to moisture testing concrete and moisture related flooring problems, there has been
a lot of talk about the Anhydrous Calcium Chloride Test (ASTM F-1869) actually being part of the
problem. It's been called 'old technology', 'just a surface test' and 'misleading' by many. But who
really knows?
In most cases, we wait for manufacturers to lead the way after they do their own product research
and development. And while many of us think we may know the answer to the question, "which test is
better - In Situ Probe Test or Calcium Chloride Test?", where do you go for confirmation?
To help answer this question, there is some great information available at www.aiaspec.com. From
this website, you can also register for a free one-hour online course hosted by Howard Kanare, a nationally recognized expert specializing in the interaction between concrete and floor covering systems.

he BCFCA Annual Golf Tournament
was held at the Surrey Golf Course on
June 2nd. The weather was debatable
and as the day got closer we were
watching the weather hourly to see if
we would have that sunshine. What a
beautiful day it turned out to be, a little windy
but, no rain. This year we had 92 golfers, with
an additional 4 attendees for the wonderful
buffet that followed the tournament.
We made a number of changes based on the
feedback from our golfers and members. If you
were lucky enough to be able to attend you
would have seen all the changes. Each golfer
received a gift bag in a reusable backpack
upon registration filled with many great items,
such as a portable charger, water & snacks,
Tim Horton’s gift card, golf balls and other
great things donated by our sponsors.
Along the course there were two
holes that had treats for our
golfers, which they enjoyed
very much!
A very special thanks to Jason Davids of
Exclusive Floors, for volunteering to emcee
and working very hard to help organize and
implement the changes.
In the past, the BCFCA has had a prize table
and each golfer selected a prize. This year
each golfer received a gift bag at registration,
and were also entered into a draw for some
really great prizes. Our big prizes included, a
$200 prepaid MasterCard (Donated by The
Rosedale Group), an iPad Air and a 55” big
screen smart TV.
The winner of the 50/50 went home with $275
with the other half to go to a very worthy
cause, the BCFCA Education Fund.

he need to plan ahead in construction is
obvious, and yet flooring contractors run
into the same problems over and over
again suggesting little to no planning was
done to ensure flat, dry concrete is available
day one of the installation. Missed deadlines cost construction parties thousands of
dollars a day, and yet the issue of concrete
readiness continues.
One such example took place early last
year on a project which had the NFCA
(National Floor Covering Association) floor
inspection service specified. The project was
a new commercial build in the interior of BC.
As per NFCA spec., a pre-installation site
meeting was held to review a list of NFCA
requirements including among other things,
floor flatness, and moisture testing.
As usual, moisture testing requirements
were an issue because the GC had not expected to have to provide and pay for third party
testing as per NFCA spec. Nor did he think
he would be facing a moisture issue, seeing as
he’d poured the slab seven months before the
flooring was scheduled to be installed.
During the meeting, the floor inspector
mentioned that the 8” thick concrete subfloor would most likely not be dry enough for
the planned installation date. The GC dismissed this.
Three weeks before the installation start
date, the moisture tests were done (ASTM
F-2170 RH In-Situ Probe) and results provided. All tests had failed with an average 94%

Relative Humidity instead of the maximum
allowed 85%. With these high readings, neither
the adhesive manufacturer or the floor covering manufacturer would warranty the product.
The project quickly ground to a halt because
the flooring contractor, quite rightly, refused
to install over the wet concrete. With the
completion date looming, the building owner
had to make a decision – either wait for the
concrete to dry, buy a moisture barrier or sign
a release. After a lot of back and forth the decision was made to sign a release. All parties
drew up legal letters agreeing that the building owner was choosing not to buy a moisture
barrier and was waiving the warranty.
The floor installation went ahead over wet
concrete and was finished on time.
As a sub-trade, saying ‘no’ to your customer is not easy, however if you do find yourself
installing against your better judgement and
manufacturers installation guidelines, make
sure you ‘GET IT IN WRITING’ from the
building owner and or General Contractor. It
won’t guarantee you protection in court but it
will help you defend your position. v
