LOCATION
Greystone Farm is located on the periphery of Alford enjoying a prime south facing location with lovely views of
the surrounding countryside. Alford is a popular growing town located to the west of Aberdeen with a wealth of
amenities including a health centre, shops, bank, post office, filling station, hotels along with a dry ski slope and
transport museum.
On the edge of Alford is Haughton Country Park, a 200 acre park with an array of activities available including,
children’s play area, walks and trails along with a putting green and camp site. Regular bus services are available
from Alford with links to Aberdeen, Westhill, Kintore and Kemnay.
Schooling is provided at Alford Primary School and Alford Academy with a new community campus currently
under construction. Once completed, the new campus is believed will house new primary and secondary
schools, a swimming pool, theatre, library and community café and is within a five minute walk to the property.
Aberdeen is some 26 miles, and provides all the leisure, recreational and entertainment facilities expected from
the oil capital of Europe. It also provides good transport links with a mainline railway station and is host to an
airport providing both domestic and international flights.
DESCRIPTION
Greystone Farm lies about 26 miles from Aberdeen and although enjoying a peaceful, picturesque location is
a short drive to the main A944 Aberdeen and Westhill road. The subjects consist of approximately 40 acres of
ground containing a striking detached farmhouse, 1 bed bothy, range of traditional farm buildings, woodland and
grade 3(2) arable land. The sale of Greystone Farm presents an excellent opportunity for the budding farmer or
indeed those looking for a large equestrian home with fantastic potential.
Lot 1 – Greystone Farm – About 24.8 acres (10.05ha)
Believed to date back to the mid 1800’s, Greystone Farmhouse is a most attractive detached dwelling presented
in excellent order and offering deceptively spacious family accommodation. With many traditional features
throughout including original fires, natural wood doors, skirting’s and facings and ornate ceiling cornicing. To the
front of the property and overlooking the stunning garden grounds is the spacious sun lounge with tiled affect
flooring, exposed stone wall and wooden exterior door which leads to the hallway. The bright and spacious
hallway provides access to the sitting room, dining room, bedroom and inner hallway and features ceiling
cornicing, rose and picture railing. With a bay window to the front, the stunning sitting room has a wood burning
stove with tiled hearth and wood mantle, shallow shelved cupboard and ceiling cornicing. The dining room also
enjoys a bay window frontage with open fire with stone hearth and wood mantle, picture and dado railing, ceiling
rose and cornicing. A double bedroom with shelved cupboard overlooks the rear patio area. An inner hallway
provides access to a spacious conservatory with glazed door to the rear patio area, a lovely study with corner
set open fire with stone hearth. A large family bathroom enjoys a central position with doors from both the inner
and rear hallways and is fitted with a three piece coloured suite with separate shower compartment. The wellproportioned dining kitchen has been fitted with a wide range of wooden base and wall units with tiled work
surfaces and a lovely Stanley range oven. With tiled floors there are two storage cupboards and a door to the
rear hallway. The rear entrance hallway has a stable style wood door to the rear, tiled floor and door to a large
utility room with base and wall units and ample space for white goods.
A carpeted staircase with wooden balustrades from the hallway leads to the mezzanine and first floor hallways
with storage cupboard. On the mezzanine level is a lovely, bright double bedroom with three windows and a
range of fitted wardrobes. A large landing area on the upper floor with window to the front provides access
to the remaining accommodation. There are two spacious double bedrooms, both with windows to the front
and the master with a lovely open fire with stone mantle and range of wardrobes. A bathroom with three piece
coloured suite and window to the rear completes the accommodation.
The farmhouse stands in beautifully landscaped and maintained gardens which mainly extend to the front and
side with a large lawned garden with well stocked flower and shrub borders. Large patio area to the rear with low
level walling and water feature with original well. Bounded to the west by mature woodland the gardens really
are a true haven to relax and enjoy the stunning surroundings of Greystone.
Situated to the side of the farmhouse is the detached Bothy which has been converted in the past to provide
a farm office and one bedroom ancillary accommodation. Entered via a glazed exterior door into the kitchen
with base and wall units and window to the front, the large lounge has three windows and an open fire with tiled
hearth and wood mantle. A double bedroom with window to the front provides access to a shower room with
two piece white suite.
A double detached garage built around 6 years ago of timber construction has twin, electric up and over doors
and benefits from power, light and concrete flooring.
Land
The land surrounding Greystone Farmhouse extends to around 21.4 acres and is all Grade 3(2) currently used as
grazing for horses, sheep and cattle and is separated into paddocks and grazing fields with a sand and rubber
40 x 20m menage. All fields are bounded by post rail, and wire fencing with the majority having an additional
electric fence rope fitted, whilst most also benefit from water.
There are around 3.4 acres of mixed woodland to the western boundary which was planted in 1990 & 91 with a
range of Beech, Oak and hornbeam planting bounded by Rowan.
Farm buildings
To the north of Greystone Farmhouse lies a range of traditional farm buildings including a large steading range.
There is a large rendered block built workshop to the rear of the farmhouse with sliding door, concrete floor with
inspection pit, power, light and outside toilet. There is a large cattle shed which measures approximately 104’2
x 58’8 and is believed possible for conversion into an indoor riding school, subject to the necessary consents.
A large steading range with second bothy sitting centrally offers a wide range of storage including large milking
shed, 2 barns, central stable block with 6 stables, 2nd stable block with 4 stables, tack toom, hay barn and
garage. To the rear is a further stable and large garage. Dutch barn which measures 83’2 x 28’9 completes
the building range.
Lot 2 – Gallowhill Grazing & Woodland – About 15.9 acres (6.47ha)
Located to the southern boundary of Lot 1 and separated by the access road is this field extending to around
12.7 acres of grade 3(2) land with two parcels of woodland to the western boundary.
