Lake Placid Real Estate has been under the same ownership since 1979 and we
have weathered some good times and bad. In the beginning, there were about
twenty people making a living as real estate agents and today that number is in
the hundreds. We are grateful that we have been able to maintain market share

venture is the creation of a Community Land Trust and development of a nine

Curb Appeal

W
e all have a favorite house in a community.
Have you ever stopped to ponder what the
attraction is? Most likely, you became smitten while traveling by the house quickly – perhaps in a fast
moving vehicle. Despite only having the
opportunity to quickly
glance at the house,
a feature or aspect of
the house caught your
attention enough to
classify it as your “favorite house”. It may
have been the style of
the home or the color
scheme of the house,
however, most probably, it is the fact that
the house has good
curb appeal.
There are many
exterior details of a house that will create curb appeal. If you
are considering listing your home for sale, prior to listing, it
would be beneficial to take an objective look at your home.
You only have one opportunity to make a first impression
with buyers, and, in real estate, curb appeal equals more
quality showings and generally a quicker sale.
You can start by making sure that your property
has an overall neat and clean appearance. It is important to
ensure that your yard is as tidy as possible by mowing, trimming and raking the lawn, weeding the gardens, trimming
and re-mulching the trees and shrubs and scooping up any
pet droppings. You should also keep personal items (i.e. la-
wn ornaments and children’s toys) at an absolute minimum as they detract from a properties overall appearance. Any chipped or peeling paint should be repainted
and faded wood re-stained. Pressure wash any vinyl siding that is showing signs
of dirt marks. Resurface
your driveway if there are
any sizeable cracks or pot
holes. Sometimes adding
small items to your property can also create curb
appeal. In the warmer
months, be sure to add
a pot or two of colorful,
attractive flowers to your
doorstep. In the winter
months, pots of nicely arranged evergreen sprigs
can warm up the entryway. And don’t forget a
fresh, clean door mat.
Curb appeal will certainly add value and interest
to your home. But it doesn’t end there. Once you get buyers to the door you’ve got to wow them on the inside. Declutter and depersonalize so the buyer can see themselves
living in what was once your home and then you’ll be on
your way to a quicker and more profitable sale.

add beauty and style to a boring and bland yard. The different varieties
of rocks will allow you to use them in many different ways to create the
look that you want.
Yards all over the world share the same look and feel. Many of them
have the green grass, trees, and flowers in neat little flowerbeds. You
do not have to go down this same landscaping road. There are many
different things that you can use in your landscaping design to add
beauty and interest. One of the materials not commonly thought of is
landscaping rocks.

• To begin your landscaping adventure,
you need to remove all of the grass. If
you don’t use the green grass of your
lawn, then why should you keep it? It
only causes you more work. You can
use a shovel or a tiller to help break up
the soil and remove the rocks. This will
also allow you to ensure that you have
proper drainage for your plants and
flowers or install an irrigation system to
help cut down on your watering time.
{Making Your Walkway Perfect}
• A walkway is a great thing to add
to your home’s landscaping design. It
helps to enhance your home to have
a separate walkway to your home.
This will also help to keep your home
cleaner by having a separate walkway
so that your guests do not have to walk
through your yard and bring dirt or
debris into your nice, clean home.
• You can easily use rocks or stone
slabs to create a beautiful pathway to
your home. Stagger the rocks or stones
to help make the walkway safer and
more secure. To add design and style
to your pathway, you can make curves
and bends.

texture to your lawn. After you have
planted your trees and shrubs, you can
fill in the gaps using smaller flowers and
plants. Adding perennials to your rock
landscape will give the area color and
visual interest. You can then use river
rock to fill in the smaller gaps between
the flowers instead of mulch.

• To add the finished touches to your
rock landscaping design, you can
choose to include hanging plants or
vines. Use the green vines to climb
the porch or railing. This will give

When I walk into a real estate brokerage and ask to see property, is the agent working for me?
It’s important to understand Agency Relationship, not only for your own knowledge but so the real estate
process can go as smoothly as possible. Naturally you would think that the agent is working on your behalf
and they are in a sense but only to a certain extent. The sales agent is actually the seller’s representative hired
by the seller to list and sell their property. The sales agent’s fiduciary duties are to the seller and not to you as
the buyer. You may enlist a sales agent as your buyer’s agent. In this case the sales agent would be working with
your best interest at hand and their fiduciary duties are to you as the buyer.
Can I sell my home myself even if I have entered into an agreement with a real estate broker?
This depends on the type of listing agreement you enter into with your broker. There are three common types
of listing agreements. If you enter into an Exclusive-agency agreement or an Open listing and you procure the
buyer without involving a broker then no commission is due the broker. The Exclusive-agency is an agreement
with a single broker whereas the Open listing allows you to employ as many brokers as you would like and you
would pay a commission to the broker that produces a ready, willing and able buyer. This might sound like the
way to go but brokers are less inclined to spend marketing dollars and time promoting your property because
they will not earn a commission if another broker sells your property first. In an Exclusive-right-to-sell listing your broker is entitled to a commission if your property is sold during the listing term regardless of who
procures the buyer. This is the preferred type of listing agreement by most brokers.
