Recently, the Board of Directors reviewed and discussed the Pet Policy as written in the Jason
Court Bylaws. Please be advised that the Board of Director's position is that Jason Court Owners
must follow the guidelines set by the Bylaws, and the same applies to their tenants. Below is an
excerpt from the Jason Court Bylaws that we would like to bring to your attention.
"59. Animals
Other than birds and fish, an Owner shall not keep or allow any animal,
livestock, fowl or pet of any kind in his Unit or on the Common Property
without the specific approval, in writing, of the Board, which approval may
be arbitrarily withheld, and if given may be withdrawn at any time on
seven (7) days notice to the Owner to that effect. The Board may approve
only those animals, livestock, fowl or pets that meet the folloWing criteria
and may impose other or further criteria in its sole discretion.

An owner is not permitted to have more than two small animals
restrained at all times in enclosures within his or her unit;
If you have moved renters into your unit they are permitted to have pets after written approval
from Board of Directors as per the Bylaws. Please make arrangements to obtain written
permission or have the pets removed from the site.
Please also be advised that in accordance with City of Edmonton Bylaws the dog owner must
keep their dog(s} on a leash at all times, and immediately clean up any defecation left by the
dog(s} on Jason Court common areas.

"The Owner or any other person having care or control of a Dog, or
Restricted Dog, shall forthwith remove any defecation left by it on
public or private property other than that of the Owner."

the property of the Owner does not accumulate to such an extent
that is reasonably likely to annoy or pose a health risk to others."

RULES AND REGULATIONS
The Board of Condominium Corporation No. 072 8747 will consider an Owner's/Tenant's
written request to keep a pet under By-law Section 59.
2. Proof oflicensing of the pet (a requirement of the City of Edmonton By-law No.
10558 and Cat By-law No. 1222).
3. A signed Pet Responsibility Agreement provided by the Corporation that
a) The pet will be leashed/caged at all times when on common property
b) The pet will be accompanied by a responsible person when it is on common
property.
c) The Owner/Tenant will immediately pick up any defecation left by the pet.
d) The pet will not create a nuisance, noise or disturbance to any of the
surrounding Owners/T enants
e) The Owner/Tenant will be responsible for all damage done to common
property by the pet.
£) If directed to by the Board, the Owner/Tenant will remove the pet from the
Unit and Premises.
The Board may not approve every pet request. Where the Board becomes aware that the pet has
caused damage to the common property or another Unit, or the Owner/Tenant has breached the
Owner's/Tenant's Pet Responsibility Agreement, the Board may require the Owner/Tenant to
remove the pet.

RULES AND REGULA nONS
IT IS HEREBY AGREED BETWEEN THE CONDOMINIUM CORPORATION
NO. 9421974
AND THE UNIT OWNERITENANT THAT the corporation will allow the Owner/Tenant to have the
following described pet in the Unit subject to the terms and conditions of the City of Edmonton Bylaws,
the Condominium Property Act, the Corporation's By-laws and this agreement, and the Owner/Tenant
hereby agrees to comply therewith.
1. An inaccurate description of the pet may cause revocation of this consent.
2. The pet shall not be allowed out of the Unit unless it is in the custody of a responsible person and
confined (for example, in a cage or fence, or on a leash)
3. The pet shall not be tied to shrubbery, flowers or small trees and the Owner shall pick up its waste and
dispose of same.
4. The Owner/Tenant shall be responsible and will pay for any damage or destruction caused by the pet
to these premises, furnishings or other property of any other Owner or the common property, such
responsibility and liability of the Owner to include repair of damage to items to their former condition
and or replacement.

5. The Owner/Tenant agrees to remove the pet from the Unit should the Corporation in its discretion
revoke this consent.
6. The Owner/Tenant agrees to obtain the necessary vaccination for Protection against rabies and
distemper.
