01 10 00 - Summary
4.) Do not use calcium chloride admixtures.
1.) All work shall be performed in accordance with these drawings and any additional notes,
specifications, manufacturer's instructions, codes, etc. referenced herein.
5.) Do not allow construction equipment on newly placed slabs for a min. of seven (7) days.
03 80 00 - Concrete Cutting & Boring
2.) These drawings are based primarily on the observation of the apparent construction of the
structure and the qualified knowledge and experience of Yingst Engineers & Associates, Inc.
Compliance with any specifications, except as expressly noted, legal, or code requirements, is
specifically excluded from this project. No guarantee or warranty as to future life, performance,
or need for future repairs of any kind is intended or implied.
1.) Sawcut joints must be completed within 4 hrs. of finishing and to a minimum depth of 1/4 the slab
thickness (1/3 for fiber reinforced). Joints shall be caulked with a concrete compatible sealant and
shall utilize backer rod.
DIVISION 04: MASONRY
3.) Drawings should not be scaled. Contact Yingst Engineers & Associates, Inc. for clarification of
any dimension in question.
4.) Details shown on these drawings are typical. While drawn for specific locations, the details
are intended to establish the general types of details to be used throughout. In the event
certain features of the construction are not fully shown on the drawings, their construction shall
be of the same character as for similar conditions that are shown or noted.

DIVISION 01: GENERAL REQUIREMENTS
2.) Provide grout consisting of 1 part Type I Portland cement, 3 parts fine sand and 1 part course
aggregate. Add enough potable water to produce flowable mix.
A.) Fill masonry cores and voids between masonry solid with grout as indicated.
5.) The Contractor shall not make any changes without prior written authorization from Yingst
Engineers & Associates, Inc. Any changes made without this authorization shall be immediately
corrected at the Contractor's expense.
3.) Adequately protect mortar and grout from freezing for seven (7) days following placing.
4.) Do not use calcium chloride admixtures in mortar or grout.
6.) The Contractor shall obtain all permits and licenses required by the governing agencies unless
otherwise arranged with the building owner.
01 30 00 - Administrative Requirements
04 20 00 - Unit Masonry
1.) Provide hollow (2 core) Grade N concrete blocks (CMU - concrete masonry units) conforming to
ASTM C90. Use nominal sizes as indicated.

DIVISION 05: METALS
1.) All structural steel to be fabricated and erected in accordance with specifications of the American
Institute of Steel Construction and furnished with shop coat paint.
2.) All steel hollow structural sections (HSS) shall conform to ASTM A500 Grade "B".
3.) Rolled steel plates and bars shall conform to ASTM A36.
DIVISION 07: THERMAL AND MOISTURE PROTECTION
2.) All shop drawings prepared by subcontractors, suppliers, etc. shall be reviewed by Yingst
Engineers & Associates, Inc. for conformance with the design concept and approved by the
building owner prior to construction.
07 10 00 - Dampproofing and Waterproofing
1.) Install 6 mil poly-vapor barrier under all new interior concrete floor slabs.
01 50 00 - Temporary Facilities and Controls
07 60 00 - Flashing and Sheet Metal
1.) Contractor shall provide all necessary temporary bracing, shoring, and guying or other means
to hold structural members and materials in place during construction, and to avoid excessive
material stresses and damages. Temporary bracing and shoring shall remain in place until the
structure is capable of supporting loads.
1.) All horizontal and vertical flashing shall be 0.019" min. aluminum or better, fabricated on site.
2.) If temporary relocation and/or removal of electrical, mechanical, and plumbing utilities is
necessary to carry out the work, the Contractor shall perform this work himself or hire a
qualified subcontractor to perform this work. Any interruptions of power shall be coordinated
with, and approved by the owner. The Contractor is responsible for the reinstallation and
reactivation of any utilities affected by this work.
01 60 00 - Product Requirements
1.) All materials to be installed shall be in compliance with the manufacturer's recommended
specifications and installation procedures.
2.) The Contractor and/or subcontractor(s) shall not substitute materials without prior
acceptance from Yingst Engineers & Associates, Inc.
07 70 00 - Roof and Wall Specialties and Accessories
1.) Gutters shall be pre-finished aluminum, 4" type K, 0.032" min. unless noted otherwise. Downspouts
shall be pre-finished aluminum, 2" x 3" rectangular corrugated type K, 0.019" min. unless noted
otherwise. Color to be selected by Building Owner. Install all accessories as required and seal all
joints.
2.) Metal Drip Edge: Minimum .024" finished aluminum sheet, brake framed to provide three (3") inches
roof deck flange, and 1-1/2" fascia flange with 3/8" drip at lower edge. Furnish in eight (8') feet
minimum lengths. Color to match existing.
07 90 00 - Joint Protection
1.) Caulking materials to be Pacora, Kuhla, DAP or equal, first quality, gun grade, non-staining, elastic
caulking compound, meeting Federal Specification TT-C598 Grade I. Applied without thinning. Caulk
around all windows, doors, penetrations, different building materials, etc., to prevent water leakage and
excessive air infiltration.
01 70 00 - Execution Requirements
1.) The contractor shall keep the building and site well organized and clean throughout the
construction period. Provide daily cleanup and remove all scrap and debris from construction
site. Reusable scrap materials shall be stored in a neatly maintained designated area.
2.) Contractor shall provide adequate temporary protection for materials and the building to
prevent damages from the elements (weather) and work.
2.) Weather-stripping, head and jamb stripping, to be provided at all doors and windows. Door
thresholds shall be aluminum or membrane set on full bed of caulking compound. Install continuous
metal or membrane flashing around perimeter of all doors and windows including metal or membrane
pan flashing. Integrate and seal into weather barrier per manufacturers specifications. All stripping
shall be adjusted as necessary for proper operation of doors and windows and the entire installation
shall present a continuous air barrier around the perimeter of all openings.

3.) Yingst Engineers & Associates, Inc. will not be responsible for the construction means,
methods, techniques, sequences, jacking process or procedures, or related safety precautions.
1.) System to be a Fully Adhered System (FAS) or Mechanically Anchored System (MAS) consisting of
0.060 EPDM rubber membrane. FAS shall ensure that a compatible substrate is installed in order for
system to adhere properly. Install per manufacturer's recommendations. Contractor to provide
manufacturer's warranty on all installed work.

2.) Yingst Engineers & Associates, Inc. assumes no liability to the building owner, any association,
or others for acts or omissions of the contractor or any other persons performing work on the
project, or for the failure of the Contractor to perform the work in accordance with the
construction documents.
2.) If any drainage pipes (downspouts, footing drains, yard drains, etc.) are involved with the project,
the Contractor shall have all final discharge locations for all new drainage piping approved by the local
code official. Drainage water shall not discharge onto driveways or sidewalks, unless noted otherwise,
to prevent ice problems in cold weather.

01 40 00 - Quality Requirements

08 10 00 - Doors and Frames
1.) All concrete work shall conform to the latest requirements, including all revisions, of ACI 301
(Specifications for Structural Concrete), ACI 301 (Guide to Curing Concrete), and ACI 318
(Building Code Requirements for Structural Concrete).
1.) Door style, manufacturer and type to be selected by Contractor and approved by Building Owner.
Install per manufacturers specifications.
03 20 00 - Concrete Reinforcing
2.) Doors shall meet or exceed the following requirements unless noted otherwise:

place before concrete is placed.
03 30 00 - Cast-in-Place Concrete
1.) Use regular weight concrete (140 pcf) with Type I, IA or II Portland cement conforming to ASTM
C150, aggregate conforming to ASTM C33, and potable water conforming to ACI 318-89, and in
accordance with the following requirements:
A.) Minimum 28-day strength: 3500 PSI, 4000 PSI if exposed to the exterior.
B.) Entrained Air: 4-7% (all exposed concrete)
C.) Maximum slump: 5 inches
D.) Aggregate size: 1-1/2" maximum.

3.) Doors separating conditioned spaces and unconditioned spaces shall have a maximum U-Factor of
0.35 unless noted otherwise.
DIVISION 31: EARTHWORK
1.) If required, remove any trees, shrubbery, and plant(s), which obstruct the work and dispose of
within legal limits at an approved off-site location, or store for replanting as agreed to with the
Building Owner.
Description
4.) Door hardware by Schlage, Weiser, or equal and style to be selected by Building Owner. Install per
manufacturers specifications.
2.) All footing excavations shall be inspected by the building official prior to the placing of any
concrete. The building official shall be given adequate notice for the observation per local municipal
requirements.
3.) Footing depths shall extend below local frost grade unless located in a frost protected area or
otherwise thermally protected from frost heave. Where required, step footings to ratio of two (2)
horizontal to one (1) vertical and pours shall be continuous.
4.) Soils used for back filling and compaction shall be granular, well graded, clean and free from debris
and clay. Do not allow rocks or lumps larger than two (2) inches (nominal) to be filled against
foundation walls. When compacting, place soil fill in six (6) inch deep layers and compact each layer
using mechanical and/or manual devices to achieve a firm, stable base for successive layer(s) or final
grading.
2.) Cure all concrete in accordance with accepted ACI Standards for the worst case weather
conditions anticipated during the curing period.
5.) When applicable, the Contractor shall rough and finish grade the work site and restore areas
damaged by construction work to original condition. All debris and excess earth material shall be
disposed of off-site in accordance with all codes and ordinances.
3.) Adequately protect concrete from freezing for a minimum of seven days following placing.
6.) Final grade shall contain at least six (6) inches of topsoil where grass will be planted.

A.) Detailing fabrication and placement of reinforcement shall be in accordance with ACI-315
"Manual of Standard Practice for Detailing Reinforced Concrete Structures." Provide
supports/ anchors as needed to maintain reinforcing placement during concrete pour.
B.) The Contractor shall notify the building official as required by the municipality prior to
each concrete pour. No concrete shall be placed until all reinforcing has been installed by the
Contractor and inspected by the building official.
C.) Min. concrete protective cover for reinforcing steel shall be as follows:
a.) Footings = 3"
b.) Beams = 2"
c.) Slab = 1-1/2"
d.) Walls = 1" at interior face: 3" at exterior face.
A.) Exterior
a.) U-Factor of 0.30 or less
REVISIONS
1.) Reinforcing steel shall be intermediate grade new billet deformed bars conforming to ASTM A615 Grade 60. Welded wire fabric shall conform to ASTM A-185. Securely tie and anchor in
position prior to placing concrete.
