The Hammond Tract

Overview
The Hammond Tract is a timberland property
located on Maryland’s Eastern Shore. The
property is primarily pine plantation abutting
a mixture of agricultural and forest lands with
some suburban residential development. The
tract is located east of State Highway 13 just
south of the Delaware border less than 10
miles northeast of Salisbury. Recreational
opportunities exist both on and off the property.
Leonard’s Mill Pond trophy bass management
area is located just 4 miles to the west. There is
an existing hunt lease on the property that may
be terminated or extended at buyer’s discretion.
Property taxes for 2012 were $134. Several
urban centers are within a 2-3 hour drive of the
property: Philadelphia (136 miles); Washington
DC (124 miles) and Baltimore (113 miles).
Zoning is A1 agricultural-rural district.

Timber Resource
The Hammond tract is dominated by a 35-year-old pine
plantation established in 1977 with a smaller 12-acre
subset of hardwood. Refer to the timber volumes table
below for more details.
Location and Access
The Hammond Tract is located in Wicomico County
a short drive northeast of Salisbury. To access the
property take State Highway 13 north from Salisbury
and turn right on Dagsboro Road. Follow Dagsboro east
and turn left on Rum Ridge Road then right on Carioca
Road to access the property from the north. Follow
Dagsboro east and turn left on Downing Road then left
on Northumberland Drive to access the property from
the east.
Conservation Easement
Accompanying the ownership is a conservation
easement that encourages long term forest management
and restricts development.
Potential buyers are
encouraged to download a copy of the Easement from
the data room on the LandVest website listed below.
The Easement provides for a limited number floating
building envelopes that may be purchased for an
additional fee.
