In Vienna’s 11th district Simmering we developed
an office building in Brehmstraße, which consists
of three buildings with a total rentable area of
more than 32,000m². The land is well connected
to the public transport system.
Because the company located in a neighbouring
building across the street is one of the anchor
tenants, a steel bridge with a span of 31 meters
was constructed to connect the two objects.

Together with the public housing association, “Die
Salzburg”, UBM created “Neue Mitte Lehen” on an
area of roughly two hectares and was based on the
design of architects Gerhard Sailer and Heinz Lang
from the atelier “Halle 1”.
The project has transformed the old Lehen football
stadium while retaining its main characteristics: for
example, the playing field is open to the public as a
municipal park.
The building contains shops, restaurants, the Salzburg Municipal Library with a collection of more than
128,000 books as well as an underground car park for
100 vehicles.
One of the main design elements is the 32 m-high
panorama bar extending into the former playing field
and offering an excellent view of Salzburg.
