On the Courses

A Matter of Manners
The following was written by Steve Forman, Chairman of the Subcommittee on Golf Course Care:
I hope everyone had an enjoyable and productive summer whether you stayed here at Boca West or
traveled elsewhere to escape the hot weather. Meanwhile the golf committee has been quite active. Brad Luken, Director
of Golf and Wes Dinsmoor, Director of Golf Course Maintenance and Landscaping, have been busy getting ready for a
new season.
As we begin another year in paradise I would like to focus on course care. I don’t need to tell you that the staff does a lot
and works daily just to try to keep the courses in pristine condition. In addition, over the summer months Wes and his
staff finished three cycles of scheduled maintenance for each of our four magnificent golf courses. Each cycle entailed
considerable work designed to ensure the courses are in the best possible shape for all of us. They do a terrific job!
However, no matter how much work Wes and his staff do, if you hit your ball into someone’s footprint in a bunker, or
an unfilled divot in the fairway or you are putting on a smooth as glass green that is marred by a series of unrepaired
ball-marks, you are stuck. To put it another way; failure to rake and repair is just flat out inconsiderate of your fellow
golfers. And it doesn’t have to be a lot of people who are rude—only the group directly in front of you may ruin your day.
The golf committee is going to continue a number of initiatives aimed at better course care but at the end of the day until
we all take ownership of the problem improvement is going to be difficult if not impossible. I know what some people are
thinking—“It’s not me, its other people.” Are you sure? And if you see one of your playing partners forgetting to repair or
rake do you say something? Well you should.
I know what other people are thinking—let the golf maintenance staff do it, that’s their job. And we have all heard the
story of the person who walked out of a bunker without raking it who said, “I don’t need to do that, I am a golf member.”
Well, no, and HELL NO.
Brad Luken spoke to the golf committee about when he and JR were driving around during the Ryder Cup last April.
They saw MANY instances where people did not rake and repair. And this is during a competition when every
shot counted.
I heard another story about someone who was seen driving down the fairway of a par 3 hole (which is cart-path only),
and when asked about it his excuse was his leg hurt. We have pictures of people driving over greens, in bunkers and
parking their carts too close to the greens. Handicap flags are available for those who need them to enable them to
play a game that we all love. That does not entitle people to be abusive of the rules and to damage the course for their
own convenience.
This problem is older than dirt (pun intended) and I have asked members what can be done about it. Many have said
the only recourse is to punish people who violate the rules. I do not agree. This is not a police state and certainly not
what Boca West is all about. It is about having fun, enjoying our facilities and playing a great game with our friends,
old and new.
Let’s take that first step—own the problem and the next step, remind each other when someone forgets to rake or repair.
I plan to report back periodically on how we are doing. Meanwhile if anyone has any suggestions as to how we can
address this issue in a more efficient and effective manner please contact me.

2016/2017 League Information Applications for next year’s league are available in the golf shop and online. All applicants for the 18 hole league play must have
and maintain an up-to-date USGA handicap at Boca West and be an equity golf member. All applicants for the Women’s leagues are based upon having a certain handicap index
specific for each league (Wednesday League – an index of 24.9 or below, or playing in the league prior; Thursday League – an index of 38.1 or below). If you don’t know your
handicap please call Meg in the Golf department at 488-6912. All applicants for the 9-Hole Men and Women’s league must be an equity golf member.

You are welcome to visit the Tennis Center, too.
1. Social members may play in game arranging during any week in season for a maximum of three times and pay the
standard court fee. This is a great way to meet tennis members and enjoy the experience.
2. Selected social members who have not had a Tennis membership for the past two years may take a limited
membership and pay $400 for 20 plays.
3. Offspring of social members with activated offspring ID cards are permitted to play in tennis game arranging
with the same priority as offspring of tennis or golf members.

with players of all ages and abilities. Its loads of fun and played with a paddle and a wiffle ball on a court one fourth

on Standing Appointments
Fitness and Spa Standing Appointments for 2016/2017
season will be accepted ONLY by email. Request forms
will be available August 15.
You may pick up request forms at the Fitness Center and
Spa or on the Club’s website. Standing Appointments
may be scheduled during season (November 2016
through April 2017). Appointments during the summer
months may be booked a maximum of two months
in advance.
We will begin accepting Standing Appointment request
forms on Friday, August 26 at 6 a.m. by email only!
Requests received before 6 a.m. on August 26, will
not be processed. Requests are scheduled based on
availability and in the order they are received. A request
is not a guarantee. All requests must be submitted by
email using the Standing Appointment Request Form.
Personal Training applicants must complete the health
history process prior to requesting appointments. The
health history process must be updated each year. Please
check your status with the staff in the Fitness Center
before submitting a standing appointment request.
Standing Appointment requests submitted by any
method other than email will result in delayed processing
and a deferred position in the queue of requests.

Boca West Country Club has a huge and growing
number of members who play social bridge and
duplicate bridge. The distinction between the
two is that social bridge is organized by the
players and duplicate bridge is organized by
our professional staff: the Activities department,
our professional director, our duplicate bridge
committee and the American Contract Bridge
League (ACBL). Boca West is the third busiest
duplicate bridge club in Boca Raton. During 2015,
we had 1,700 bridge tables resulting in about
160,000 bridge hands. Our numbers in 2016 will
greatly exceed 2015.

and in-depth analysis, Dr. Wagner will explore the

James Bond: A Popular Icon on Page

James Bond is the world’s most famous fictional spy,
featuring in novels by Ian Fleming and the longest
film franchise in cinema history. By some estimates
a quarter of the world's population has seen at least
one James Bond film. After 54 years- since Dr No
burst onto the screen, starring Sean Connery, in
1962 - the Bond film franchise continues to be
globally successful. Yet fewer people are familiar
with the literary origins of James Bond, or his
emergence from the complex life and personality
of his creator, Ian Fleming. James Bond would
never have been produced if not for the fascinating
personality, traumatic youth and colorful
experiences of Fleming himself. This lecture will
explore some of the life experiences that influenced
Fleming’s fiction such as Casino Royale, From
Russia With Love—including the tragic death of his
father, his work in Naval Intelligence during World
War II, his numerous sexual relationships, and his
post-war winter residence in Jamaica. It will then
examine the film adaptations of the Bond novels,
focusing on the early films of Sean Connery (such as
From Russia with Love) and the recent films starring
Daniel Craig, including Skyfall and Spectre.

We are just getting started
As the Boca West Foundation begins its seventh year, we are both
excited by our successes and concerned about the future
of “our” children.
With your donations, participation and volunteerism, we are affecting the lives
of 5,000 children at risk in our area each day. This year, so far, the Foundation
has made grants totaling in excess of $1,000,000 to 25 children’s charities. Our
grants go to the projects that we fund with each of the organizations. With our
vetting and audit committees I can comfortably say to all that each dollar is
going to the daily welfare of these kids.
The concern we have is that the number of children at risk is growing each year.
Thirty percent of all children in Palm Beach County live below the poverty level
and one in four go to bed hungry EVERY night.
Each Friday Boca West members pack 1,000 back packs at Boca Helping Hands
with food for six weekend meals that are distributed to Boca Raton elementary
school students. Our volunteers help keep the emergency abuse shelter open at
JAFCO on weekends. Our retired nurses and dentists tend to children at our
pediatric dental clinic at the Caridad Center each Wednesday (thanks to Doris
and Neil Gillman for their very generous gift that doubled our capabilities).
An extraordinary milestone was passed earlier this year. The Boca West
members have donated in excess of 250,000 hours of volunteering to our
charities since our inception in 2010. This feat has made a difference in the
thousands of lives that are helped each day. Look in the November magazine
for 2017 participations that are available to all members.
We have just finished our summer camp programs in which 1,000 children
attended and had a very special experience. Our volunteers at Camp Kvod
for disabled children, Summer Strings at Lynn University, the T.O.P.S. Band
camp at FAU, Camp Wewa and, of course, our tennis and golf camps run
by our most caring professionals made an impact in each of the kid’s
lives. Sheriff Bradshaw, at our annual Gala, was most eloquent when he
said “....the Boca West Foundation’s camps and after-school programs are
fighting each day for the future of their kids against the onslaught of the
gangs in Palm Beach County.”
Last month, the Foundation began its initial “last dollar” college scholarships
in conjunction with the Viner Scholars. Ayanna Camara and Orel Yoshia will
each receive $7,500 per year to cover costs beyond their tuition scholarships
so that they have the where with all to have a successful college career. Costs
of transportation, housing, books and food are covered. Each of the students
carried a 3.0 grade average, did well on their SATs, ACTs and did a minimum
of 150 hours of community service. They live in homes that fall below the
$27,000 poverty level barrier, are Boca Raton residents and are attending a
public Florida university. Each student will work with their assigned mentor
every week during their freshman year and have many services available to
them provided by Eda and Cliff Viner.

The Foundation Board will be the
honorees in October at the annual
JAFCO Gala, as well as in January at the OPAL Dinner where the Foundation
will receive the community service award given by the Boca Raton Rotary
Club. Both events are at Boca West and are open for all members who wish
to attend.
All of these great works are done in the name of Boca West Country Club. This is not a Club function but the Foundation does report activities that it carries out in the name of the Club to the

The construction of our new Golf and
Activities Center continues on schedule
and will be open to our Membership
by December, 2016.
By the time you read this article, we estimate that the construction
of the overall building will be over 75% completed:
Roof tiles, exterior stucco and painting and interior wall framing will be
95% completed.
The installation of all windows, exterior doors, interior drywall, all
electrical and lights, mechanical HVAC and fire sprinklers should all be
around 85% completed.
The installation of the cabinetry for both the Golf Retail Shop and Golf
Check-in and the installation of lockers for both the ladies and men’s
Locker Rooms should be in process.
Each day there are between 120 and 160 workers on site representing 16
different trades. It is truly amazing to watch them perform so efficiently.
The Renovator Program remains very active. We have vetted eight
renovators who have acquired a total of 55 units and have two
more closings pending. Of the 55 acquired, most have already been
renovated and 25 have been sold. In addition, six are being rented
with full membership privileges.
The Renovator Program, designed to encourage renovators to
purchase neglected units, renovate them and then sell them as
desirable homes to new members, continues to be a financial windfall
for all the members of Boca West. At the time acquired, the units are
mostly non-performing ones. Thus the ultimate sale of these units
generates both new Joining Fees for our capital construction program
as well as current and ongoing social dues to reduce our operating
budget needs.
And finally, in my last article I announced that we were excited
that a new renovator group had been vetted and intended to make
a major investment in the acquisition and remodeling of all type
of units throughout Boca West. Unfortunately they did not meet
our expectations and we terminated our relationship with them.
However, we continue to be approached by others still interested
in becoming renovators.

Country Club before Monday, November 14. You will be contacted to
appear before the committee shortly thereafter.
BWMA Selects Hotwire
After 18 months of extensive research, meetings and deliberation, the BWMA Cable Committee has
decided not to renew the cable contract with Comcast but to sign with Hotwire Communications. The contract
was unanimously approved by the BWMA Board of Directors. The decision was made based on the
overwhelming number of complaints from our residents about the poor service. During our negotiations
with Comcast, they were given ample opportunity to rectify the service
situation. Promises were made to provide technicians permanently
assigned to the Boca West community, however, that promise was short
lived. Hotwire, in addition to providing Fiber Optic Cable to every resident in Boca West, is committed
to servicing every resident by providing three technicians, six days a week at a permanent location
in the BWMA facility. This will assure our residents of prompt response for any and all service issues.
The infrastructure work will begin in August of 2016 to insure a seamless transition when the Comcast
contract expires in July 2018. The offerings from Hotwire are superior then those offered from Comcast,
including cable television, internet and telephone.
Numerous e-mails were submitted to BWMA with questions about the poor service experienced at other
clubs in the area. The Cable Committee discussed virtually every complaint with Hotwire personnel.
Yes, there were problems at Woodfield. They were a result of Woodfield’s demand for a high capacity
DVR box which, at the time, was new to Hotwire. These boxes had not been field tested and many failed.
Hotwire, at their own expense, removed every box and replaced them with new boxes, and Woodfield’s
residents are now happy with their service.
We also spoke with both residents and staff at many other clubs, heard about their various issues, and
discussed them with the Hotwire staff. Those issues were ultimately resolved by Hotwire to the satisfaction
of those clubs. We will be benefitting from the learning curve experienced over the past few years at these
other clubs.
To insure that the installation at Boca West goes smoothly, BWMA is engaging the services of an
independent project management company who specializes in telecommunication construction services.
The team will oversee every step of the installation process to insure that all conceivable issues are dealt
with in a professional and timely manner. The ultimate goal for our residents is to deliver better cable
television, internet, and telephone options, backed by timely response to service calls.
Each Village Board will have the opportunity to select one of two bulk packages for their residents, the same
procedure as was done with Comcast. The Villages have until December 1, 2016 to make that decision.
In the final analysis, Hotwire will be providing higher resolution television reception, faster internet speeds
(twice Comcast), and more economical telephone service, all delivered by fiber optic cable to the home.
When coupled with their on-site service commitment, it is a win-win situation for all residents of Boca West.

Ombudsman is to
act as an advocate
on behalf of our
membership; to assist
with their problems, complaints
and issues.
As our Club’s Ombudsman, it is
not my role to make club policy or
change rules, but possibly bring
issues forward and assist members
to improve resolutions with matters
that members feel need additional
attention or possible change.

and/or concerns to your satisfaction.

By the time you read this article you will have
received your 2016/2017 dues packet. I would
first like to thank Howard Liebman, Vice
Chairman, Treasurer and Budget Committee
Chairman, the Budget Committee members,
Kathy Campbell, Director of Finance and Jay
DiPietro for preparing a budget that will
continue to deliver the outstanding amenities
and services that we as owner members have
become accustomed to without
compromising the financial health of the
Country Club. They did their job admirably.
As you already know the fiscal 2016/2017 budget was
unanimously approved at the June board meeting and Social
Dues were increased by $695 for all members.
It was an extremely difficult task to put together the budget
this year. The Budget Committee had to deal with increases
in costs in general and that of the startup and continuing
expenses of the new Golf & Activities Center. Increases in
fixed costs, utilities and facility maintenance expenses, not
all solely attributable to the new building, represented 56%
of the dues increase.
The new Golf & Activities Center is a 150,000 square foot
building compared to the previous structure of 47,000 square
feet. It will house two new restaurants, one with a Sports Bar
decor and the other for fine dining, a new main card room, a
large multipurpose room, a library, a boutique and men’s and
women’s locker room with card room space all on one floor.
On the other floor there will be a 5,000 square foot retail shop,
golf sign in, bag storage, expanded cart storage, a cart staging
area and Club Services offices. This building will allow
activities and programs that in prior years were limited by lack
of space, such as those of the Special Interest Group, lectures
and movies, card play, an expanded bridge program, meeting
space for our various clubs, charities and communities and
allow the Country Club to be used a few more nights a year
for profitable outside catering functions. The new Golf &
Activities Center is well on its way to completion still with
a projected December opening date. Please read the
Special Projects update by Phil Kupperman on page 25
for additional details.
The first seven months of this fiscal year produced excellent
financial results. For the seven months ended April 30, 2016,
Operating results were $326,900 ahead of budget.

Our cash balance at May 31, 2016 was $2.4
million compared to $12.4 million at May 31,
2015. Year to date expenditures for the new
Golf and Activities Center building and
chiller plant total $19.6 million (including
$4.1 booked last year). Expenditures related
to the IT project which began in March and
total $537,000 year to date. As of June 30
we have borrowed $9 million of the $24.5
million available to us from our Wells Fargo
bank loan.
As of May 31, there are 43 members who
have not paid their dues compared to 50 last year, against a
budget of 75. Also as of May 31, there are 44 golf and 10 tennis
players who have downgraded their membership compared to
a budget of 50 and 25, respectively.
The sales of homes and apartments continue to be very
strong. As of June 30, closed and pending sales of homes
to new member’s total 103 compared to 96 for the same
period last year.
The Board previously appointed Leonard Meyers as
Chairman of the 2016/2017 Nominating Committee and
ratified the selection of Howard Boilen and Harriet Moskowitz
to serve with him. The Nominating Committee consists of
nine members, six of whom are required to come from the
membership at large. The three Board Members will select the
six members at large and present their names to the Board for
ratification at the September Board Meeting. The Nominating
Committee will then begin its work trying to find the future
leaders of the Club.
