Dear Golfers,
The members of FCC Holdings, Inc. are pleased to announce that The Freeport Club,
formerly Freeport Country Club, is open for business! We have been busy over the past
couple months planning a fresh start, and just last week, we finalized a partnership deal with
Oliphant Golf Management to manage the ‘golf operations’ consisting of; retail merchandise,
golf services, course maintenance and the foursome lounge. Oliphant is one of the best golf
management and golf design/construction companies in the country (attached is some
background information on them). You can expect excellent course conditions and a fully
engaged and welcoming staff. We are very excited about what we have to offer Freeport area
golfers in 2016 and beyond!
Our goal is to create a friendly, familiar, inclusive and above all, FUN, golf and social
experience at the new Freeport Club. An annual “ClubPass” at The Freeport Club, will be
offered, which is non-equity, meaning free of assessments, and NO food and beverage
minimum spending requirements. The ClubPass will strive to create a ‘friendly private’
atmosphere where we value you as Members AND welcome the right kind of outside play
and events to keep your annual fees low.
The ownership group is investing in The Freeport Club and is committed to the long-term
success of the business. Please consider joining again; your early support is greatly valued, and
will help us to ‘hit the ground running’ in 2016.
In the coming weeks, we will send out regular communications and updates, and we look
forward to welcoming you all back to The Freeport Club. For anyone that has hosted an
event in the past or was planning an event at the old FCC, please rest assured your date is
reserved and we will honor all pricing. We will do our best to contact you directly as soon as

Description of Company Organization
Who We Are
Oliphant Golf Management (OGM) provides a results oriented style
of golf course management that sets us apart. Our approach is simple;
we follow time-tested cultural practices on the course, we are keenly
focused on playability and customer service, and we maintain the highest
internal quality standards for our work and professionalism. We do everything we can, every day, to provide our
customers with fun and memorable golf experiences.
Our success is not based on agronomic theory or high-minded management talk…we simply work hard, employ
sound business practices, and above all, stay focused on the customer’s experience. OGM’s overriding principle is
that ‘every day is important’- meaning our people appreciate the urgency of each day of the golfing season.
OGM’s partner company, Oliphant Golf, Inc., established in 1996, is an industry leading golf course construction and
renovation company. We started Oliphant Golf Management in 2009, during the sharp downturn in golf course

Our Commitment
We choose our workload carefully and we are committed to delivering the very best golf experience at all facilities we
are involved in, in many cases for Oliphant Golf this means word class. We succeed because our people have seen
and worked at the very best courses in the world; there is no substitute for that kind of experience.
The results of OGM’s services are meaningful and immediate, including:





consistently excellent golf course conditioning and playability
a comprehensive management program that is focused on the golfer’s experience rather than operational
convenience
elimination of the administrative and management burden of golf course employees
timely responsiveness and single-source accountability
access to the combined resources and the collective golf course design, construction, and management
experience of The Oliphant Companies

The Golf Courses of Lawsonia features two distinct 18 hole golf courses, The Links and The Woodlands, that wind through
rolling property on beautiful Green Lake in south central Wisconsin. The Links is an original William Langford and Theodore
Moreau design, built in 1930. The course is consistently ranked within the Top 50 Classic golf courses in the country, and remains
largely unchanged from the original design.
True to it’s name, the Links looks and plays similar to the great courses of Great Britain and Ireland, and provides a unique and
unexpected golfing experience in rural Wisconsin. The second golf course at Lawsonia, The Woodlands, offers a more traditional
Mid-West golf experience and an excellent contrast to the Links. The course features dramatic elevation changes and offers
sweeping views of Green Lake from several holes.

…Securing the Oliphant Team to take over the maintenance five years ago has transformed the condition of the courses.
Remarkably, Oliphant brought the links course back to a top 100 Public Course (#83) on the golf Digest list… As the
owner, we have enjoyed frequent delighted comments from people who have played here for over 50 years saying it is the
best they have played, for folks playing for the first time and vowing to be back soon….
…Two years ago, we handed over full operational responsibilities to Oliphant, including the Pro Shop and the
Restaurant. Again, we saw an immediate positive impact on the customer experience and also on revenue. Of great
importance to us is the fact the Senior Team are top quality people who strive for excellence, but also have fun and have a
strong sense of stewardship as they care for our courses…

I have had the privilege of being associated with Oliphant Golf for the past year as the management company for the
maintenance of our golf course at Pocono Manor. We have struggled with conditions lately and felt a change was needed. The
results have been amazing! Oliphant has delivered over and above everything we expected. Their management team spent
countless hours here, they gave our new superintendent the tools and guidance to do his job correctly and have continued to
follow up to be sure we stay on track. We have been very fortunate to have Oliphant involved with our golf operation. Their
knowledge of the golf business and professionalism are as good as it gets and I would highly recommend them to any type of
golf operation.

Bull’s Eye Country Club is a 27 hole property with both a premier 18 hole championship golf course by Roger Packard
and a 9 hole public course. Operated out of separate clubhouses this complex operation became part of OGM portfolio
in 2013 as a maintenance contract. Immediate results of course conditioning and as a valued voice on overall operations,
OGM began full management of the property in 2014; recently signing a long term management extension.
Centrally located in the state of Wisconsin Bull’s Eye Country Club is widely known as a spectacular north woods golf
experience. Its location also makes for great company and fundraising retreats for various large organizations. It’s also
home to Banquet Hall capable of hosting events of over 250 person and or multiple events at once. With the 9 hole
public course within the same property each day brings exciting opportunity to amerce yourself in the all facets of the
game and business.
Key Accomplishments

•
•
•
•
Reduction of over 12% from previous maintenance budget alone
Increased member satisfaction of course and club function.
100% Club employees initially retained.
Reconstruction of #14 green complex and bunker, addition of 4 new tee boxes, 1,500 lf of drainage pipe all
done through regular budgeting.
100,000.00 bottom line turnaround in first 12 months on site at manager
Increase in overall revenue in excess of 10% while reducing overall costs by over 5%.
Reestablishment of dollars to greens fees rates to reflect conditioning and layout of golf course.
In 2012, our Board hired the Oliphant Golf Management Company (OGM) to maintain our golf courses. In April of
2014, we hired them to also operate our clubhouses. We recently signed a new three-year contract to continue our
relationship in both areas. Our experience with OGM has been excellent. The golf courses are now in the finest
condition that they have been in over a decade. They have done a variety of tasks up and above the usual maintenance….
Each of these activities tremendously improved our courses, at no additional charges from our contractual obligations.
The clubhouse operation has proven to be the key element to us reducing our debt and becoming cash flow positive.
Their attention to detail has led to better expense control. They have been excellent in generating outside events to our
club. The entire operation has improved in every aspect… My analysis of this company is that they take tremendous
pride in the work that they do. If their name is involved, they want to always do the best job that can be done. I would
highly recommend this company to any golf course!

...‟As we wrap up the golf season I would be remiss if I did not send you a letter of thanks for the excellent job you and
your company did for Nakoma this season.…With OGM managing our course we (the board) did not have to spend time
discussing the course or conditions. You were always one step ahead of us, proactively making suggestions and making
things happen. This allowed the board to focus on membership and operational issues. Importantly in these tough times,
OGM saved the Club money. This allowed us to keep projects in the budget that would otherwise have been cut, and to
finish the year in the black, even with membership and spending down. As incoming President, I look forward to
working with you and the talented team at OGM to make Nakoma Golf Club the best.”
