Past Presidents talk CBR history and
memorable moments with Larry Metzger

The Past President’s Dinner occurred last
month and what a dinner it was!
Not only did I have the opportunity to
meet many of the Past Presidents of the
Columbus Board of REALTORS® – dating back to Orin Morris who served in
1965 – but I heard many stories about the
past and the history of our fine
REALTOR® organization.
It is amazing the wealth of knowledge
that our Past Presidents bring to the table
and how we all have benefitted from that.
Being Larry Metzger’s last Past President’s Dinner, each Past President was
asked to share a memory that they had
of Larry. It is safe to say that the memories voiced most often were humorous,
always respectful, and it was clear that
everyone was thankful for Larry being an
integral part of the Columbus Board of
REALTORS® for the last 25 years.
Many Past Presidents shared their
thoughts on how Larry’s ongoing relationships with our civic leaders were so
important in helping to insure private
property rights were always at the top of
their agenda.
Many Past Presidents discussed Larry’s ability to relate and communicate with all members in a way in which they felt appreciated.
Many Past Presidents talked about how
Larry’s management skills and his efforts
to oversee a growing association were
vital to the Board’s continued success;
and how he encouraged staff that worked
together with a team attitude, helping
make us all look better.

Delaware County among nations’ top locations
for young and wealthy
A new study released by Nielsen Claritas shows Delaware County is No. 8
on a list of locations that are home to the “young and moneyed.”
The study, released in September, found that 16 of the top 50 counties
where the highest concentration of the young and wealthy live are in the
Washington D.C. area.
Delaware County was the only Ohio location to make the list. The
demographic—those 25-34, who are making more than $100,000 annually—is also prevalent in the high-density areas of San Francisco, New
York City and Chicago. So-called “young and wealthy households” make
up only 2.15 percent of the total U.S. population.

Columbus named among best affordable
places to retire
U.S. News & World Report in its October issue released its picks for the
best places in America to retire affordably and Columbus is ranked as
No. 5!

Homeownership declines to six-year low
Homeownership declined to 66.6 percent in 2008, the lowest level in six
years, according to the U.S. Census Bureau, which recently released its
American Community Survey. Homeownership fell the most for Asians,
dropping 1.24 percentage points to 59.4. The survey cites the fact that
large Asian populations are in foreclosure-prone areas, such as California, for part of the decline. The survey and associated data is available

Millions of homes could have health hazards
According to the National Center for Healthy Housing, an estimated 5.7 million U.S. families live in substandard housing, with one in every three houses
in U.S. metropolitan areas plagued by health hazards.
The Columbus metro area ranked 18th in terms of healthy housing; the study
found that compared to the national averages, Columbus has fewer homes
with holes in the floors; signs of mice; and heating equipment breakdown.
The center, which surveyed homeowners and pulled information from U.S.
Census Bureau data, found that 29 percent of those surveyed don’t have
a carbon monoxide alarm; one in five permit smoking in their homes; 17
percent reported water leaks in the last nine months; and 15 percent reported
mold, mildew or pests such as roaches and mice have been present in the
last three months.

Renters taking the plunge but move-up market
slowing
In September, more renters took the plunge to become homeowners but fewer
current homeowners opted to move up to more desirable homes or neighborhoods even though these homeowners acknowledge home prices are a good
value, according to a new survey commissioned by Relocation.com.
Seventy percent of respondents said homes are more affordable today
than in recent months and 69 percent indicated they believe the economy
is improving, but Americans are still cautious; only 26 percent of survey
respondents took advantage of more affordable prices to move to a bigger
house or neighborhood.
And while the survey found that the number of homeowners moving to a
new home remained the same as it had in an earlier survey conducted in
June, the number of renters finally moving from the sidelines to purchase
a home increased by 3 percentage points in September. Moving due to job

In the second quarter of 2008, the Columbus Board of REALTORS® engaged in a 90-day advertising campaign centered
around the idea that the central Ohio housing market was better
than many other areas around the country.
A year and a half later, how are we faring?
In a nutshell, we’re doing quite well – under the circumstances.
No one would argue that the last couple years have been a challenge
– both for the housing industry as well as the entire economy.
And, unless you’ve been living under a rock, you also know
that we’ve seen decreases in jobs, home sales, home sale prices,
membership, etc.
But we’re still faring better than many other parts of the state and
country.
Following are examples of how central Ohio compares to other
parts. Specifically, we’ll look at four other cities – Austin TX,
Indianapolis IN, Las Vegas NV, and Charlotte NC. Population for
these cities is as follows:

Home sales
We have really great news to report in this category. Central Ohio
home sales were up ten percent in September over one year ago!
This is the first year over year increase we’ve seen in over two
years. Further, we’ve only seen increases in three months (Jul07,
Jan07 and Jun06) since April 2006. If you are as tired as I am with
negative numbers and decreases, take a moment to celebrate this
bit of information.
Now we can attribute some of our good fortune to the $8,000 first
time home buyer tax credit. The National Association of REALTORS® (NAR) estimates that 45 percent of the homes purchased in
2009 were first time home buyers. Forty-five percent is high – but

it’s not as dramatic as you might think. Following are the percentage
of first time buyers NAR estimates the previous seven years:

Home prices
Our average sale price last month (September 2009) was $160,094
which is only 0.4 percent lower than the average sale price one
year ago. However, our year to date (January through September)
sale price is down 5.7 percent. We know this is due to the higher
number of homes on the market – many of which are distressed or
short sale properties – as well as the increase in first time buyers
buying in the lower price ranges.

Their senior vice president, Rick Sharga, told Newsweek he believes there are three ‘waves’ in this foreclosure crisis.
According to Sharga, the first wave of foreclosures was caused by
bad loan products – and there are virtually no more foreclosures that
are the result of subprime lending. The third wave is going to involve
borrowers who had adjustable rate loans, in which they had the option of deciding what payment to make including interest-only payments. That wave will go from the middle of next year until 2011.
Right now, we’re at the beginning of wave two which is being
driven by unemployment. This wave affects people who were blue
collar and entry to midlevel white collar and will include properties
with higher loan values. Areas most affected will be those seeing
rising unemployment rates.
Unemployment
The good news regarding jobs in central Ohio is that our unemployment rate dropped 0.5 percent from August to September
2009 (8.8 to 8.3). Although Columbus’ unemployment rate is a bit
higher than Austin and Indianapolis, our rate hasn’t jumped like
those of the other cities. Over the last two years, unemployment
rates have increased as follows:

news’ items we’ve seen lately. I think we’re all weary of hearing
how poorly the housing and economic markets are doing.
Please share these facts with friends, clients, associates, the clerk at
the grocery store, etc., etc. Central Ohioans need to know that the
grass is still greener here!
What’s going on in Sin City?
Have you noticed anything unusual about the Las Vegas
statistics above? First of all, their 2009 sales are up 60.1
percent. Wow – sixty percent! But then you’ll note that their
unemployment rate is high, their foreclosures are way up
(one in every 51 homes is currently in foreclosure) and their
average home price is down 29.2 percent. Sales are up all
right, but it appears many of them are distressed situations
with sale prices well below where the market should be. Be
careful what you wish for.
More Good News!
Columbus one of top 10 cities for finding a job
According to a study by U.S. News & World Report
(released Aug. 21, 2009), Columbus was noted as one of
the Top 10 cities in America for finding a job. Our strong
healthcare, distribution, and technology industries are cited
as a main reason that our city has managed to remain stable
during the national economic recession.
Bill LaFayette, vice president of economic analysis for the
Columbus Chamber, has seen the local data and the national
averages, and he knows one thing is certain: “We’re doing
a whole lot better than average,” LaFayette says. For one
thing, Ohio’s capital city is smack in the middle of the state-and pretty central for much of the country--and it boasts a
strong transportation and distribution industry. Columbus’
distribution employment has grown by a third since 2001,
while the rest of the nation, on average, is down.
You can, however, thank the city’s diverse economy for
much of its resilience. Healthcare, hospitality, manufacturing, and even the tech industry contribute plenty of jobs.
Some of the city’s major employers include Ohio State
University, OhioHealth, Nationwide Insurance, JPMorgan
Chase, Bob Evans, and Limited Brands.
Employment in information technology occupations is
significantly higher than in comparably sized regions because “so many of our sectors are voracious consumers of
data” and need top-notch IT infrastructure, LaFayette says.
Columbus is centrally located and boasts a strong transportation and distribution industry. Local distribution employment has grown by about a third since 2001, while the rest
of the nation, on average, is down.

Ohio ranks first in automotive
manufacturing strength
By virtue of the size and scope of its
assembly and parts production, Ohio
managed to hang onto the top ranking
for automotive manufacturing strength
despite the clobbering in the automo-
tive employment sector the Buckeye
State has experienced due to the economic downturn. The report by Business Facilities magazine (released July
2009) also factored in investments and
projects that were announced this year,
as well as current production statistics
(assembly and parts) and facilities.
Ohio ranks 9th in transportation
infrastructure
Business Facilities magazine added
‘transportation infrastructure’ to their
2009 rankings report released July
2009. Ohio ranked ninth based on the
state’s share of overall federal highway
funding; per capita federal highway
funding; lowest number of roads in
mediocre condition; lowest number of
deficient bridges; deficient bridges as a
percentage of total bridges; total inland
waterway mileage; railroad mileage/
freight tonnage and interstate highway
mileage.
Ohio ranks 4th for biotechnology
strength
Business Facilities magazine ranked
Ohio fourth in its 2009 Biotechnology Strength Report released August
2009. Criteria used to determine the
rankings included state research and
development funding and venture
capital investments, concentrated
occupational employment in biotech,
bioscience-targeted tax exemptions,
number of biotech facilities, biotech
patents generated, university grant
funding and bioscience higher education degrees, among other factors.

Healthy & Stable
Fall’s Stable Market Can
Be Measured: One year ago, the month’s
supply was 9.10. But with the increase in
sales and drop in inventory, the month’s
supply is now down to 7.06. This number
means that if no new homes were added
to the market, it would take slightly more
than seven months to sell all remaining
inventory. A market is typically considered
balanced with around a 6.5 to 7 month
supply.
Stability is Everything in Real Estate!
Columbus is ranked as the seventh-most
stable market in the U.S., according to a
first-quarter 2009 report from PMI Mortgage Insurance. Cleveland, Pittsburgh, and
Indianapolis join Columbus in the top 10,
with Dallas-Plano being ranked as the most
stable market. Nearly half of the nation’s
50 largest markets have an elevated risk
that home values will continue to decline
over the next two years. Columbus’s risk is
labeled “minimal.”

time to buy
The Tax Credit for FirstTime Home Buyers is an $8,000 Gift!
Although the current credit is soon to expire, there’s a heavy debate in Washington
to extend the credit – not only to first time
home buyers, but to current homeowners
as well. If either option passes, the market
will be ripe for new and move up buyers.
With over 14,000 competitively priced
homes on the market and low interest
rates, most people who want to make a
move to a new home should seriously
consider doing so now.

To investors who like to hold real estate
for the long-term, today’s market is a gold
mine. The number of properties competing
for buyers along with the low interest rates
make this the perfect investor market.
Low interest rates
keep market strong
With recent dips in
mortgage interest rates, housing is even
more affordable. According to Freddie
Mac, the average rate on 30-year fixed-rate
mortgages fell below 5% to a four-month
low. The 30-year, fixed-rate mortgage is
averaging 4.94%, down from an average
of 5.04% the previous week and 6.1% a
year ago. The last time the 30-year rate
was below 5% was the week ending May
28, when it averaged 4.91%. Meanwhile,
the 15-year fixed-rate dropped to 4.36%,
the lowest figure since Freddie Mac began
tracking such mortgages in 1991. The 15year average rate was 4.46% last week and
5.78% last year.
Lower interest rates = lower payments!
The monthly payment on a $172,000 home
with a 7% interest rate (a rate we saw
for most of the 1990s) is $1,144. A 5.5%
interest rate like we are seeing today will
save you $167 a month on your mortgage!
That’s a savings of $2,004 a year - and
almost $60,120 over the life of the loan.
A lower interest rate means you can
afford more home. If you can afford a
$1,144 monthly payment for a $172,000
home when the interest rate is 7%, that
same $1,144 per month will allow you to
afford a $201,500 home when the interest
rate is 5.5%.
A lower mortgage interest rate will save
you thousands of dollars over the life of
the loan. The $172,000 home with a 7% interest rate means you will pay $240,000 in
interest over 30 years. The same home with
a 5.5% fixed rate will save you $60,400 in
interest.
There are
many reasons
to be optimistic
Columbus is one of the top 10 cities for
finding a job, according to a study by U.S.
News and World Report released Aug. 21,
2009. Our strong healthcare, distribution,
and technology industries are cited as a
main reason that our city has managed to
remain stable during the national economic
recession.
Spike in home sales points to strong finish for 2009: It has been over two years
since central Ohio home sales saw a year
over year increase, but the 2,012 closings
recorded last month were 10.3% higher
than one year ago and suggest a strong
close to the year.
Columbus Ranks #10 as Top City for
“the Next Generation Workforce” ...
right behind New York City. According
to Next Generation Consulting, “It used
to be that cities with jobs attracted and
kept their workforce. That might have
worked for your dad, but it’s not going
to work for your kids. Today, young
up-and-comers pick their cities - those
with the amenities and “vibe” they value
– and then look for jobs.”

John Bennett, was a great
teacher throughout my
real estate career. One
important adage that he practiced was

more true than it is today. While being a
great counselor, his greatest gift to me was

wonderful brokers and agents that were
willing to assist me in developing my 37year career. Geri VanLent and Neil Springston guided me in acquiring relocation
business. Since I was chiefly in residential
sales, commercial brokers Tom Kohr, Don

and others, sent homebuyers and sellers

Nancy Trout was the director of training when I was
a new agent 10 years ago.
Our company offers a series of training
classes for new agents. I will never forget
the things I learned in her classes. The real
estate classes at Hondros teach us to be
“book smart” to sell real estate, but Nancy
taught us how to be “street smart.” One of
the most beneficial parts of the class was
learning the real estate contract. We did a
lot of role playing and got to know and understand every single word of the contract.
We also had a section on what to do and
say during open houses, home showings,
and listing appointments and I’ll never forget the role playing and various scripts that

Why the Columbus Board of REALTORS®
Charitable Foundation Fund?

REALTOR® Foundation Fund Advisory Board
At the request of members, the Columbus
Board of REALTORS® established a
tax-deductible charity in 1991 that allows
REALTORS® to pool resources in order
to impact the central Ohio housing market. There are many reasons why people
give to the REALTORS® Foundation
Fund; many feel a sense of gratitude for
the success they have realized in the real
estate profession and they wish to give
back. Others believe this is a perfect way
to help secure their continued success by
helping other real estate markets remain
healthy. Most contributors say they want
to leave a lasting legacy so they know
their lives made a difference.
Since 2005, the fund has granted over
$250,000 in scholarships and community
grants. In 2009 alone we have already
granted over $50,000 in educational
scholarships, funded the annual REALTOR® Care Day and provided grants to
community organizations in great need in
spite our suffering economy. Some of the
organizations we have offered assistance
this year are The Homeless Families
Foundation, Columbus Housing Partnership, Creative Housing, Greater Linden
Development, Coalition for Homeless and Housing, Suds of Love-Free
Laundromat in Franklinton and Junior
Achievement.

students in real estate related fields and
takes part in community building projects
that enhance the lives of our neighbors in
central Ohio. In recent years, the Foundation Fund has made strides in providing
funds to benefit research projects that
communicate affordable housing, as well
as, advance the commercial real estate
market in dilapidated areas.
So what can you do? Open your heart
(and your pocketbook) to help others.

CBR Scholarship Opportunities

Scholarship Committee
The Columbus Board of REALTORS®
Scholarship Committee had a busy year,
awarding over $23,000 in scholarships to
19 outstanding individuals attending six
different educational institutions.
Being chair of CBR’s Scholarship Committee this year has been very rewarding
and satisfying. Simply said, every committee meeting held this year presented
our committee members with the opportunity to “pay it forward”. Where else
would you have the chance to grant money
to future members of our real estate community to help them pursue their goals and
dreams?
Streamlining the Process
This year, our committee revised our
application forms, successfully streamlining three different forms into a single
form. Now, with one form, an applicant
may apply for the REALTOR® Foundation Fund General Scholarship, the Nate
Katz Scholarship or the Builder REALTOR® Alliance Committee Scholarship.
The committee also increased marketing
efforts to our central Ohio educational
institutions to make sure they were aware
of the scholarships that we have available,
and simplified the interview process by
switching our interview days to Fridays,
so that we could minimize student scheduling conflicts. These changes resulted in
the committee receiving more applications
than ever before.
Awarding Scholarships from the REALTORS® Charitable Foundation Fund
After conducting interviews with the
applicants, the Scholarship Committee
awarded eight REALTOR® Foundation
Fund General Scholarships for a total of
$8,500 to: April Peck, Hali Robinson,
Joseph Speakman, and John Delia Jr.,
all attending Columbus State Community College; and Gina Warner, Cynthia
Brown, Erin Liggins, and Stacy Hix
attending Hondros College. A Nate Katz
Scholarship for $1,500 was awarded to
Matthew Long, who is attending Columbus State Community College. Three
BRAC Scholarships totaling $4,000 were
awarded to Matthew Long, attending
Columbus State Community College, and
Richard Reith and George Skaff III, both
attending The Ohio State University. The
John G. Hondros Scholarship was awarded
to Penny Gowin, and the Linda Hondros
Scholarship was awarded to Sara Henson.
Every one of our recipients demonstrated
exemplary character and achievement,
suggesting to our interview committee that
they will continue to be a valuable asset to
the community and then to the real estate
industry.
Awarding Scholarships from the CBR/
Columbus Public Schools Charitable
Trust Fund
Our committee met with staff from the
Southeast Career Center to conduct
interviews of graduating seniors from
various high schools in central Ohio, all of
whom were attending trades programs at
the Southeast Career Center. Six applicants were chosen to receive scholarships
totaling $6,800. Aireona Henderson, West
High School, received the $1,900 Shane
Pritchard Scholarship to attend Capital
University. Joshua Deal, Marion Franklin,
received $1,900 to attend Franklin University. Toccara Kennedy, Marion Franklin,
received $500 toward the Culinary Arts
Program at Bradford School. Johnathan
Watkins Jr., Whetstone, received a $1,000
Building Trades Scholarship to attend
Columbus State Community College.
Jamar Berry, Independence, received a
$1,000 Building Trades Scholarship to attend Columbus State Community College.
John Willis, Marion Franklin, received a
$500 Building Trades Scholarship to attend Columbus State Community College.
Once again, every one of these recipients
demonstrated exemplary character and
achievement suggesting they would continue to be a valuable asset to their community and to their chosen field of study.
I cannot express enough, my gratitude to
the entire scholarship committee: Tom
Barrowman, Alice Buckley, Tim Cocanour, Dana Garrett, Mic Gordon, Mar’
Hartley, Chris Pedon, Jill Rudler, and
George Van Lent, as well as to CBR staff
liaison Brianna George, for their time and
hard work this year.
CBR members are encouraged to explore
ways to create a Legacy Gift in the form

The Columbus Super Users are a group of
COCIE members who meet monthly to learn
database insider tips and tricks, preview new
features of the CDX, share non-proprietary
market information and hear speakers on different real estate related topics. This group
was formed in 2002. In fact, it was the Super
Users who initially determined the retail,
industrial, office & multi-unit housing submarket boundaries for the Columbus market.
COCIE data has had a local competitive
edge from the very beginning. At this point,
the group is comprised mainly of research
managers and administrative assistants from
all of the largest commercial member firms,
but all COCIE members are welcome to
attend.
As you can see below, our meetings topics
are different and varied. Often the discussion
spills out into the parking lot and continues
for quite a while.

June – Michael Wilkos, The United
Way of Central Ohio discussion of
issues affecting the downtown market

Residential Standard Forms Committee
It has been another busy year for the
Residential Standard Forms committee.
Members of this dedicated hard working group have common traits: a strong
passion for the industry, attention to
detail, and their clients. Our committee
updates all residential standard forms for
the Columbus Board of REALTORS®
with the exception of those provided by
the MLS Committee or the State of Ohio
Division of Real Estate and Professional
Licensing.
In September of this year the Residential
Standard Forms committee completed a
two year project in finishing the revision
of our Residential Standard Clauses.
The group has been committed to reviewing and analyzing the Residential
Standard Clauses for the benefit of all
board members. At a typical meeting of
the Residential Standard Forms committee you would find dedicated agents in
deep discussion and review of the tools
we use in our business everyday.
In addition to completing the review of
Residential Standard Forms, the group
has also worked on the Elimination of
Land Contract Clause, Tax Proration
Clause, Elimination of Mortgage by
Seller Clause and most recently Discussion of Escrow Closing Language.

CBR adds The CE Shop as online education provider
CBR’s Residential Education Committee formed an Online Education Task Force, headed by Dennis Swartz, to look at the
online education options available for our members and the feasibility and costs of developing our own online courses.
After much research the Task Force recommended the CE Shop as the online education vendor that would fulfill our
member’s needs. The CE Shop is a featured vendor for all of the large boards in Ohio. They do not market to individual
REALTORS® and/or individual Real Estate Companies, allowing the local boards to benefit with non-dues income.
At the same time, they offer a variety of courses, some of which have been “test-driven” by Task Force members.
The consensus from the Task Force was that the CE Shop offers quality continuing education courses at a competitive
price for our members, and it was not deemed cost-effective to develop our own online courses. In the future, the Commercial Education Committee will be working with the CE Shop in helping develop a commercial online course curriculum.
Incorporated in 2005, the CE Shop is privately owned and headquartered in Fargo, ND.
Real Estate is The CE Shop’s only focus and they are ARELLO/IDECC Certified. The company publishes new courses on
a regular basis and all courses are approved for continuing education by the Ohio Division of Real Estate.
Immediately upon course completion, The CE Shop will provide students with an electronic copy of the course Certificate
of Completion. Certificates will remain in your account for a minimum of five years, should you need additional copies at a
later time.
For the past few years CBR has offered online continuing education from CBR Web site portal with Hondros College and
continues to offer that option, as well as, online courses from the Ohio Association of REALTORS® and NAR’s REALTOR® University.

The class does not teach how to perform an inspection, but
explains what’s included along with when and why the inspections are
used. While most REALTORS® have had home inspections done
and may be familiar with typical problems, the first portion of the class
discusses the top ten problems found. Participants will also learn
about the requirements included in House Bill 135 for condominium
associations dealing with adequately funding of their Reserve Funds.
In addition, the purpose and use of a Property Condition Assessment
(PCA) will be discussed. Knowing what type inspections are available
and when to recommend each type will allow REALTORS® to better
advise their clients of what they need to examine before selecting and
purchasing a home.

manage expenses, preserve their legacy and promote their peace
of mind. And now, with the latest FHA changes, REALTORS® can
help their clients use reverse mortgages to finance a NEW HOME
PURCHASE. In this class, you will learn the history and the basics
of reverse mortgages, as well as the latest legislative changes. This
seminar will allow time for case studies, exercises and discussion on
how to use reverse mortgages.

recent case studies about the web and fair housing.

the National Association of REALTORS® Code of Ethics and is geared
more for the agent who transacts residential real estate. Case studies
for the Residential REALTOR® will be used to identify ethical and
unethical behavior and to determine which articles of the state Canon
of Ethics and the NAR Code of Ethics are being violated. Discussion
will revolve around the grievance process and understanding how
complaints are evaluated. The process of arbitration and mediation,
as well as, identifying the possible penalties for ethic violations will be
covered, also. Discussion will include steps an agent might take when
faced with an ethical dilemma.

Real Estate’s requirement for each licensee to include a 3-hour core
law course in the 30 hours of continuing education credit every three

Dear DisplayKEY Customer:
These are instructions for installing PC Sync software on a Windows 7 PC.
Most DisplayKEYs are updated using a telephone line. If you update your
DisplayKEY using the DisplayKEY cradle, you do not need to install PC Sync
software on your computer.
To install the PC Sync software for your DisplayKEY on a Windows 7 PC, please perform the following
steps.
1) Is your DisplayKEY cradle connected to your POTS (plain old telephone service or “land”) phone
line?
YES: No action is required – your DisplayKEY does not interact with Windows 7. Your DisplayKEY
cradle has a modem that dials out using your phone line, so it does not need to connect to your PC.
NO: Proceed to Step 2.
2) Does your PC have a 32-bit Operating System?
YES: Your DisplayKEY is compatible with Windows 7.
a. Go to www.supraekey.com and logon to KIMweb.
b. Choose Download Applications from the left column.
c. Save the file to your computer.
d. Run the download.
e. If Windows 7 displays the error message “DPInst.exe cannot be run on this operating system,”
ignore the alert and finish the install. DPInst.exe is the Supra installer program and does, in fact,
run correctly on Windows 7.
f. Plug the DisplayKEY into the computer when prompted during the install.
g. Your DisplayKEY should now be installed on your Windows 7 PC with a 32-bit processor.
NO: Proceed to Step 3.

3) If your system has a 64-bit Operating System, your DisplayKEY is compatible. To obtain the correct
installation software and assistance on the installation, please:
a. Phone us at 1-877-699-6787 Option 3 > Option 2 > Option 8
b. Inform the agent support representative that you are calling to “install PC Sync for a DisplayKEY
on a Windows 7/Windows 64-bit system.”

Appendix 1: How to determine if your PC has a 32-bit or

1) Right click on “Computer” and then select “Properties”
from the resulting menu

CHP Salutes Larry Metzger
In 1997, Columbus Housing Partnership (CHP)
created the Bringing People Home” Award to
honor individuals, corporations and organizations that advocate for affordable housing, have
made housing-related services a priority, and
encourage others to care about the long-term
development of affordable housing.
On Tuesday, Oct. 27, CHP presented its “Bringing People Home” award to CBR’s CEO Larry
Metzger for his commitment to working with
CHP in helping to provide safe, decent, and
affordable housing to central Ohioians.
In Larry’s 24-year tenure as our CEO, he has tirelessly advocated on behalf of the central Ohio real
estate community and has worked hard to ensure
that affordable housing and related services are
an important priority of the Columbus Board of
REALTORS® and our community.
He has served as a member of CHP’s Board of
Directors for over nine years, and, through his
leadership, CHP has been able to impact the
lives of so many in our community. He has also
been a passionate advocate of affordable hous-
ing and homebuyer education programs.
In his remarks, Larry talked about the importance of private-public partnership in CHP’s
success and thanked Don Shackleford, CBR’s
“Sandy” Simpson, Don Kelley, Bob Weiler, Dan
Galbreath and Max Holzer for their foresight and
commitment to bringing CHP to Columbus.
He acknowledged CHP’s CEO and President Amy
Klaben for her leadership, CHP’s Board of Directors for their service, and Jim Rouse, founder of
The Enterprise Foundation, CHP’s parent partner,
for his vision in bringing together private-public
capital to create fit and affordable housing.
Larry concluded his remarks with the following
quotes from two of our United States Presidents:
“You cannot help the poor by destroying the rich.
You cannot strengthen the weak by weakening
the strong. You cannot bring about prosperity by
discouraging thrift. You cannot lift the wage earner by pulling the wage payer down. You cannot

earned the Certified Distressed Property Expert
(CDPE) designation. This designation is awarded
by the Distressed Property Institute upon completion of extensive training in foreclosure avoidance
and short sells.
Dave Dildine, ABR, e-Pro, has transferred his license to Home Central Realty. He brings with him
6 years of residential real estate experience.
Frank Truitt, Coldwell Banker King Thompson,
has been selected for induction into the Ohio
Veterans Hall of Fame. This honor recognizes
the post-military achievements of outstanding
veterans and their contributions to the civilian
workplace. The induction ceremony was held on
Friday, Nov. 6, 2009 at the Columbus Marriott Northwest Hotel.
Elsa Maginnis, Coldwell Banker King
Thompson, passed away on Wdnesday, Oct.
14. She had been a REALTOR® in Columbus
since 1978. Elsa is survived by sons, Robert
and Mark (Laurie); daughter, Karen (Marc)
Sapp; grandchildren, Zachary, Faith, Jordan,
Reilly, and Gillian; brother, Elliott (Norma) Reilly; several
nieces, nephews, and many wonderful friends with whom
she’s had dear relationships with throughout her life.
Theodore J. Sayer Jr., passed away on Friday, Oct. 16, 2009. Ted proudly served in the
U.S. Navy from 1948 to 1952, was a member
of The Knights of Columbus, 4th Degree; and
before his retirement, was a REALTOR® for
more than 40 years in the Grove City area.
Ted was an avid gardener and enjoyed cooking and golf. Ted
leaves behind his wife of 59 years, Aloyse; daughter, Melinda
Graney; granddaughter, Torey Penrod; sisters, Janet Palmer
and Theresa Karabinos; brother, David Sayer; numerous
nieces and nephews; and ‘his girl’, Abby. In his memory,
contributions may be made to the U.S. Navy Memorial, 701
Pennsylvania Avenue, N.W., Suite 123, Washington, D.C.
20004-2608 or to The Veterans of Foreign Wars.

Update on the New MLS Policy Violation Class
Attendance at the newly created MLS Policy Violation Class allows a member to receive a
credit for any single fine assessed up to $100. The class serves to educate members on
the importance of data integrity based on current policies, ways to avoid policy violations
and rewards your willingness to learn with a future fine waiver of up to $100. The classes
are popular with members and you are encouraged to make reservations early when times
are announced in the In Contract or on the Tempo Welcome Screen.
The MLS Committee is currently discussing options to expand this popular class so watch
for future announcements once plans become finalized.

The Columbus Board of REALTORS® works

More than 200 people started the day
with the Annual Business Meeting during which reports were provided on market activity, our new preferred vendors,
REALTOR® Care Day, the CBR Web
site and Larry Metzger’s retirement. We
also were given an update on the Education, MLS, C/I and Sales Advisory committees, and on member involvement.
Columbus Housing Partnership’s CEO
and President Amy Klaben was on hand
to give us a brief update on CHP and to
thank Larry Metzger and the Board for
our continued support of and commitment to CHP’s efforts to provide safe,
decent and affordable housing to central
Ohio citizens.

The 85 Expo vendors came prepared
with survival tips and paks for the hundreds of CBR members who attended
the expo this year. Several booths and

gear. Attendees also enjoyed a lunch
buffet, and dozens of door prizes, raffles
and giveaways!
This year’s prize for Best Booth went to
