Leander – The Next
Big Boomtown in
Central Texas?
Leander, slightly north of Cedar
Park, is experiencing the same growth as
its neighbor to the south. Since the
northern extension of 183A opened in
April 2012 Leander has seen vigorous
residential growth.
The city’s current population of
33,000 is expected to reach 50,000
within the next five years and ultimately
top 200,000. That’s because of a giant
housing boom.
“We have more (housing units)
in development than we do on the
ground,” said Eric Zeno, Leander’s
Economic Development Manager. “Some
demographers say that we could be the
largest city in Williamson County in
20 years.”
It’s a big claim, considering Williamson
County is home to multiple fast-growing
cities, like Round Rock and Georgetown.
But Leander has a secret weapon that many
cities on the highly developed I-35 corridor
don’t have – virtually unlimited open space.
“183A is the last road not congested
into Austin,” Zeno pointed out. And he
added that even those who don’t want to
pay a toll should see its benefits. “Even
the non-tolled frontage roads get you where
you need to go faster than taking US 183.”
In 2010, Leander approved 390
single-family, final platted lots. That
number changed little until 2013, the year
after the opening of the 183A extension,
when it skyrocketed to 1,174. As of
February 2014, another 13,425 lots had
been approved, and 163 single- family
building permits were issued in the first
two months of the year for residences in
two dozen neighborhoods.
Leander projects 14,648 singlefamily residences by 2019. Moreover,

82% of the current households are
owner-occupied, and 81% of them
are occupied by families, most of which
have annual household incomes of
between $50,000 and $125,000,
and are overwhelmingly (66%)
professionals.
Growth in the public sector is also
occurring. The influx of families has
resulted in a new elementary school,
high school and two fire stations. Austin
Community College has also announced
it will build a campus in Leander designed
to serve three to four thousand students
by 2018.

Drivers in Cedar Park and
Leander, the two cities that border
the 183A toll road in southern
Williamson County, can remember
what mobility, or lack thereof, was
like in Cedar Park and Leander
before the 183A Toll project was
constructed—it was endless gridlock.
Highway 183, the parallel route to
183A, serves as the main street in
those cities, and the crushing traffic
was preventing growth.
Since 183A Toll opened in
March 2007, Cedar Park has been
among the fastest-growing cities in
the nation, and this year will hit
an estimated population of 66,000
– double its size in 2002. 183A
opened up a new corridor for
development and growth, allowing
the city to offer employment and
retail opportunities as well as local
health care and entertainment for
its citizens.
“The opening of 183A brought
more than $500 million in
investments since 2007,” said Phil
Brewer, director of economic
development for the City of Cedar
Park. “This new tax base has
allowed Cedar Park to enhance our
community and provide additional
amenities for our citizens.”
Developments include the
1890 Ranch retail development
and Cedar Park Town Center and
Scottsdale Crossing housing and
retail centers. Endeavor, the

is about to begin work on a new
development just north of the
Costco along 183A.
Most importantly, the
development has created new
resources for the community, most
notably in health care. The Cedar
Park Regional Medical Center
(CPRMC), continues to expand
its campus along 183A, with a
third medical office building under
construction slated to provide
specialty pediatric care. Once
completed, there will be over
500,000 square feet of medical
facilities on the campus.
“These enhancements, particularly
in health care, completely change
the marketability of our city,” said
Brewer. “We’re now able to attract
a much more diverse workforce and
be competitive with Austin in terms
of where people want to live, work
and play.”
Several new high tech firms
have also moved in to the 183A
corridor in the last few years, adding
to a growing high tech sector that
already includes businesses like the
Dana Corporation and MagRabbit.
Just across the street from the
Dana Corporation facility is the
development site for the North
American headquarters of Voltabox,
a German company that designs and
manufactures lithium battery packs.
Firefly Space Systems, which designs
and develops missiles to deliver small
satellites into orbit, has also selected
Cedar Park as the location for their
headquarters and Research and
Development operations.
183A Delivers More Than Mobility
The 183A project also opened
up new horizons for Cedar Park.
The Cedar Park Center, a multi-use
entertainment facility along 183A
Toll, hosts more than 130 events
a year, including the Texas Stars
hockey games, the Austin Spurs
NBA Development League
basketball games, the Cedar Park
Rodeo, the Shrine Circus, Disney
on Ice, and Cirque du Soleil and
concerts.l. Since opening in
September 2009, more than 1.5
million people have attended events
in the Center, a lot of them using
183A to travel there.
The Cedar Park Center has also
brought jobs. Since opening in
January 2010, Cedar Park’s
unemployment rate fell from 7.5%
to 2.9% (September, 2015), making
it one of the fastest growing cities in
the nation for jobs.
