2015 Roofing Color Trends: Gravitating to Gray
(HIT) - Thanks to aging baby boomers and their complete comfort with growing older, gray is expected to be the rising
color of choice for roofs across America in 2015.
According to national color expert Kate Smith, with the youngest
baby boomers now in their 50’s, the generation that redefined traditional values is now making new rules for how homeowners live

they were as teens, the boomers are embracing “going gray” and

floors? Granite or tile countertops? As you make your choices, don't forget

While many new homeowners rely on their builders to select their bathware
products, that can be a mistake, say the experts at Mansfield Plumbing.
"Your builder isn't the person who will slide into your bathtub at the end of a
long day," says Haley Davis, product manager with Mansfield Plumbing. "As
a homeowner, you should research and make the product choices for the
type of bathware that goes into your master bath and other bathrooms in

Davis points out that bathware choices abound for consumers. From traditional bathtubs to air massage baths to soaking tubs to whirlpools, consumers get only one chance to select bathroom pieces that will last for
decades in the home.

"The bathroom is the private oasis in the home where you want to unwind
and recharge," says Davis. "For some people that means a good, long soak
in a deep tub with quiet music in the background. For others it means a vigorous whirlpool experience with pulsating jets of water to soothe

Different Bathing Experiences
Davis recommends knowing the options available before meeting with your builder. From these descriptions, determine what bathing experience you prefer and discuss your preferences with your builder before any bathroom fixtures are ordered.

answers provided, then a consumer can make a smart decision on which bathing experience to incorporate into different rooms of the home.
Questions to discuss with a builder include:
1. What is the maximum sized bathtub that will fit into the allocated space in each bathroom?
2. What is the minimum and maximum gallon capacity for the bathtubs in our bathrooms?
3. Do we have enough room for a two-person tub, or should we have just a one-person tub?
4. How much leg room will I have in the space allocated for the tub?
5. What type of tub are you recommending and why?
"The answers to these questions, matched up with visits to bath showrooms and online research, will prepare homeowners to make bathware

Financing residential real estate is more complicated today than ever
before. Although the mortgage industry has streamlined the process of
documenting and approving mortgage applications, the number of programs available has proliferated and made the selection of the right type
of mortgage a critical step for the buyer of residential real estate.
The decision steps that need to be taken must consider the following:
• How much cash do I want to put into the purchase?
• What payment and risk can I afford?
• What price home can I buy?
• Which lender should I use?
• What do I have to do to be approved?
Each of these questions is subject to many variables which, although
making the process of obtaining financing more complicated, do allow
a mortgage to be tailored to suit the buyer’s individual needs and repayment ability. Most reputable lenders also will offer a prequalification service that will assist in these steps.
The first step is then to decide what cash you have available for a down
payment, remembering that the lender will require evidence that the cash
is available for use. A gift must be verified, stocks and bonds or other investments must be able to be
liquidated for closing and evidence provided that this has been done. The cash investment in the real
estate should also leave a residual balance of liquid assets available for emergency needs as once the
cash is invested in a home, it can be relatively expensive to refinance merely to recover these funds.
The next step should be to determine the amount of payment you can afford and the amount of risk
you are prepared to assume. A thirty year mortgage with the interest rate fixed is not as risky as a one
year adjustable mortgage with a potential interest rate increase of up to two percent a year. There are
other programs falling between these two extremes that offer varying degrees of risk to the borrower.
The borrowers ability to qualify for the mortgage will allow a determination of the approximate price
of the purchase. Typically, 28 percent of the borrowers monthly gross income must cover the monthly
principal, interest, real estate taxes, homeowners fees and any property insurances. Thirty-three percent of monthly gross income must carry the above, plus any recurring debt payments.
