Canal Properties Real estate values on the
canal have experienced staggering property value
increases since the canal was built in the late
‘90s. There are 16 retail establishments housed in
historic warehouse buildings on the canal including
restaurants, clubs and gift shops totaling 95,000
square feet.
• Over 80,000 square feet for retail space with canal
frontage exist.
Lower Bricktown This area is home to
Bass Pro, Harkins Theatre and Sonic’s world
headquarters—a stroll along the south canal in
Bricktown will take you past luxury condos, any one
of nine restaurants, a bowling lounge, an ice cream
parlor and other retail establishments. Lower Bricktown
is 100% leased with approximately 250,000 square
feet of retail, 31 residential units, a hotel and an office
headquarters building.

Sheridan and Main Street Corridors
These busy pedestrian corridors are the main connectors
into the Central Business District. These streets are home
to the American Banjo Museum, Nonna’s Painted Door
Gallery and other retail, restaurants and clubs. A creative
class of businesses is also starting to cluster in this area.
Overall 16 retail establishments totaling 203,000 square
feet exist.
• Over 90,000 square feet in ground floor and multi-level
retail opportunities exist in the creative class district.
Reno Avenue A stone’s throw away from the OKC
Arena (home of the NBA’s Thunder) and the convention
center, Reno Avenue bustles with both pedestrians
and vehicular traffic. The Bricktown Ballpark is the
centerpiece of Reno Avenue with opportunities for retail
in some of the vacant warehouse buildings that border the street.
East of Ballpark This area is within walking
distance to all of Bricktown’s amenities including the
canal, ballpark, Bass Pro, IHOP, two hotels and the nearby
Deep Deuce residential district. A 2009 study by RCL Co.
concluded that this area is the best suited for future retail development in the district.
