Pet Agreement * In the event of a violation of any of the following terms and conditions, the owner/ management staff shall have the right to immediately cancel this agreement and require the pet owner/ tenant to immediately remove the pet from the premises. Cancellation of this agreement will not imply a waiver of the tenant’s responsibility for any damages nor will the tenant be reimbursed for any non-refundable pet fees. Tenant Name _______________________________________________ Property Address ___________________________________________ Property Address ___________________________________________ Owner/Management agree to waive the pet restrictions of the rental agreement/lease provided that the tenant and pet owner agree to and meet the following terms and conditions: 1. Only the pet/pets listed and described below are authorized under this pet agreement. Additional or other pets must be approved by the owner/management. There will be a $500 non-refundable FINE for any pet/pets found on the property without proper authorization from Clearview Property Management. 2. Pet/pets will not cause: danger, damage, nuisance, noise, health hazard, or soil the rental property, grounds, common areas, walkways, parking areas, landscaping, or gardens. Tenant agrees to clean up after the pet and agrees to accept full responsibility and liability for any damage, injury, or actions arising from or caused by his/her pets. 3. Tenant agrees to register the pet/pets in accordance with local laws and requirements. Tenant agrees to immunize the pet/pets in accordance with local laws and requirements. 4. Tenant warrants that the pet/pets is/are housebroken. Tenant warrants that the pet/pets has/have no history of causing physical harm to persons or property, such as biting, scratching, chewing, etc., and further warrants that the pet/pets has/have no vicious history or tendencies. All pets that meet the “Vicious Breed” list will require insurance liability coverage up to $1,000,000 and tenant will be required to show owner/management proof of said insurance. 5. The tenant agrees to observe the following regulations: a. Dogs and Cats: Must be controlled at all times. Must be kept on a short leash while in common areas or other grounds. Proper disposal of cat litter (securely bagged) will be done on a frequent basis. Odor arising from cat litter will not be tolerated. Pet stains in the carpet and/or carpet padding resulting in a visible stain or apparent odor will not be tolerated. b. Fish: Aquariums will not leak and will be cleaned regularly to prevent foul water and/or odors. c. Birds: Tenants will clean in and around birds and their cages to preserve the health of the home and prevent foul odors arising from pet/pets. 6. Clearview Property Management will be performing a mandatory “Flea Spray” on each property housing a pet. This spray will be performed by our vendors and will be deducted from your security deposit. Should you choose to leave the Clearview Property Management office with a $60 cashier’s check or money order made out to Eco Advantage, this fee will not be deducted from your deposit. No cash or personal checks will be accepted for this fee.
