Survey reveals who is developing beds and, more importantly, the total number of
beds being developed over the next few years.

Student Housing Business surveyed
companies participating in its annual
Top 25 Owners survey to find out the top
developers in student housing. For our
inagurual survey, we were open-ended.
We asked the questions, “How many
properties does your company currently
have under development? How many
beds does your company currently have
under development?” Closer to our
publication date, we made attempts to
clarify and verify the numbers that were
reported. Since most development is
constructed within the next three academic years, most projects reported are
currently under construction for a fall
2015 opening; or actively in development for fall 2016 and fall 2017 openings.
We asked that companies verify that
projects reported were for active student
housing developments, not planned or
projected developments. In addition to
companies on our Top 25 Owners rank-

ing, SHB also identified several student
housing companies who had significant
development programs and surveyed
them as well.
This is not an in-depth survey. The
definition of “under development” itself
is murky. It is self-determined by each
company as to what stage a project is in
when considered actively “under development.” As a third-party gatherer, we
counted on the industry to be honest in
its reporting. For many numbers, we did
re-question the sources with qualifications, and feel that the numbers reported are an accurate reflection of what
privatized student housing companies
are developing. However, this survey
is SHB’s first attempt at determining
which companies are developing properties, and to ascertain an approximation
of the total number of privatized student
housing beds under development. We
did not request an on-campus versus

off-campus breakdown from companies.
We also did not request that companies
break out openings by academic year,
though many did report this voluntarily.
Some companies left out projects they
felt should not be included. Universities
were not surveyed for their development plans. Most importantly, this survey only covers the top 20 respondents;
we surveyed many more and there are
numerous private companies in the
industry building one, two or a handful
of smaller projects. This survey will not
account for many beds being developed
in the industry.
Our results show that there are, at present, more than 97,000 purpose-built student housing beds under development
by private student housing developers.
