n most English villages there tend to be those one or
two houses that break the mould, stand out amongst
the crowd and offer a rare living experience. In Walton
on the Hill, one of those houses is most certainly The Old
Rectory.
This substantial, stylish and charming home was, as the
name suggests, formerly the village rectory, believed
to have been built around 1780. Located in the heart
of Walton village, at the end of its own private gated
driveway, The Old Rectory sits in grounds of some
1.3 acres, enjoying mainly a south west aspect, with
a backdrop of St Peter’s Church being one of many
endearing features of this exceptional home.
The current owners have painstakingly and
sympathetically refurbished the property, whilst also
creating a new complex which now forms a recreational
space/office, and further play area and a first floor selfcontained one bedroom annexe with its own kitchen
and bathroom.
Amongst other noteworthy features, are the Smallbone
kitchen, wooden floors, cast iron burners, open fireplaces,
sash windows, modern bathrooms and styling which is
both inviting and complimentary, in a home that now
combines the character of its original era with the recently
improved aspects that reflect modern standards of living.
The outside areas include an outdoor heated swimming
pool, a large vine and wisteria covered pergola, a “hidden”
Parterre garden with box hedging, rose beds, cypress
trees and fountain, sweeping lawns, a variety of old and
protected tree species and of course the long private
drive which leads from Breech Lane down to wooden
private gates and an intercom security system. There is
also planning permission for a 3-bay oak framed garage/
wood store.
The village of Walton on the Hill is one that offers a
quintessential feel and look, with the Mere Pond being at
its heart, whilst being surrounded by Walton Heath and
served by a number of local traders and a local store.
With three pubs, two restaurants, two hair salons, a tea
room overlooking the pond, a highly sought after primary
school, two churches, not forgetting Walton Heath Golf
Club and much more besides, the village has much to
offer. And if Walton can’t offer it, there is every likelihood
that the nearby villages of Tadworth, Banstead and
Kingswood, as well as the towns of Reigate and Epsom,
will be able to provide.
Local schooling and recreational facilities are in
abundance and the area has long been popular with
commuters and travellers alike, with a number of
mainline stations within either a walk or short drive from
the village, and of course the M25 motorway which is
accessed at either junction 8 or 9.
