We are a family owned business and have been serving our satisfied customers for over twenty five years. We specialize in commercial asphalt paving
and maintenance work and have done numerous large projects such as,
paving the Toys ―R‖ Us parking lot next to The Danbury Fair Mall, crack-sealing
Home Depot stores throughout Connecticut, and paving several Bank of
America locations in Connecticut.
Along with our outstanding reputation and professionalism we would like to
showcase some fresh ideas and the various asphalt paving and maintenance services we provide. We have two Connecticut locations so we can
conveniently service the entire state of Connecticut.
During these uncertain financial times, we realize how important it is for all of

With two locations, one in South Windsor and one in Danbury we provide coverage to
the entire state. As your asphalt paving and maintenance provider we will provide you
with consistent quality, rapid response, and dependable service along with competitive pricing.
72 Hour Service
In emergency situations such as, potholes, sinkholes, and collapsed catch basins, M&S
will be at any of your Connecticut locations to troubleshoot and/or repair within 72
hours of your call.

We are set up to completely interact with your company by email and internet to provide you timely updates, proposals, digital photos of repair work and invoicing.
Free On Site Evaluation
We will visit all of your locations annually or at your request to evaluate your parking
lots and e-mail a free detailed quote. We will take and email digital pictures so you
can visualize any trouble spots that need attention.

Since 1983, The Fradianni Family founders of M & S Paving and Sealing Inc. have provided the highest quality materials and workmanship to more than 6,000 Connecticut
customers. Our business is family-owned, and our ‗hands-on‘ approach has been the
hallmark of our success. You will find a owner onsite for every major project we complete.
Licensed and Insured
We are fully insured and maintain yearly our Connecticut required sales and service
licensing. We comply with all OSHA safety regulations and EPA environmental guidelines. At M&S Paving and Sealing, we use only the highest quality materials, which
meet or exceed applicable federal specifications

Our uniformed employees are expertly trained and fully insured most of whom have
been working with us for many of our twenty five years. Employing a long term dedicated staff ensure that our customers receive the most efficient possible experience
while completing their project.
Our Equipment
We own and in house maintain our own fleet of pavement maintenance equipment;
such as double jacketed, diesel fired, temperature controlled hot rubberized kettles that
ensure proper manufacturer applications specifications. This allows us to ensure high
quality jobs with exacting standards to our customers.

superior paving, sealing and pavement repair service to customers within a reasonable
travel distance–ensuring a quick response to their needs, as well as a competitive price.
Our Mission
Our mission at M & S Paving and Sealing Inc. is to provide conscientious workmanship,
dependable scheduling, and special attention to our customers‘ needs, using only the
best quality materials.
SERVICES AVAILABLE
Full depth patching - For roadways or parking lots that are
essentially sound, but have a few areas that have failed, we can
remove and haul away the old asphalt, re-set the base, and repave the area.
Hot rubberized crack sealing - This is an important maintenance
and preventive measure to keep water from penetrating through
pavement cracks—the biggest cause of pavement failure.
Concrete construction and repair - Along with initial construction,
we also repair sidewalks, steps, driveway aprons, and dumpster
pads. We remove the old concrete, then reform and re-pour the
new area.
Curbing - We install new machine-formed curbing and replace old
areas that have been damaged.
Reclaiming and grading commercial parking lots - Specialized
equipment can grind and pulverize existing parking lot asphalt into
new base material. We then re-grade and compact the base prior
to paving. This process saves money, as the old surface becomes
the new base. It is more environmentally friendly because the old
base is automatically recycled!
Paving - We pave; roadways, retail and wholesale stores, office
and medical buildings, municipal offices, condominium and
apartment parking lots.
Pavement sealing - Sealing is an excellent means of long-term
maintenance, keeping the pavement flexible and protected from
the harmful effects of the sun, salt, rain and wind. Asphalt will lose
its flexibility if the surface oils are left unprotected. Over time this will
lead to the pavement becoming brittle, susceptible to cracking,
and needing premature replacement.
Excavation and drainage - We‘ll work with you and/or your
engineer to provide a solution to drain water from under and
around parking areas.
Sidewalks - We can construct either new asphalt or concrete
sidewalks, as well as, resurface or repair older asphalt walks.
Catch basin repair - Whether you need replacement of pre-cast
catch basin tops, basin repairs, or complete rebuilding of basins,
we can get the job done.
Line striping - We lay out line striping for new design in addition to
re-striping of existing commercial parking lots. All line striping is
completed to A.D.A compliance.
