Summer continues trend of
strong gains in real estate

T
he snowbirds have gone
north, traffic has eased,
but home sales are still
sizzling even as the calendar moves into the summer
season.
Seems there is no off season for real estate in Florida
any more, said Kathy Valente
of Michael Saunders.
“During season we seem
to have a spike in condo sales
and that does slack off during
the summer months, however, single family homes continue to sell 12 months of the
year,” she said.
What gives?
People are continually moving into the area and purchasing new homes and, of course,
people are always downsizing
and or replacing their existing
home with a larger one, added
Valente, who has been selling
real estate in the Bradenton
area for the past 27 years.
“With interest rates down
and prices still quite reasonable, our market has been extremely active,” she said. “We
are finding that it is now becoming a seller’s market and
our inventory is dwindling
both in single family homes
and condos.”
Wagner Realty sold 1,083 single family homes from January
to March in 2012, but sold almost 300 more homes during
the months of June, July and
August of that same year according to Ron Cornette, training and marketing director for
Wagner Realty. Only condo
sales dropped slightly during
the summer months.
He, too, sees no off season
in real estate.
“Many local buyers with
children will buy in summer
to get into a new school district by fall,” said Cornette.
“Our vacation rentals bring
Floridians from all over the
state that visit our beaches and
often shop for a home while
they are here.”
Jay Travis of the Travis Group
of ReMax/Alliance sees less
“snowbird” buyers in summer, yet sales continue to be
strong.
“We have been seeing a large
increase in the number of families who are making moves
during the summer so that
they don’t disrupt their children’s school years,” said Travis. “We have also seen a backlog of buyers who were trying
to purchase homes this winter but with the low levels of
inventory either got outbid on
properties or were unable to
find the right property.”
For those on the fence about
buying a home and possibly
hoping to gain an advantage
from what were once stagnant
summer sales, the window of
opportunity could be closing,
according to some experts.
Inventories of homes for sale
remain at their lowest supply
since May of 2005, and experts
believe this could be pushing
prices up, causing a “new price
bubble” to be forming.
Housing prices typically rise
in a thriving economy with
people working and buying
homes. A “price bubble” can
materialize when low inventory forces prices up.
“We are definitely seeing an
increase in prices at the moment,” said Travis. “This could
be temporary due to very little inventory at the moment
or it could be a sign of a long
term cyclical increase due to
a healthier market.”
Home prices have made the
largest gain in more than six
years, rising 8 percent last December, according to the latest housing data from CoreLogic. Some cities like Phoenix
are showing even higher gains,
with a double-digit gain in
April.
In Florida, prices continue
to rise, according to the latest
housing data released by Florida Realtors. Closed sales of
existing single-family homes
were up 17.4 percent in April,
compared to the year-ago figure with more closed sales,
pending sales, and listings in
spite of a lower inventory of
homes for sale.
Travis does not believe,
though, that the real estate
market is headed for another bubble.
“First off is that the banks
are only lending money to buyers who can truly afford the
loan,” he said. “We have not
been seeing negative amortization loans or 110% financing.
Getting a loan is much tougher in today’s world, which is
how it should be.”
Also, investors purchasing
properties in the marketplace
are buying properties based
on rate of return, as long term
investments instead of simply
hedging on massive appreciation, added Travis.
And lastly the amount of
foreclosed homes, while still
remaining relatively high in
numbers, will not hit the marketplace all at once, keeping
inventory levels down.
“The banks have been releasing these properties over a period of time and many of these
foreclosed properties are being
bundled in large pools and sold
before even entering the marketplace,” said Travis.
