MIVIVIENDA PRODUCTS
- GLOSSARY 1. Mortgage Credit
Contract whereby a financial institution grants a credit to a person in order to acquire, build, improve or expand a house.
That credit will be paid in terms and conditions agreed between and among the parties, providing real estate as
guarantee.
2. Mivivienda Credits
Mortgage Credits financed by Intermediate Financial Institutions (IFI) with Fondo Mivivienda S.A (FMV) resources.
Mivivienda Credits consist on: Nuevo Crédito Mivivienda, MiConstrucción, Financiamiento Complementario Techo
Proprio, MiCasa Más and MiTerreno. A brief summary regarding the current products is shown, as follows:
Nuevo Crédito Mivivienda: Mortgage credit given in Soles, fixed rate and 10 to 20-year financing term and a
minimum down payment of 10%. This credit may finance the purchase of completed, in construction or in project
houses that are of first sale or second use houses, which value ranges from 14 Applicable Tax Units (ATU) (S/
55,300) to 70 ATU (S/ 276,500).
MiConstrucción: Mortgage credit which allowing the real estate’s owner to build, extend, improve or acquire a
house with up to S/ 100,000 financing. This credit is given in Soles, fixed rate and up to 12-year financing term
and prepayments without penalties may be performed.
Financiamiento Complementario Techo Propio: Mortgage credit related to Techo Propio Program, given by a
financial institution to cover the differential between the house’s value to be acquired, built or improve and the
family savings made along with the subsidy granted by the State.
MiCasa Más: Mortgage credit given in Soles, fixed rate and 10 to 20-year financing term, with the possibility to
make total or partial payments in advance. This credit allows the purchase of completed, in construction or in
project houses, as long as they are of first sale or second use houses. The loan amount ranges from S/ 45,000 to
S/ 270,000, with a minimum down payment of 20%, and the fee slippage of payment schedule in a chance
occurrence or force majeure suspending temporally the income source.
MiTerreno: Mortgage credit allowing the purchase of urban, private or public land for housing or workshop
housing, which loan amount is up to S/ 50,000, with a minimum down payment of 30% of the land’s value. This
credit is given in Soles, with fixed rate and up to 8-year financing term.
3. Intermediate Financial Institutions (IFI)
Financial System Companies that operate under the supervision of the Superintendencia de Banca, Seguros y AFP (SBS)
and fullfill FMV's requirements.
4. Mortgage Delinquency
The percentage of direct credits in default or in judicial collection regarding total credits. The mortgage delinquency rate
of Mivivienda Credits presented in this bulletin measures the quality of Mivivienda Credits portfolio from IFI's in relation
to sub-borrowers.

MIVIVIENDA PRODUCTS: SITUATION AT MARCH 2016
- EXECUTIVE SUMMARY Overall Figures
In March 2016, 705 credits were placed, at a level similar to credits placed in March 2015 (706 credits), although it
increased by 51 compared with February. In monetary terms, the amount disbursed was S/ 73.7 million, decreasing by S/
9.1 million compared with March 2015 and S/ 0.3 million compared with February.
In February 2016, Mivivienda Credit’s participation in the mortgage credits of the Financial System (calculated as the
number of Mivivienda credits over the number mortgage credits placed in the Financial System) was 25.2%, increasing by
1.1% regarding the participation observed in February 2015.
As of March 31, 2016, the book value of the Mivivienda Credit portfolio amounted to S/ 5,968 million, increasing by 0.2%
compared with February and 9.6% compared to the end of March 2015. On the other hand, at the end of February 2016,
the mortgage delinquency rate - which measures the quality of Mivivienda Credits portfolio from IFI's with subborrowers- was 2.75%, increasing by 0.03% compared to the closing rate of January and 0.94% compared to February
2015. It is essential to point out that the accelarated growth of the mortgage delinquency rate since May 2015 is mainly
due to the deterioration of the mortgage portfolio of the CRAC Señor de Luren. Thus, by the end of February, the
mortgage delinquency rate without taking into account that CRAC Señor de Luren portfolio was 2.37%, 0.38% below total
mortgage delinquency rate.
Products
Analyzing the behavior by products, in March 2016, placements under Nuevo Crédito Mivivienda modality - main product
of FMV with more than 90% participation - were 693, increasing by 58 compared to March 2015; Financiamiento
Complementario Techo Propio were 7 credits, standing at a similar level as in March 2015; MiConstrucción were 5 credits,
with a decline of 56 compared to the amount observed in March 2015; MiCasa Más and MiTerreno were not granted. In
monetary terms, the amount disbursed of Nuevo Crédito Mivivienda reached S/ 73.3 million, Financiamiento
Complementario Techo Propio S/ 189,257 y MiConstrucción S/ 268,000.
Financial Intermediaries
According to financial institutions, 479 Mivivienda credits out of 705 placed credits, were channeled through banks (68%
of total), mainly through Banco Financiero (131), Interbank (106) and BCP (103); 137 credits were channeled through
Municipal Savings and Loan Institutions ("Cajas Municipales de Ahorro y Crédito" or "CMACs", as per the Spanish
acronym) (19.4% of the total), headed by Caja Sullana with 89; 46 credits through Financiera TFC (6.5% of the total); 38
credits through Edpyme MiCasita (5.5% of the total); y 5 through Credit Unions.
Regions
Regarding the analysis by geographic area, in March, placements in Metropolitan Lima (provinces of Lima and Callao)
were 338, to a level below the one obtained of March 2015 (388) and the previous month (381). In contrast, placements
in provinces (Domestic except Metropolitan Lima) reached 367, increasing by 49 credits compared with March 2015 and
94 regarding the previous month.

Fondo Mivivienda S.A. Principal Supporter of Housing in Peru
BONO FAMILIAR HABITACIONAL
- GLOSSARY 1. Bono Familiar Habitacional (BFH)
BFH is a one-time subsidy granted by the Government to families registered in the Techo Propio program and fullfill its
requariments as a direct financial support, free of charge for reimbursement, in order to facilitate their access to a house in
the Techo Propio Program.
2. Authorized Centers
Are establishments located in local government offices with personnel trained to provide information about BFH and
Mivivienda products. Authorized Centers are the result of the cooperation between local government and FMV.
3. Signed Agreements
With the purpose of promoting the creation of social interest housing, as well as the access to a decent housing for
population with lower resources, FMV signed Cooperation Agreements with several local governments. One of its
objectives is to identify areas that can be assigned for real estate project development.
4. Technical Entities
Technical entities are natural or legal entities in charge of promoting, developing, constructing and/or supervising Techo
Propio Program construction projects.

BONO FAMILIAR HABITACIONAL: SITUATION AT MARCH 2016
- EXECUTIVE SUMMARY Products and Modalities
In March 2016, 4,569 bonuses of BFH were granted, increasing by 12% (485) compared to the result of March 2015 and
15% (587) compared to the previous month. In monetary terms, S/ 83.4 million were disbursed, increasing by S/ 9.2 millions
compared with the amount disbursed in March 2015 and S/ 10.8 million compared to the previous month. By modalities:
Construction on Owned Land, main bonus mechanism with approximately 94% of participation, granted 4,290 bonuses
(equivalent to S/ 80.7 million), increasing by 22% compared to March 2015; Housing Improvement granted 252 bonuses
(equivalent to S/ 2.2 million), increasing by 185 compared to the result observed in March 2015; and New Housing
Acquisition granted 27 bonuses (equivalent to S/ 0.5 million), with a decline of 460 compared to March 2015.
Regions
By regions, 66% of BFH's were granted within five regions: Piura 19% (856), Ica 18% (839), La Libertad 11% (511), San Martín
9% (419) and Lima 9% (412).
Authorized Centers and Signed Agreements
At the end of March 2016, the total of authorized centers at a national level was 995, increasing by 8 compared with
February. New authorized centers were mainly opened in Arequipa, with three new centers. At the end of the first quarter
of this year, regions with the largest amount of authorized centers were: Ayacucho (99), Junín (94), San Martín (74),
Arequipa (73) and Cusco (72).
Meanwhile, signed agreements within the country reached 1,075, increasing by 8 compared with February. Regions with
new signed agreements are mainly Lima and Piura, with two signed agreements each. At the end of the first quarter,
regions with the largest amount of signed agreements were: Junín (109), Ayacucho (103), Arequipa (93) and Cusco (85).
Technical Entities
At the end of March 2016, the number of current Technical Entities reached 565 entities, increasing by 11 compared to the
previous month. Regions with new Technical Entities are mainly: La Libertad and Lima, with 6 and 4, respectively.
Approximately 70% of Technical Entities are located within three regions: La Libertad with 34% (190), Lima 24% (136) and
Ica 11% (63).

-EXECUTIVE SUMMARYBono de Protección de Viviendas Vulnerables a los Riesgos Sísmicos (Housing Protection against Seismic Risk Bonus)
In March 2016, 147 bonuses were granted, increasing by 15 compared to the bonuses granted in January as well as in February.
The districts benefited by these bonuses are: San Juan de Lurigancho (63), Villa María del Triunfo (34), Ventanilla (23), Puente
Piedra (14) and Carabayllo (13). It is essential to point out that Villa María del Triunfo and Puente Piedra benefited from these
bonuses for the first time.
In the accumulated period from January 2015 to March 2016, 999 bonuses were granted, this is equivalent to a disbursement of S/
13.1 million. By districts, the principal beneficiaries of the bonuses granted were Comas and San Juan de Lurigancho, with 359 and
350, respectively.
