May is one of my favorite months of the year – warmer weather, Cinco De Mayo, and building
season in full swing. In our corner of the world – we are continuing the course of maintaining a
stable market by staying focused on daily operations, smart marketing and business practices,
and above all, responding to consumer demand by creating products and homes that are both
affordable and meet the needs of today’s buyers. And, because of this and the strength of our
local economy, we continue to be one of the brighter spots in the country.
However, there are several major issues that our national colleagues are working on diligently,
which will undoubtedly have a huge impact on our ability to either accelerate our road to
recovery, or create some additional speedbumps.
First, as most all of you are probably aware, NAHB and its lobbyists are aggressively working
to preserve the Mortgage Interest Deduction. Currently, they are urging for congressional
support on a resolution to continue the deduction, which provides a tax incentive for
homeownership that is vital to the industry. NAHB asserts that eliminating or restricting the
mortgage interest deduction would erase the emerging stability in the nation’s housing markets,
increase the cost of homeownership, make the tax code less progressive and essentially raise
taxes on the middle class. Ultimately, it would put more home owners underwater, fuel more
foreclosures and impede job creation in the housing sector, where unemployment is about
twice the national rate. It is very important that we support their efforts by contacting our
local representatives to request that they support the measure. For more information about

In addition, NAHB continues to work with government and financial institutions to restore
the flow of credit to housing. In the current economic climate, lenders have basically
stopped making AD&C loans and many are calling existing loans, even when the borrower’s
payments are current. Financial institutions are also requiring additional equity for existing
loans, and are refusing to modify loans to give borrowers an opportunity to regroup. Overly
conservative appraisals are presenting further challenges by limiting home sales and refinancing
opportunities and putting pressure on outstanding mortgage and housing production loans.
Lenders attribute their actions to regulatory requirements and pressure from bank examiners,
prompting NAHB to seek to enact legislative reform. Legislation is currently being proposed,
with the support of NAHB, to fix specific instances of regulatory excess in order to allow the
banking industry to restore lending for viable home building projects and discourage lenders
from calling construction loans where payments are current.

Beyond the legislative issues, NAHB is working for you and all members by keeping the
message out and top of mind about the state of the industry and the benefits of homeownership.
This is critical in maintaining and restoring consumer confidence levels, and ultimately getting
more buyers into the market.

On a lighter note, a reminder that the National Association of Home Builders is celebrating
National Membership Day, May 24, and there are a variety of special incentives for recruitment,

Also, at the local level, we are hosting our annual HBA golf tournament this month out at
Forest Ridge on May 20. It is a fun event, and always a full field of golfers, so be sure to

And lastly, on the heels of last year’s successful Home Builders GreenBlitz for Habitat for
Humanity, the HBA is hosting another Kick-Off Bash to raise funds for the cause. The event
will again be held at Metro Appliances and More, and feature a silent auction and local chefs
cooking in the Metro display kitchens. For those of you that attended last year, I don’t need to
tell you what an entertaining and worthwhile event it was – and for those of you that weren’t
able to be there – don’t miss out again! Tickets are available now and capacity is limited.

Often, when I attend the NAHB conferences for fellow Executive Officers, so-called
experts will tell us of the great divide between the generations. Everyone knows about
the Baby Boomers. Then there’s Generation X. Now the upcoming demographic is
called Generation Y. Why? I don’t know.

The point of these discussions is to help us as association executives to learn the
differences between generational preferences so that we can better understand how to
remain relevant to them all. “This newest generation,” they warn us, “is much more
Internet focused, and much less likely to participate in trade associations. They don’t
value face-to-face interactions like Generation X and certainly as much as the Baby
Boomers do.”
These so-called experts shake up us association executives, leading us to believe that
associations like the HBA may soon become obsolete, as more and more young people
embrace social media as their way of interacting. If we don’t adapt quickly, we will be
viewed as a relic, a dinosaur which no longer makes sense in the modern age.
Yeah, I’m not buying it.
Don’t misunderstand me. I have embraced the Internet age to a large extent. We
have Tulsa HBA Facebook and Twitter accounts and update them regularly. We have
recently revamped our website to allow for more interactivity with our members.
We have recently changed to a membership database system which is in the “cloud”
meaning we can access through the Internet, instead of being housed directly on our
server. But I just can’t believe that good old-fashioned face-to-face interactions will
ever become obsolete. At least I certainly hope it won’t.
As it turns out, there is some evidence to back up my belief. A recent study from the
Pew Research Center’s Internet and American Life Project states that regular Internet
users are more likely to attend meetings or events (involving real people) of the group
they are involved in, than non-Internet users. Internet users are also more likely to
volunteer to the associations they are involved in. Often, demographic experts are too
quick to assume that people who regularly interact on the computer (like Facebook and
Twitter) are nothing more than Coke bottle glasses wearing geeks who stutter hopelessly
every time they are forced into human interaction. The Pew Research Center study
suggests just the opposite. Eighty five present of Twitter users participate in groups
or associations in the “real world”, compared to only 56% of those who don’t use the
Internet regularly.
The point of all this is that there IS hope for Generation Y. While technology enhances
our way to communicate, it will never completely replace human interaction. I believe
this is especially true in the construction industry where relationships become an
important component of the business. So while some association may want to start
doing their meetings online or through webcasts instead of having actual people come
to their building (in order to save money or to appear cool and current), there is no great
risk of that happening here anytime soon. We will continue to explore ways to enhance
your membership experience with technology. But, at the end of it all, we love nothing
more than seeing you come to the HBA for networking, meetings and events. I hope
to see you again soon.

April 8-9 to compete in the annual
HBA Fishing Tournament. Nearly
20 teams competed in the two-day
tournament, which took place at
Broken Bow Lake.
The competition was
close this year, with just over two
pounds separating the top five
teams. This year’s winners, based
on the combined weight of the
team’s two-day catch, were: First
Place (winning $500 for each
team member): Taylor Hutchings
and Mike Casanova with 25.04
lbs.; Second Place (winning $300

lbs.; Third Place (winning $200

Saturday Big Bass Awards, and
two checks for $250, went to Mike
Fulps for his catches of 4.72 and
4.45 lbs., respectively. The “Trash
Fish” awards, which included a
prize of $25, were awarded to
Steve Wright and Mike Fulps,
in recognition of the largest “nonbass” catches of the tournament.
The event also included a
Fishing Dinner on Friday evening
at Lakeview Lodge, where each
participant received a custom-made
American Eagle rod, valued at over
$100.

Industry Update
Housing starts in metro Tulsa increase 6% in March
New home starts in metro Tulsa increased in March,
with 165 permits reported
by tracking service New Orders Weekly. This number
is ahead of February totals
by 6 percent and brings the
number of starts for the year
to 431, which is 32 percent
behind starts recorded in the
first quarter in 2010.
Tulsa logged 35 starts
in March, bringing the total
number of starts for the year
to 82, the highest in the metro
area. Bixby followed with
21 starts, and Broken Arrow
rounded out the top three
with 20 starts.
“It’s difficult to compare our first quarter housing
starts in 2011 with 2010 because the federal tax credit so
heavily influenced the 2010
numbers.” said Rob Miles, a
veteran builder and president
of the Home Builders Association of Greater Tulsa.
“If you compare the 2009
first quarter, we’re only off
14
by about 10 or 11 percent.
Looking ahead into 2011,
we’ve got stable construction
activity, close-to-normal inventory levels, lower foreclosure rates and solid housing
affordability and values. The
area remains poised to be one
of the first to rebound from
the downturn, particularly as
we approach the height of the
building season.”
Consumer activity and
buyer demand in the building market appears to be
strengthening, the 900-member trade association reported
successful feedback from
both exhibitors and attendees at its recent Greater Tulsa
Home & Garden Show, held
in March. In addition, the
organization’s annual Greater Tulsa Parade of Homes
event, Tulsa’s largest new
home showcase event, is
slated to feature over 140
homes from more than 60 local building companies. The
event is scheduled for June

Families remodel their
homes for many different reasons. It
may be to accommodate additional
people, to redesign the space to
better suit the family’s lifestyle, or
to save money on utility bills. But as
the home building and remodeling
industry celebrates Remodeling
Month in May, one thing is for
sure—remodeling is growing in
popularity.

According to NAHB,
Americans spent $116 billion on
home improvements 2010. And they
forecast that spending on remodeling
will increase to $131 billion by 2012
as the housing market begins to
recover (let’s hope!)
Some of the most popular
remodeling projects continue to
include bathroom and kitchen
remodels, window or door
replacements, room additions, whole
house remodels, decks, new roofs
and finishing basements.
We recently celebrated Earth
Day, which brings to mind another
one of today’s hottest trends—green
remodeling. According to NAHB
surveys, the most popular reason
why homeowners choose to remodel
“green” is a desire to improve their
home’s energy efficiency or indoor
environmental quality.
Some of the top upgrades
that can make a home more energy
efficient include putting in highefficiency windows and low-flow
water fixtures, replacing appliances
and water heaters with new
EnergyStar-rated ones, increasing or
upgrading the quality of insulation,
and purchasing a high-efficiency
HVAC system that is appropriately
sized for the house.
An added incentive to
remodel green is the federal tax
credits the government is offering
for certain energy efficient home
improvements that are installed
through the end of 2011. Installation
of qualified energy-efficient
insulation material, exterior
windows, doors or roofs, and certain
electric heat pumps, water heaters
and HVAC systems are just a few of
the improvements that may qualify
for a tax credit.

environmental quality, be sure to join

meeting, where a representative from
Sherwin Williams will be discussing
low- and no-VOC paints. The
Remodelers Council meets on the
first Tuesday of every month.

May recognized as Home Remodeling Month
May is being recognized as
National Home Remodeling Month
by the National Association of Home
Builders. Remodeling represents a
growing segment of the construction
industry, as well as local association
membership.
The HBA of Greater Tulsa is
home to one of the country’s most
prolific Remodelers Councils. The
Remodelers Council is one of several
groups, or Councils, established by the
National Association of Home Builders
to recognize and promote various
segments within the home building
industry. At just around one hundred
members, the local Remodelers
Council is consistently ranked in the
top five largest Councils in the country
for associations with memberships of
700-999 members.
With remodeling on the rise,
understanding the remodeling industry
and its outlook becomes increasingly
important. NAHB tracks and reports
on a variety of data that measures and
analyzes the remodeling industry.
Measuring the Industry
Tracking the remodeling market
has changed significantly since the
Census Bureau discontinued a primary
data source for measuring remodeling
expenditures in 2007. The discontinued
Residential Improvements program
provided information separately for
owner-occupied units and rental units.
Within these two categories expenditures
were shown separately for major
improvements versus maintenance and
repairs. Of these four categories, owneroccupied improvements typically
accounted for a little more than half of
all expenditures, which is now derived
from the Census Bureau’s Construction
Spending program. NAHB has adopted
this other data source as the basis for
a remodeling forecast, while lobbying
the Census Bureau for a replacement
program to provide a fuller accounting
of the remodeling industry. As a result,

Bureau.
How is the remodeling market
outlook?
Americans spent $116 billion on
improvements to owner-occupied units
in 2010, down from a peak of $146
billion in 2006. NAHB’s remodeling
forecast expects these expenditures to
increase steadily as the broader housing
market recovers through 2011 and
2012, reaching $119 billion and $131
billion, respectively. Beyond general
recovery in the housing market, key
factors driving increases in remodeling
expenditures will include: the aging
housing stock, needed aging in place
remodeling work, and increasing
interest in improving home efficiency
and green remodeling.
Who remodels?
According to the 2009 HUD/Census
American Housing Survey, households
under the age of 35 account for 11
percent of the money spent by home
owners on professional remodeling
jobs. Home owners between the ages of
35 and 44 account for 22 percent, home
owners between the ages of 45 and 54
for 24 percent, home owners between
the age of 55 and 64 for 23 percent,
and homeowners 65 or older for 20
percent.
What are the most popular
remodeling jobs?
According to NAHB surveys, the top
jobs ordered by popularity are:

Membership Day;
HBA launches
2011 Membership
Recruitment Campaign
In today’s market, retention and recruitment are
becoming even more challenging for associations
such as the HBA. To help stay focused on building the
strength of the association at all levels, home building
associations across the country will be celebrating
National Membership Day on May 24. Membership Day is
centered around a month-long promotion by the National
Association of Home Builders to help recruit and retain
new members.
Members will earn double Spike points for the
entire month of May in recognition of their recruitment
efforts, in addition to earning points toward Tulsa’s local
membership campaign.
How can you participate? Any HBA member can
sponsor a new member. Reach out to fellow members of
your industry or business contacts that you think could
benefit from an HBA membership, and invite them to
become part of Tulsa’s largest professional group aimed at
forwarding the home building industry in metro Tulsa.
Each new member you recruit must turn in a
completed and signed membership application along with
a dues payment. Copies of the application are available
online at TulsaHBA.com and at the HBA office. Once
the application is received in full, it will be presented to
the Applications Committee, who will review the form to
ensure that all membership requirements are met.
For every application approved, points will be
awarded to the sponsor (that’s you!) as follows:
Builder or Associate Members: 1 point
Affiliate/2nd Members: 1/2 point
Each member earning four points (recruiting a
minimum of four members,) will win an all-expenses paid
trip to a fabulous destination in 2012! Past locales have
included Mexico and the Bahamas. If you earn seven
points, you will win two trips! All this in addition to the
Spike points that you receive, which earn you invitations
to private parties and other special rewards from the
Association. To be considered for double Spike points
for May, completed new member applications must be
received by May 20, 2011.

New homes benefit more than just buyers and builders
The only people
who benefit when a house
is built are the family
members who get to live
there, and the builder who
constructed and sold the
home, right?
Wrong. The positive
impact of new residential
construction is farreaching, bringing benefits
to families, businesses
and services throughout a
community immediately, as
well as for years to come
According to
economists at the National
Association of Home
Builders, the one-year
estimated local impacts of
building 100 single-family
homes in a typical metro
area include $21.1 million
in local income, $2.2
million in taxes and other
local government revenue,
and 324 local jobs.
But what does that
economic impact mean in
the real, day-to-day lives of
community residents?
Just think about it.
When a family moves to
a community and buys a
new house, they will likely
shop at local stores to buy
furniture and accessories
to decorate the home. They
will fill their car’s gas tank
at local gas stations so they
can get to the stores, have
local mechanics work on

the car when it breaks down
or needs the oil changed,
or buy a new car at a local
dealer when it’s time to
replace the old one.
The family may
need to hire local companies
for regular services to
maintain their home, such
as landscaping, house
cleaning, pet sitters or pool
upkeep.
The children will
enroll in local schools.
This increases enrollment,
meaning more teachers,
janitors, cafeteria workers
and other school support
staff will need to be hired.
Those kids will also join
sports leagues and other
activities, buy equipment
and pay registration fees
that provide stipends for
referees and coaches.
All of this economic
activity puts income into the
pockets of local business
owners and their families,
who can then afford to
go out and spend money
themselves, which recycles
even more money into the
community’s economy.
The new family
also pays local and state
taxes. These tax revenues
help pay for a wide range
of government services,
including school teachers,
police departments,
refuse collection, parks
maintenance and road
repairs.
Over the long term,
as the families who move
into new homes become
part of the community, their
positive impact continues.
NAHB estimates that
those 100 new homes also
provide the community
with additional, annuallyrecurring impacts of $3.1
million in local income,
$743,000 in taxes and
other revenue for local
governments, and 53 local
jobs.

benefits including safety,
amenities, energy efficiency
and floor plans to fit a
modern lifestyle. But the
advantages of new homes
extend far beyond the
buyers and the builders—
residential construction has
a positive, direct impact on
the local community for
