The Horseshoe Resort and Village
The story begins with extraordinary topography. Imagine a series of hills arranged in the form of a horseshoe, surrounding a pristine, forested valley.
While some might see a beautiful landscape created by the slip and slide of nature, others, like Bill Lahuaru, a home-builder from Toronto, envision a
perfect ski resort just one hour from Toronto. So it was in 1962, when the dream of Horseshoe Ski Resort was born.
Horseshoe may have had a modest start – 5
slopes, a T-bar and a chalet – but thanks to its
proximity to Toronto, it soon became one of the
most popular ski destinations in Ontario’s
cottage country. With its natural beauty, great
skiing and easy access, the resort was a win-win
right from the start. Still, as any snow bunny
knows, a great winter wonderland offers more
than downhill, and in 1964, the first 10 km of
cross country trails were established in the
arboreal lushness of the adjacent Copeland

Forest. Throughout the 70’s, interest in skiing
grew and the idea of evolving Horseshoe into
a first-class “year-round” resort took root. With
guests arriving throughout the year and looking
for recreational diversions, new facilities had to be
considered. When a swimming pool and various
other indoor activities opened, Horseshoe’s year
round four season life was launched!
The story however, didn’t stop there. Bought
by Gil Blutrich of Skyline International
Development in 2008, Bill Lohuaru’s dream of

charm is obvious and beautifully authentic.
There’s the picture-book romance of a
mountain background, tiered sloped
gables, architectural details like handrails,
cornices (and more), honed from wood
with stonework. The colours are inspired
by Horseshoe’s natural environment,
with oversized picture windows and
arched entrances to the balcony, all
crowned by a traditional cupola with a
clock tower. These are buildings that cater to

Defining Horseshoe’s fine dining experience
is Executive Chef Dylan Tulloch. Born and
raised in Barrie, Dylan graduated from the
Niagara College culinary program in 1997.
Gaining in-depth knowledge of seasonal
and locally grown food at Whistler’s worldrenowned Araxi restaurant was just the
beginning of his culinary adventure.
Arriving at Horseshoe in 2005, Dylan was
made Executive Chef in 2007. Under his
direction, the joys of local, fresh and organically
grown foods all come to fruition in the exquisite
cuisine available at Silks Dining Lounge.
Food for the whole family! Overlooking
the ski hills, Crazy Horse Saloon &
Restaurant is casual dining with a fun twist,
including pool tables and chairlift seating!
The menu offers a wide array of options
designed to please every palete. From popular
pub classics to healthy choices and
a great kids menu. Crazy Horse even has
nightly specials, such as all-you-can-eat pasta,
that bring in the crowds! Entertainment
includes live music, pool and seven televisions
so you can watch your favorite sports.
This Alpine-style cafeteria opens during
the winter months when spicy chili, soup,
sandwiches and all-you-can-eat pasta are the

Located in the Highlands Clubhouse and
overlooking the 10-acre driving range, this
café and restaurant offers a quick bite on and
off the course. The offerings include “greens”,
of course, with mouth-watering salads, delicious
soups, exceptionally juicy, tastily dressed burgers,
and handcrafted sandwiches that will leave
you satisfied.
SHOE BREW CAFÉ
Fancy some Chai? Longing for a latte?
Head to The Shoe Brew Café located in the
main Chalet, at the base of the hill. Open
during the winter months. The flavoured
lattes are wonderful, so indulge. There’s even
a Nordic Naughty coffee with Kahlua,
Baileys and whipped cream that’s guaranteed

When it comes to winning development
premier, Gil Blutrich has proven himself a
worthy player in the Canadian commercial
property industry. A determined visionary,
he’s also demonstrated an aptitude for seeing
opportunities where others don’t.
After founding Skyline International
Development Inc. in 1998 with the intention
of building his company into one of Canada’s
leading property development firms, the
entrepreneur made good on his promise,
quickly acquiring prime Toronto properties
such as the Pantages Hotel. But Blutrich had a far
more ambitious goal – he was determined to add
several rustic jewels to his increasingly dazzling
property crown. The entrepreneur realized that
several existing or potential Ontario resort
properties, run by small, non-branded
operators, were in some degree of financial
stress. Lacking the economies of scale and
managerial prowess to maximize efficiencies,
the firms were losing money. Enter Blutrich
and Skyline, who were able to pick up these
amenity-equipped properties over several years
for far less than replacement value.
Skyline’s recent property-acquisition efforts
are part of the company’s carefully planned
post-recession strategy, setting them apart
from other players in the highly competitive
commercial property industry. A focus on
acquiring historic properties, renovating their
existing hotels and residential units, and
then expanding their residential and retail
footprint with an emphasis on turning them
into lifestyle communities, has transformed
Skyline into one of Canada’s hottest developers
in little more than a decade.
The company acquired its first resortworthy property, the stunning 825-acre
Port McNicoll near Midland, Ont., in 2007.
With a pristine deep-water harbour and huge
potential for redevelopment, Skyline quickly
put its transformative plans in motion, selling
49 lots in phase one of Port McNicoll’s
re-imagining as a destination community
for nature-craving Torontonians. Next
in the development pipeline: more than
100 townhomes for sale just steps from the
largest private port in the province, as well
as 90 additional waterfront homes – with
1,600 homes planned in total.
In 2008, Skyline acquired the majestic,
680-acre Horseshoe Resort for $36 million.
The company’s redevelopment vision was
highly ambitious. Skyline immediately set
out to construct 116 new condo suites atop
a floor of retail in what will become the
new Horseshoe Resort and Village. The firm
also acquired Horseshoe’s 102-room hotel
– which it is currently renovating – and is
rebranding its wellness centre as one of
Skyline’s world-renowned Shizen Spas.

What is the ownership structure of Copeland House?
Copeland House is a whole-ownership condominium
comprised of 67 suites within one building located in the
heart of Horseshoe Resort, with views over the mountain
and valley.
Is participating in the Rental Program mandatory?
No, you do not have to participate in the Rental Program.
It’s your choice! If you want to offset the costs of your resort
home, you can join Horseshoe’s Rental Program. When
you are not in residence, you will receive a share of room
revenue, which contributes to your cost of ownership. The
experienced Horseshoe management team will maintain
your suite at the highest of levels. Horseshoe gives you the
best of both worlds with whole ownership and the option
of a fully managed Rental Program.
Our golf courses are renowned for their natural
beauty – and the challenges they present
If I put my home in the rental program, how much
personal use do I have? How far in advance can I
secure my reservations?
You may use your suite with our flexible program as much
as you want to. Once a year, you will submit calendars for
the dates you want to be in the Rental Program and the
dates you want to enjoy personally. Plus, if the unit is not
rented, you may use it as long as you contact the reservation
team, they can check on short notice.

Last year, Blutrich and Skyline completed
the purchase of the 760-acre Deerhurst Resort
in Ontario’s pristine Muskoka region. The

and world leaders such as U.S. President
Barack Obama, was acquired for $26 million. Construction is underway on 120 condos and
39 fully-serviced cottage residences. Deerhurst
Resort is once again poised to become one of
Canada’s most dynamic destinations.
To realize its vision of developing a four
seasons lifestyle approach, Skyline recently
introduced an exciting new concept: SkyLife
Club, a membership program (for purchase),
which provides members and their immediate
families unlimited access to activities such as
golf and skiing; deep discounts on spa services
and rooms at the various properties.
As Blutrich puts it, growing Skyline’s
portfolio is part of his grand ambition to
transform the Canadian commercial property
scene. In 2010, Skyline acquired Toronto’s
iconic Le Meridien King Edward Hotel,
purchased as part of an investor group, with
three floors being re-purposed as $28 million
worth of condominiums.
Most recently, Skyline International
Developments has acquired the historic
Cleveland Arcade and Hyatt Regency
Cleveland. This landmark building features
the oldest indoor shopping mall in the U.S.
and includes restaurants, shops, and the
10-year-old, 293-room Hyatt Regency Hotel.

What services does the rental manager provide?
How is rental revenue distributed?
The rental manager will work as hard as possible to rent out
your resort home on a regular basis as part of Horseshoe
Resort. As the owner, you will receive 50% of all adjusted
revenues generated from your suite. Adjusted revenue takes
into account the costs the rental manager has incurred to
secure the reservations.
Do I need to purchase your furniture package to be
in the Rental Program?
Yes, you will need to purchase our designer furniture
package to be in the Rental Program.
Can I sell my resort home?
You may sell your resort home at any time after you have
closed, in accordance with the terms of the agreement of
purchase and sale.
Can I rent my resort home on my own?
You can rent the suite out on your own for a minimum
one-year tenancy agreement, and the tenant will, of course,
be bound by the Condominium By-laws. If you wish to
rent out your suite for less than a year, you may only do so
by joining the Horseshoe Rental Program.
What privileges does the hotel guest have at
Horseshoe?
Hotel guests staying in your suite have access to all of the
amenities of the resort. Access to the pools and fitness
facilities in the Inn and access to all of the exciting
pay-per-use services at Horseshoe Resort.
What ongoing costs can I expect?
The main ongoing costs are condominium fees, resort access
fee, utilities, real estate taxes and personal insurance on your
condominium.
