Honorable Hilary Rodham Clinton (D-NY)
to the hundreds of REALTORS® who packed
the Huntington Hilton to hear the U.S.
Senator’s update. In Picard's introduction, he
points out the Senator Clinton is a prime
sponsor of the Community Choice Real
Estate Act, the legislation that will keep
banks out of entering the real estate business.
“Senator Clinton’s grasp of the issues that
affect our area are in sync with the needs and
concerns of all Long Islanders.” Picard further notes that “It was a great speech from a
formidable presidential candidate who is

Commission Escrow Act Bill Advances to Senate Floor
LIBOR Targets Last Legislator for Co-sponsorship

The Commission Escrow Act bill
(S.193-A/A.3395-A) that would require
disputed real estate commissions be
placed in an escrow account with the
county clerk until a resolution is reached
recently advanced to the floor of the New
York State Senate. The Assembly bill still
resides in the Judiciary Committee where
we are awaiting Chairwoman Helene
Weinstein (Brooklyn) to release the bill
for a vote.
Our prime sponsor in the Assembly,
Michael Gianaris (Astoria), is urging
Chairwoman Weinstein to put the bill on
the Judiciary Committee’s agenda. Mr.
Gianaris may also circulate a letter to all
the Members of the Assembly Judiciary
Committee asking them to advance the
bill out of their Committee.
LIBOR recently met with most of the
remaining legislators who have not yet
cosponsored the bill and we got all of
them to sign on as cosponsors of the
Commission Escrow Act. They are:
Senators Frank Padavan (Bellerose),
Serphin Maltese (Glendale) and
Assembly Members Andrew Hevesi
(Forest Hills), Marc Alessi (Riverhead),
Nettie Mayersohn (Flushing) and
Anthony Seminario (Richmond Hill).
The only legislator who has not yet
signed on as a cosponsor of this bill is New
York State Assemblywoman Catherine
Nolan (Ridgewood). We have spoken with
Assemblywoman Nolan about the bill and
are awaiting a date from her office so we
can meet with her in person.
The Commission Escrow Act has garnered much support in 2006. A total of 71
majority members in the Assembly and
29 majority members in the Senate have
signed on as sponsors of the Commission
Escrow Act. This is the highest level of
co-sponsorship in the history of this proposal.
The way politics works in the New
York State Legislature is clear-cut — a
minority member of the Assembly or the
Senate cannot become a cosponsor on a
majority member’s bill. However, many
of the legislators who are not cosponsors
have already expressed their support for
the bill when it comes up for a vote on the

occur. In addition, NAR created a colorful
fold-out poster to be displayed to the public in commemoration of Fair Housing

local and state Realtor® associations.

Month, the National Association of
Realtors® is promoting activities, courses and initiatives for its 1.2 million members that inform real estate professionals
about requirements, rights, and responsibilities under fair housing laws. These
programs help Realtors® receive the latest training and in-depth knowledge necessary to better serve families at all
income levels get into homes.

NAR undertakes a major mission of educating its members by offering a comprehensive training program on diversity, an
orientation program on fair housing laws
and regulations, and a grant program that
works to extend the benefits of homeownership to more Americans.

Committee is proud to announce
the first annual REALTOR®
Spirit Awards. This new program recognizes REALTORS®, either individually,
as an office or as a Chapter,
who have made exceptional
contributions in their community. Eligible activities might
include volunteer work, charitable efforts, youth related
activities, or anything that
shows an extraordinary commitment to
community service.
The Realtor® Spirit Award is mirrored
after NAR’s “Good Neighbor Award”
which is in its seventh year. Both awards are
designed to promote the fact that Realtors®
not only sell houses but they build communities. Committee Chairperson Frank Urso
said, “Our members have such close ties to
their communities that they are often the
ones who work behind the scenes to help
those in need.” Urso further notes, “The
Good Neighbor Award gives NAR the
opportunity to recognize some of
the many Realtors® who give
of themselves to improve the
quality of life in their communities and LIBOR hopes to do
much of the same with the
REALTOR® Spirit Award.”

Spirit Award contest were
announced during the March
Board of Directors meeting.
Thirteen REALTORS®, one
from each LIBOR Chapter and Division,
will be selected to receive a $500 donation to
their charity/organization of choice. The
winners will be awarded at their respective
Chapter and Division meetings in
September/October, and will be profiled in
the November issue of the REALTOR®.

Volunteers Still Needed for SEMO
The partnership between the New York
State Emergency Management Office
(SEMO) and NYSAR that provides
Realtor® assistance to relief and recovery
efforts following any natural or manmade
disaster, continues to greatly benefit both
organizations, and more importantly, our
fellow New Yorkers during their time of
need.
SEMO is responsible for coordinating
all activities necessary to protect New
York’s communities from natural, technological and manmade disasters, and other
emergencies that threaten state. In times
of emergency, SEMO coordinates the
response of state agencies and works with
local governments, volunteer organizations and the private sector to develop
preparedness plans.
We still need volunteers to play a role in
SEMO’s relief efforts following a disaster. They can participate by locating avail-
able housing for families that will need
long-term temporary housing as a result
of damage to their home. Realtors® will
also be tasked with identifying commercial space, such as vacant warehouses,
which may be used for various operations
such as staging areas, temporary shelters
or relief supply storage and distribution
centers.
LIBOR is looking for local Realtor®
volunteers that are willing to begin gathering information, and keeping that information current on a regular basis, regarding available long term temporary housing and commercial space in their area,
which SEMO will use to place families
and establish necessary facilities. If you
would like to volunteer for this program,

2006 MLS Advertising Campaign
Update
The MLS Advertising Campaign will
begin to appear on Little League team shirts
and hats across Long Island this month. As
part of this year‚s campaign, the MLS has
sponsored dozens of teams in Queens,
Nassau and Suffolk and the banner carrying
the message “Buying or Selling a Home —
Insist on Multiple Listing — Visit
MLSLI.com” will be displayed on ball
fields all around town. In addition to team
sponsorships, the MLS has also started running ads at Shea Stadium during Mets home
games and at Citibank Stadium where the
Long Island Ducks play.
During May and June the campaign will
roll out billboards that will appear on bus
shelters and on bus sides across Long
Island. Additional ads have already started
on Radio, Newsday, on the web, and on
TV, including News 12 and Channel 61.
As done in past years, posters that mirror the campaign message designed to
drive traffic to MLSLI.com will be distributed to MLS participating offices in April.
Posters will also be available in Spanish.

A digital camera is one of today's essential real estate tools. By now, you've likely
owned one or had some experience using
one. Unless you bought your camera in
the last few months, it may be time to
trade up to a new model.
Your timing couldn't be better. The Photo
Marketing Association International's 2006
International Convention and Trade Show,
the imaging industry's annual convention,
held this week in Orlando, Fla., unveiled
some exciting options for the latest digital
cameras available this year.
Determine Your Needs
Before you glom onto the flashiest camera, consider what's best for your real
estate needs. I get a lot of questions from
readers asking about this. There's no single answer; it depends on your personal
priorities and preferences. Here are a few
tips to help you find the right digital camera:
• Ask yourself these preliminary
questions. What have you learned from
past experience with a digital camera? Did
you make many prints of your photos of
homes? If so, what size? Would widerangle photos more effectively convey the
appeal of listings, inside and outside?
How easy was it to move photos from the
camera to the computer? Was the camera's
display monitor large enough? Do you
prefer a full-bodied camera, or one you
can slip into a pocket or purse? And,
what's your budget?
• Use the Web. The best place to begin
your search is online. All manufacturers
highlight the features of their digital camera options on their Web sites. This information will give you an overview of your
choices and pricing. Many vendors either
sell directly or provide a search function to
locate a dealer near you.
Popular digital camera brands include
Sony, Canon, Nikon, Olympus, HewlettPackard, Kodak, Fuji, Panasonic, Casio,
and Pentax.
• Once you've identified models that
interest you, read the reviews. CNET,
Digital Photography Review, and Popular
Photography Magazine thoroughly test
the latest cameras as part of their review
process. Retail sites such as Amazon,
Yahoo! Shopping, and Circuit City let customers post reviews of models they've
purchased. Their comments often provide
insights you won't find elsewhere.
• Head to stores. Although the initial
temptation may be to find and buy your
best deal online, spend some time in-store
for a hands-on experience. You can't really get an idea of the feel of a camera until
you actually handle it. Your best resource
when buying can be the camera or electronics specialty store with a broad selection. Explain your specialized real estate
needs and the in-store salespeople should
be able to point you to the best digital
options and explain their operation. If you
ever have a problem, need an accessory, or
encounter some challenge in using the
camera, you can turn to that store again
and again for expert advice. That's something generally not available through
Web-based retailers.

the adage “A penny saved is a penny
earned.”

• Optics. The lens determines the type
of pictures you can take, as well as the
quality of shots. Optical zoom is key, with
a 3X optical zoom being the minimum
you should consider. Higher zooms — 6X
and even 12X — make it easy to highlight
a home's features. Wide-angle capability
also is important, either built into the camera or as an accessory lens.
If you're considering a model that
requires a wide-angle adapter, look at
sample images captured with the adapter
to make sure the quality is acceptable
before deciding on that camera. And if you
want to create 360-degree images for virtual tours, check with vendors first to see
what cameras their virtual tour programs
support.
• Megapixels. Every camera rated 1
megapixel (MP) or higher captures digital
images that look fine on the Web. So an
MP rating - which is the sensitivity of the
camera's image sensor - is more important
in terms of your printing needs. The higher the MP rating, the larger the prints you
can make without any discernible problems with the quality of the images. For
typical real estate needs, a 3MP camera is
sufficient.
• Monitor size. The display monitor
lets you accurately frame images before
shooting, review photos, and set many
camera functions. Make sure the monitor
is large enough for comfortable viewing.
• Flash. Built-in flash is rarely enough
to fill a room with sufficient light for a
good picture. If you plan on shooting interiors, you'll want a camera that can connect an optional, auxiliary flash.
• Ergonomics. Designs range from
ultra-slim cameras to point-and-shoot
compacts to full-bodied digital single-lens
reflex cameras (SLRs), which are used by
most professional photographers because
they offer more shooting options. The
right camera is the one that feels the best
in your hands, with features and buttons
conveniently and comfortably located.
• Durability. Your camera will get
banged around, and some models are
extremely fragile. To protect your investment, consider paying more for a model
with a metal or hard case.
• Ease of use. Digital cameras come
with automatic settings for taking pictures
under a range of lighting situations and
settings. These should be easy to understand and set for consistent results. If you
know enough about photography to want
greater control, you'll also want a model
that lets you manually set all functions, as
well.
• Image transfer. Once you take the
photos, you want to move your images
from the camera to your computer and
then to the Web as easily as possible.
Choices include simple cable connections,
camera docking stations, and wireless
image transfer — a relatively recent
advance.
• Memory. Internal memory lets you
capture images when your memory card is
full. As far as Flash memory - the camera's
reusable digital film - look at the format.
There's been a trend toward increasingly
smaller memory cards, some so small they
could be easily lost.
• Portable power. Anticipate situations where you've drained all battery
power. If the digital camera can operate on
standard AA or AAA batteries as well
rechargeable batteries, that problem can
always be easily remedied.
• Compact
or
digital
SLR.
Ultimately, your choice comes down to
deciding between a self-contained camera
with a built-in lens or a digital SLR. Most
real estate professionals will find a compact camera adequate. A digital SLR
makes sense for those who are more serious about their photography and want the
creative options of a system that takes
accessory lenses.
As you can see, there's much to consider when buying a camera. With a little
homework, you'll find a digital camera
that should serve all your real estate needs
and more than pay for itself over the
course of its useful life.

Affiliated Business
Arrangements
As I am writing this article, I have before
me an Inman News Release announcing the
New York Attorney General and the New
York Insurance Department are investigating the title insurance industry with respect
to RESPA violations involving illegal kickbacks. I am certain this investigation will
reveal affiliated business arrangements
which in fact are nothing more than a disguised effort to provide referral fees to real
estate brokers, attorneys and other providers
of real estate settlement services. As I have
indicated previously in this in column, affiliated business arrangements (ABA's) are a
lawful and valid means by which real estate
brokers can expand their businesses by
offering additional services such as title
abstract services, mortgage brokerage services or mortgage banking services. The key
to whether or not your conduct with respect
to an ABA is lawful is whether in fact you
are expanding into a new business or merely disguising a referral fee from leads generated by your real estate brokerage business.
This article will explore that question.
An ABA typically involves a situation
where a new business entity, usually a corporation or limited liability company, is
created to enter into a business, usually a
title agency or a mortgage business. This
new business has two or more principals.
One is a real estate broker and a second is
somebody who already operates as either
a title agency or a mortgage business. As I
have stated before, such business arrangements are lawful and all principals can
lawfully be paid the fair valve of any services they perform for the ABA as well as
partake in the profits generated. When
such entities (ABA's) come under scrutiny, various tests are applied to see whether
or not the new entity is a legitimate business or just a device to funnel illegal referral fees to one or more of the principals.
The first level of this inquiry involves three
elements: The first is whether or not any
required affiliated business arrangement disclosures have in fact been properly made to
consumers. The second element is whether
consumers are provided a choice as to whom
they employ for their title or mortgage business. In other words, that there is no required
use of the new entity placed upon a consumer
dealing with one of the principals. The third
element is that no principal receives anything
of value other than payments for services
rendered or participation in the profits of the
entity. HUD has established specific tests
which they apply in determining each of the
above issues and before you enter into an
ABA, it is recommended that you consult
with your attorney to make sure that your
new entity complies with these tests.
Assuming you pass these three tests, the
next level for inquiry is whether or not this
is a legitimate business entry or just a disguised referral mechanism. In this regard,
HUD provides a 10-prong test. The
prongs of the test are as follows:
1. Does the new entity have sufficient
initial capital and net worth, typical in the
industry, to conduct the business for which
it was created?
2. Is the new entity staffed with its own
employees?
3. Does the new entity manage its own
business affairs?
4. Does the new entity have an office for
business, separate from those of its parents? If not, does it pay market value rent?
5. Is the new entity providing substantial services; i.e., the essential functions of
the real estate settlement service for which
the entity receives compensation? Does it
incur the same risks as any other settlement service providers of the same type?
6. Does the new entity perform all of the
work itself? How much is contracted out?
7. Does the new entity contract out
work to a parent, affiliated provider or
entity that helped create the controlled
entity? If so, does the new entity itself provide any functions that are of value to the
settlement process?
8. Does any party to which services are
contracted out perform then for a less than
market value fee, such that the reduced
charge might constitute a thing of value
for the referral of that business by the new
entity to that party?
9. Is the new entity actively competing
in the market place for business? Does it
receive business from other sources than
its parents?
10. Is the new entity sending business
exclusively to one of its parents?
It is not necessary that the new entity
meets all 10 of the above items on the
above list. Rather, whether or not the entity is considered involved in a sham ABA
will be based upon the overall effect of
applying these tests to the way the business
actually is conducted and the profits are
actually shared. In entering into an ABA,
each of the above 10 tests have to be
addressed and a decision made with
respect to the results of applying each one
of the tests to the business model, an
informed judgment must be made as to the
overall application of the ten tests when
applied to the business model. It is highly
recommended that an attorney and perhaps
an accountant be consulted in this process.
A perfect ABA would be one in which
all of the partners receive an ownership
interest in the new entity commensurate
with their investment in the business. By
that I mean if somebody contributes 15
percent of the capital of the new entity,
their ownership interest is 15 percent of the
entity. One in which the entity occupies its
own office space, hires its own employees
and purchases its own business infrastructure. This perfect entity then goes out to
compete for business. The entity not only
solicits business from one of its principals
but also from other available sources.
When ABA's are not done correctly,
they may be in violation of RESPA.
RESPA violations may result in both regulatory and criminal punishment, so be
careful when someone suggests to you the
formation of an ABA. Check out the business model for yourself and be cautious. A
lot of people will tell you a deal is RESPA
compliant when, in fact, it is not.
New York State Legislature Passes Budget
For the second year in a row New York
State will have on on-time budget. On March
31, 2006, the state legislature will complete
its approval of appropriation bills for the next
fiscal year that begins on Saturday, April 1.
NYSAR is pleased to report that the
$112.4 billion state budget for 2006-2007
does not contain any increases in fees for
REALTORS® or increases to statewide
mortgage recording or transfer taxes. The
budget approved by the legislature includes
a property tax rebate based on a percentage
of a property owners STAR tax break they
currently receive. This tax break is scheduled to be mailed to property owners in the
form of a rebate before October 31, 2006.
Governor Pataki’s proposal to create an
independent Office of Medicaid Inspector
General, which NYSAR supports, was not
approved by the legislature in the budget. The
Governor and legislature have decided to
reconsider this issue after the budget is
approved. Governor Pataki has expressed concern over the legislature’s spending increase to
his budget, estimated at $1.5 billion.
The budget bills will now be sent to
Governor Pataki and he will have 10 days
to review legislative changes to his proposed budget and use his veto power where
he feels necessary.

On March 3rd, LIBOR's Huntington Chapter hosted a very well attended breakfast
meeting at the Thatched Cottage located in Centerport. Attendees got to see first
hand, the essentials of an Arbitration Hearing. Volunteers, mostly made up of Long
Island Realtors, acted out the roles of all parties involved including: claimant,
respondent and the hearing panel. After the case was heard, the audience got to
actively participate in the delibertaion process. It was very informative.

Case #2-9: REALTOR®’s
Responsibility for REALTOR-ASSOCIATE®’s Statement
REALTOR-ASSOCIATE® D, associated with the firm of REALTOR® A,
obtained an offer to buy a property at less
than the listed price. The offer was rejected. The property had been exclusively
listed by REALTOR® B and had been
published through the Multiple Listing
Service of the local Board of REALTORS®. The owner received no further
offers and at the expiration of the exclusive listing with REALTOR® B, he
approached REALTOR® C and exclusively listed the property with him.
About this time, REALTOR-ASSOCIATE® D terminated his association with
REALTOR® A and became affiliated
with REALTOR® C’s organization.
The prospect who had made the unsuccessful offer on the property continued to
seek the assistance of REALTOR-ASSOCIATE® D and made another offer on the
property, this time at the full listed price.
REALTOR-ASSOCIATE® D and REAL-
TOR® C, the listing broker, submitted this
offer to the owner, and it was accepted.
A few months following the sale, the
purchaser complained to the Board of
REALTORS® that REALTOR-ASSOCIATE® D had made a statement that “a visible gas pipeline easement extended to the
property but did not go onto any part of the
property.” The complaint presented evidence that the easement, in fact, crossed
the property, and the complainant charged
REALTOR® C and REALTOR-ASSOCIATER® D with misrepresentation.
The complaint was reviewed by the
Grievance Committee and then referred to
the Board’s Professional Standards
Committee which promptly scheduled a
hearing and asked REALTOR® C and
REALTOR-ASSOCIATE® D to be present
to answer charges of unethical conduct in
violation of Article 2 of the Code of Ethics.
At the hearing, REALTOR-ASSOCIATE® D confirmed that he had made the
statement attributed to him; that he thought
it was correct because the information had
been given to him by a neighboring property owner. Questioning revealed that REALTOR-ASSOCIATE® D had made no effort
to verify the information from authoritative
sources. REALTOR® C protested he knew
nothing about the matter; that he had not
been present when REALTOR-ASSOCIATE® D made the statement; that he was
not responsible for the oral statements
made by a REALTOR-ASSOCIATE®;
and that REALTOR-ASSOCIATE® D’s
first contact with the buyer had occurred
while REALTOR-ASSOCIATE® D was
associated with REALTOR® A.
It was concluded by the Hearing Panel
that REALTOR® C and REALTORASSOCIATE® D were in violation of
Article 2 of the Code of Ethics in a way that
materially imposed upon the buyer, who
actually received measurably less in his
package of ownership rights when he purchased the property than he was led to
believe he was buying. Since it had been
demonstrated that REALTOR-ASSOCIATE® D made the statement containing
misinformation on a pertinent fact while he
was affiliated with REALTOR® C, and in
view of the fact that REALTOR® C was
the exclusive agent of the seller at the time,
REALTOR® C was held to be responsible.
He was advised that a REALTOR® is
definitely responsible for pertinent statements of his salespersons in real estate
transactions.
REALTOR® C and REALTORASSOCIATE® D were found in violation
of Article 2.
●
Case #1-7: Obligation to Protect
Client’s Interests
Client A, an army officer, was transferred to a new duty station and listed his
home for sale with REALTOR® B as the
exclusive agent. He moved to his new station with the understanding that REALTOR® B, as the listing broker would
obtain a buyer as soon as possible. After
six weeks, during which no word had
come from REALTOR® B, the client
made a weekend visit back to his former
community to inspect his property. He
learned that REALTOR® B had advertised the house: “Vacant — Owner transferred,” and found an “open” sign on the
house but no representative present. Upon
inquiry, Client A found that REALTOR®
B never had a representative at the property but continually kept an “open” sign in
the yard. Client A discovered that that the
key was kept in a combination lockbox,
and when REALTOR® B received calls
from potential purchasers about the property, he simply gave callers the address,
advised that the key was in the lockbox,
gave them the combination, and told them
to look through the house by themselves
and to call him back if they needed other
information or wanted to make an offer.
Client A filed a complaint with the
Board of REALTORS® detailing these
facts, and charging REALTOR® B with
failure to protect and promote a client’s
interests by leaving Client A’s property
open to vandalism, and by not making
appropriate efforts to obtain a buyer.
REALTOR® B’s defense during the
hearing was that his advertising of the
property was evidence of his effort to sell
it. He stated, without being specific, that
leaving keys to vacant listed property in
lockboxes and advising callers to inspect
property on their own was a “common
local practice.”
The Hearing Panel concluded that
REALTOR® B was in violation of
Article 1 of the code of Ethics because he
failed to act in a professional manner consistent with his obligation to protect and
promote the interests of his client.

Children’s Life Stages Crucial When
Considering Where To Buy A Home

The developmental stages that children
go through are important to consider when
parents buy a home.
"Children in elementary or junior high
tend to prefer a suburban environment
because it affords them greater freedom to
go outdoors to play, and their friends are
usually within walking distance," suggests
Dr. David "DAK" Kopec. "They tend to
view their environment in terms of exploration and immediate gratification."
Suburban and rural environments are
often preferred because they can be less
structured and regimented, he says. "Here
young people often have the choice of
remaining indoors or going outside. This
ability to go outside at will affords unique
opportunities to develop gross motor skills
and imagination. For example, a preadolescent might use a swimming pool as a place
to pretend to be a mermaid or a dolphin.
Another child might climb a tree, pretending to be an undercover cop conducting surveillance work. They might enjoy having a
lawn to perform acrobatic moves in imitating their favorite action hero. Thus, spaces
that allow for unstructured play such as a
back yard is important for this age group."
Dr. Kopec explains that while younger
children can find hours of entertainment
exploring nature, adolescence marks a period of development where young people
seek entertainment from man-made environments. For those in junior high and older
teens who ones lack transportation, the ideal
location is near malls, movie theaters and
community centers where they can hang out
with their peers. For parents of these teens,
the suburban environment with its familyoriented population is often perceived to be
a safer place. However some teens report
growing up in rural areas and some suburban environment as being boring and lacking sufficient stimulation, he says.
"As children grow into young adults in
their 20s, preferences often evolve to a more
urban setting because of the increased availability of social, educational and career
opportunities," says Dr. Kopec. "For this
population, a variety of restaurants, clubs and
sports facilities -- social opportunities to find
a potential life partner are the environmental
attributes of greatest importance. However,
as these young adults find partners and begin
to form families of their own, location preferences often turn to a more suburban or rural
environment. This is because parents with
young children often prefer to be around
other families who can provide playmates for
their children as well as collaboration on
methods for child-rearing. Likewise, many of
the important considerations for location for
this population are access to childcare, quality schools and proximity to grocery stores."
By the time people become seniors, they
tend to prefer a more urban environment
because it can help support freedom and
autonomy, Dr. Kopec suggests. Urban environments tend to have better public transportation so that the individual can get
around, numerous parks and community
centers where older people can meet to enjoy
each other's company, and quality medical
services near by. Since older age is unfortunately sometimes accompanied by a decline
in one or more of the five senses and/or
movement, an urban environment can support one's independence and allow for them
to remain active for a longer period of time.
"Some of the variables within one's
developmental stage that affects one's location preference include age, marital status,
pet ownership, proximity to water, or ability to garden," says Dr. Kopec.
Tips for Moving with Children

Moving can be a trying time for many
children. In the case of long distance
moves, many times friends and close family are left behind. There is no sure fire
way of making your children 100 percent
comfortable with a move, but there are
several ways to ease their transition into
their new home.
A child's world is based on routine. And
we need look no further than ABC's Super
Nanny to see that to maintain happy,
healthy, disciplined children, they must
have a steady routine. Chances are their
routine will be disrupted for weeks before
and after the actual move date. Attempt to
re-establish some semblance of normalcy
as soon as you arrive at your new home.
Implementing Routines
• Unpack the children's rooms first.
Let them help, perhaps even let them
choose new paint colors or arrangements
of their rooms
• Establish a specific meal time. This
will be difficult in the midst of unpacking
and settling in, but attempt to have dinner
as a family every night at, say, 7:00 p.m.
• Be consistent with discipline. It can
be easy to let behavioral issues slide, forgiving misbehavior due to the stress of
moving, but establishing that this home is
just like the old home -- especially in
terms of discipline is extremely important.

Join Local Organizations
Even if your child is a natural extrovert,
they may need help making new friends.
Try joining community organizations, such
as the local YMCA. By doing so, you will
be involved with parents and children from
all over your area. So if you have a child
who is on the shy side, you may be able to
direct them to activities that will supply
them social interaction. By helping them get
involved you will give them the chance to
meet new people in a safe environment.
And you might meet some great people too!
Feeling Secure
More than anything, children need to feel
that they are secure. Especially younger children may initially become "clingy" after a
move. Be sure to let them talk openly about
their fears and let them know how they can
contact you any time they are feeling scared.
• Accompany your child to their new
school. Most schools will be more than
willing to let you come in at any time to
take a tour. It might work best to visit after
school has been dismissed, so that your
child can get their bearings without the
stress of dozens of eyes on them.

numbers and address.
Be consistent with your children, help
them make a great new start, and let them

Myth Number 2: To Be Organized Is
To Be Clean.
Once again, while you can be BOTH
organized AND clean, those terms should
not be confused. Cleaning means that
you're removing dirt, grime and otherwise
preparing a sanitary surface. But, you can
have the cleanest home or office on the
block, and still be disorganized.
Myth Number 3: To Be Organized
Means to Schedule Every Minute of
Your Day.
While scheduling appointments, projects you need to complete, chores, etc. is
highly recommended, you certainly do
not have to schedule 'every moment' of
Myth number 4: Only Certain Types of
People Can Be Organized.
While there are a very small percentage
of people who 'don't have the ability' to be
organized, such as someone with a serious
illness, most people CAN be organized.
Being disorganized is not a disease, it is a
decision. If you truly want to be organized,
there are proven systems to help you. Once
you know these systems and apply them
every day of your life, you will be organized.
Myth Number 5: Being Organized
Takes Lots of Time and Effort.
The truth is, it takes a lot less time and
effort to be organized, than it does to be disorganized. Disorganization takes more time
than you can imagine, and ensures that
huge obstacles are always directly in the
path of 'getting things done.' Getting and
staying organized is not rocket-science.
The systems and ideas, once learned,
applied and practiced, can become as simple as brushing your teeth or combing your
hair.
Myth Number 6: Everyone I Know Is
Organized, Except Me.
Beware of this myth. Being organized
NOW
AVAILABLE
is both an outer and inner trait. Unless
you really know a person well, you really
can't come to this conclusion. For example, someone may have a very neat home,
but she is never on time. Another person
may have an organized home, but his
office filing system is out of control. Yet
another person may have an organized
home and office, but never reaches any of
her goals. You are not alone. There are
many, many people in the world who need
help getting organized in certain areas of
