Nominations are now being accepted to fill four (4) positions on the GLAR Board
of Directors and two (2) positions on the MSI Board of Directors. Candidates
who are elected shall serve a three-year term.
Candidates for the GLAR Board of Directors must have been a Realtor® member
in good standing for at least one (1) year and must have served at least one (1) year
as an active member of a committee or task force.

The National Association of Realtors® wants the public to know that a Realtor®
is someone they can trust, and is held to a higher standard than other real estate
professionals. As a Realtor®, you subscribe to a strict Code of Ethics. The Code
of Ethics predates real estate license laws, and when these laws were established,
many were based on the standards set in the Realtor® Code of Ethics.
Few, if any, other professional organizations in the nation have put in place such
rigorous ethics for their members as we have done. Be proud of these standards
and embrace them in your day-to-day real estate activities.
Showing a Property…Do You Call First??
In today’s busy market, it is easy to forget day to day professional courtesies you
should extend to buyers, sellers and other Realtors®. While the Code of Ethics
and Standards of Practice of the National Association establish ethical standards
governing the professional conduct of Realtors®, it does not address simple
issues of courtesy or etiquette.
One very important courtesy, many times
overlooked, is calling the listing agent to request
an appointment to show property to your
client(s). If a lockbox is being used on the
property, you STILL need to call the listing
agent prior to a showing. Remember, the
seller’s have a right to know when someone
is going to be looking at their property. You should also
call if you are delayed or must cancel an appointment or showing. Show you are
a true professional by using these common courtesies.

List-It is a great platform to not only search for, but to advertise your upcoming
Open Houses. Under Search -> go on the left column to Pro- Search -> click on
Caravan / Open House and a box pops up asking what dates and times you’re
looking for. What a wonderful tool that you can use to show value to your buyers
by providing the Open House schedule for the upcoming weekend. From the
Seller side, this provides more exposure and should help getting more buyers
through your property.

Thursdays are Caravan Day. Want to stay on top of the market and see what’s out
there? Again, as above go to Pro-Search and look up Caravans for specific dates.
Got a slow listing, or want to get more exposure and traffic ? Try setting it up on
a caravan for a week or so and then look at the results. This is also a way to show
your value to your seller.
These are ways to work smart, and make the most of your valuable time as well
as the best use of that valuable gasoline we’re all taking about. As always the MSI

The GLAR Community Relations Task Force is looking for volunteers to
participate in Metro Louisville’s Repair Affair event on Saturday, June 17th.
Repair Affair uses community-wide resources and volunteers to support the
housing repair needs of elderly and disabled homeowners of low income
throughout Kentuckiana. You do not need to be a skilled laborer to help! If you

Promote Pool Safety
Drowning remains the leading cause
of unintentional injury-related death
among children ages 1 to 4, and the
second leading cause among children
ages 14 and under, according to
Safe Kids Louisville. More than half
of childhood drownings occur in a
child’s home pool and one-third at
the homes of friends and relatives.
To help decrease the number of
drownings in residential pools, hot
tubs and spas, GLAR has teamed
up with Safe Kids to offer water
safety packets to 500 home buyers
this year. These packets, which will
be distributed by you to your buyers
of homes with pools, hot tubs, spas
or other water features, contain a
letter from Safe Kids explaining
the responsibilities that come with
owning a home with a pool and
the importance of water safety, a
brochure with water safety tips and a
“Water Watcher” tags that adults can
use to identify a person to supervise
children playing in and around water
at social gatherings. If you have
client who is purchasing a home with
a pool, stop by the GLAR Realtor®
Store to pick up a packet for them.
Actions of GLAR Board of Directors–Apr. 27, 2006
• Reported received from the GLARPAC Trustees and Government Affairs
committee for primary candidate recommendations and contributions.
• Report received from Community Relations Task Force chair and vice chair
to discuss the feasibility of forming a “Pre-Foreclosure Assistance Team.” The
Board encouraged the Task Force to pursue this proposal.
• President Pruitt informed the Board that the National Association of Realtors®
will be considering a special assessment during the mid-year meeting to expand the
Public Awareness Campaign to a twelve month program. If passed this special
assessment would result in a $10 increase per member in 2007 and $20 in 2008.
• Report was received from the Past Presidents Committee. The committee
recommends the following: that the association implement a “Who to Call” list
for organizations such as mortgage bankers, appraisal board, planning & zoning,
etc.; that community service projects be given more recognition in the newsletter;
that the history of the Association be posted on the website with a list of past
presidents and past Realtor® of the Year recipients. It was noted that the past
presidents are available for counsel and support to the president. They will be
meeting twice a year and invite the current president and president-elect to attend.
• The Board amended the room rental policy to prohibit room rentals for political
purposes. Concern was expressed that it may be implied that the Association
supports or endorses the candidate or political issue of the meeting.
• An update was provided on the Supra lockbox exchange. The association will
begin member’s utilization of smart phones and PDAs as Supra keys the week of
May 22nd.
• It was reported that the new online forms service was launched on April 24th
and has been well received.
• An update on strategic planning initiatives was received. The association has
purchased a digital camcorder which will be used to provide training for the online
forms service, the free business planning seminar is full and 190 members have
thus far registered to attend the free Michael Russer seminar.
• Lisa Stephenson was pleased to announce that LouisvilleRealtors.com was
selected as one of NAR’s Outstanding Websites for 2006.
• Decision was made to host a hospitality room at the KAR Summer meeting, but
to send regrets regarding a participation in a culture-themed event.
• February and March 2006 financial statements were reviewed and will be sent to
audit.
• Motion was passed to give all new members a GLAR map in their new member
packet. The sales price of maps in the store will also be reduced.
• Doug Owen presented the report from the commercial group. Strong progress
is being made on the CIE which will launch on June 1st. Members who do not
participate will be able to search for commercial properties on the public site.
Listing on the commercial MLS will remain until the listing is sold, expired or
otherwise canceled. No new listings or extensions of listings will be accepted into
the system after June 1st. The CIE Board has been selected and will replace the
current commercial Board.
• Report was received from Metro Search, Inc.
• Per the Board of Director’s approval, GLARPAC contributed $500 to Sharon
Kay Dummitt for Metro Council District 3, $500 to Marianne Butler for Metro
Council District 15, $500 to Leonard Watkins for Metro Council District 1, $500
to David Tandy for Metro Council District 4, and recommended that the State
Trustees contribute $1000 to David Osbourne for State House District 59.
• The association is working with Metro Council members to draft an amendment
to a proposed sign ordinance which would assess steep fines for placements of
signs in the right-of-way. The draft amendment would permit directional signs
during certain days of the week and would exempt brokers from accelerated fines

• GLARPAC reported that 158
fundraising tickets had been sold and
approximately $17,500 collected.
• The GLARPAC 2005 Donor
Recognition Breakfast, with featured

• Report was received from the
Community Relations Task Force.
The Bowl-a-thon for Cool Cuts
for Kids raised over $2800. GLAR
will be taking children from Camp
Quality to a Bats game this summer.
Donated items have been sent to
St. John’s Center for the Homeless.
The next collection will be school
supplies for children in the foster
care system. Repair affair will be
held on June 17th. The task force
also heard a presentation from the
YMCA and will contribute $500 to
the 200th anniversary celebration of
the Louisville Police Department.
• The Education Task Force met
and will be recommending programs
and speakers for non-C.E. related
programs for the membership.
• The Board Forms committee
has been discussing the arbitration
clause within the sales contract and is
waiting for results from the member
survey regarding opinion on this
issue. The task force also discussed
that HUD no longer requires termite
inspections. HUD has left that
determination up to the appraiser.
• It was noted that the membership
survey ended and a report will
be available at the next director’s
meeting.
• Member Raymond Bishoff
addressed the Board regarding the
use of appraisers to determine just
compensation and fair market value
of property.
Actions of the MSI Board of Directors – April 18, 2006
• The audit for the fiscal year ended September 30, 2005 was presented.
• It was reported that the creation of the CIE is progressing with an anticipated
June 1 launch date. Several demonstrations were held for members in April. As of
June 1, List-IT will no longer accept or allow the extension of commercial listings.
Listings active on the system at that time will remain so until sold, expired or
canceled. The Lexington-Bluegrass Association of Realtors® is encouraging their
members to participate in the CIE, which will be named the Kentucky Commercial
Real Estate Alliance (KCREA). The site will be hosted on KCREA.com.
• The rules and regulations for KCREA were approved.
• The KCREA committee as recommended by the MSI President was approved.
• The agreement with Catylist as the vendor for the CIE was approved.
• The fee structure for KCREA was approved. A part-time staff person will
be hired to administer the CIE. Annual dues were assessed at $480 per year for
Realtors® and $625 per year for Non-Realtors.
• The application fee for the CIE will be waived for until June 1, 2006.
• The contract with Immobel will be extended for one year. Immobel provides the
multi-lingual display on the public site as well as the ability for members to display
this information on their sites.
• A member request to access a full data feed of MLS data was discussed and
denied.
• A vendor’s request to utilize the IDX data feed to populate their Open House
website for participating members was discussed and denied. The information
may be provided to the vendor per individual participating office’s request.
• The contract with the Jefferson Co. PVA will be renewed. The PVA will be
asked to expand the data supplied to the MLS by adding additional fields of
information.
• Director Charlie Lotze will head inquires regarding the various PVA’s and the
information available from them.
• An update was received on strategic planning initiatives.
• Based on member’s concern regarding the removal of the school fields a school
district field will be added to the system.
• The MLS Improvement task force is investigating the need to edit some of the
MLS areas for example, separating Shelby County into two areas or creating a
special area for the downtown business district.
• The following definitions will be added to the MLS rules and regulations:
-To be deemed a bedroom, the room must have a true egress window.
Rooms without closets or doors may be considered a bedroom if it is
customary for the area.
- Finished Square Footage-To be considered finished space a permanent
heat source is required.
• Effective January 1, 2007, all listings entered into the MLS must follow ANSI
standards when measuring square footage. The display of square footage in
the MLS will be changed at that time to show above grade, below grade, nonconforming and total square footage, finished, unfinished and total.
• The February and March 2006 financial statements were presented and will be
sent to audit.
• Staff reported that a system upgrade on March 25 by the MLS vendor caused
a short term outage and some residual problems with shuttle jobs to member’s
websites. During February and March, 11 List-IT classes were held with 144
students, 6 Managing Digital Photo Classes were held with 58 students and 2
opens labs were held with 11 visitors. It was also reported that Solid Earth
updated the Gateway sites to allow for more customization by members.
• Staff was asked to investigate the devices available through T-mobile to access
the Supra system.
