INDUSTRIAL OFFICE BUILDING WITH GROUND FLOOR RETAIL
To be built on the site of a defunct warehouse building destroyed by fire in 2007, the 240 Clay Building is the Central
Eastside Industrial District’s first new industrial office building. This five-story building is compromised of 60,000 square feet
of industrial office space above approximately 5,000 square feet of ground floor retail space.
AMPLE PARKING AND CONVENIENT ACCESS TO MAX LINE
A raised access floor mechanical system sets this building apart offering LEED standard energy performance. Tenants will
also enjoy ample bike parking, electric car charging stations, nearly 100 on-site parking stalls, and convenient access to the
Portland Streetcar, and the MAX light rail.
STUNNING ARCHITECTURE AND AMENETIES
The building features high ceilings with exposed heavy timber construction, large operable windows for ample natural
daylight and access to fresh air, a fitness lounge with lockers and showers, and a one-of-a-kind rooftop deck and amenity
space with stunning views of the river and downtown Portland skyline. 240 Clay is a place for living, not just for working.

CENTRAL EASTSIDE
ECONOMIC GROWTH
Once a busy warehouse and manufacturing district, this neighborhood has transformed in recent years into the
epicenter of Portland’s art and design scene.
Central Eastside’s daytime population continues to grow as new office developments take flight. The CES employs
more than any other district in the Central City outside of the downtown core. Industrial uses and creative businesses
sit side-by-side, as the area becomes an emerging location for cross-industry exchange, from film and digital
enterprises to food, creative services and craft industries. A variety of enterprises makes the area one of the city’s
largest employment districts.

Cropping up alongside the studios and gallery spaces, a vibrant food scene is now pushing the limits of culinary arts. East
Burnside is beginning to rival the city center as Portland’s fashion hub with the presence of several small boutique stores
and larger retail centers.
