The Shops at Nanuet Indianapolis, IN Updated: 1.25.12 Project Overview: The Shops at Nanuet is an open-air streetscape environment, which will showcase a diverse mix of retail, restaurants and entertainment venues. The design philosophy is based on the creative interpretation of Traditional and Urban Industrial Architecture, which have a significant presence in this community, combined with current retail principles that stress comfort and convenience. The main street “village” format will feature a combination of pedestrian and vehicular traffic and a variety of façade treatments. The Shops at Nanuet Project Overview: The Shops at Nanuet, located in Nanuet, a hamlet of Clarkstown, is 25 miles north of midtown Manhattan. The site for The Shops at Nanuet is strategically located along State Road 59 between Palisades Parkway, Garden State Parkway and Highway 87. The center will be highly visible and easily accessible from both S.R. 59 and Middletown Road. The Shops at Nanuet is scheduled to open in the Fall of 2013. The Shops at Nanuet Site Plan: The Shops at Nanuet Tenant Information Package: The Tenant Information Package (TIP) is intended to provide you with the project’s design and construction criteria and consists of several parts: • Tenant Design Manual • Architectural Criteria • MEP/FP Criteria • Bulletins • Pre-Construction Drwgs The Tenant Design Manual will provide mall specific architectural, sign and engineering design criteria. For questions regarding the Landlord’s design and construction requirements, please contact your Tenant Coordinator or call 317-636-1600 and ask for Tenant Coordination. Other important information is included in the Bulletins. You, and your architect/engineer will be able to access the Tenant Information Package from Simon’s Website. Neutral Pier The Shops at Nanuet Storefront Design: Mall Bulkhead A strong storefront presentation is expected thru creative architecture and graphic design. The design should fully integrate all aspects of the Tenant’s branding within this exterior expression. All storefront elements including the storefront framing, glazing, doors, hardware, signing and display are to be of the highest quality. A successful, unique storefront is dependent on how creatively materials, colors and design details are executed and we expect Tenants to use Architects experienced in retail design to develop create solution. The following items need to be taken into consideration when developing the design: • Storefronts are to display relief and three dimensional articulation in the vertical plane and in plan. Storefronts should not consist of only glazing. •Maximize the use of glazing with the storefront area having a minimum of 70% transparency. •Glazing should be predominantly Maximum storefrontclear, to allow transparency into the interior merchandise display area, however, the use of etched, stained,mall filmed and other innovative glazing is encouraged. Materials such as plastics or vinyl are prohibited. Fabric must be secured to the frame with mechanical fasteners. Looped cord is prohibited. •The exterior elevation is subject to City review for design, materials, colors, quality of finishes and detail. See the Architectural Criteria for further information. Signing will be permitted in various locations depending on the building elevation. Tenants are encouraged to incorporate creative and unique signing into their design, such as: •Metal letters backlit to produce a halo effect •Pin mounted metal, porcelain, polished brass or copper letters •Edge lit, sandblasted glass •Edge lit letters with push thru lettering Prohibited Sign Types are: •Box or Cabinet type signs •Exposed Neon type signs •Individually internally illuminated letters/acrylic face type signs See Architectural Criteria for more information The Shops at Nanuet Storefront Sign Locations: The Shops at Nanuet Storefront Signs: The Shops at Nanuet Storefront Signs, Awnings, and Canopies: The Shops at Nanuet Service Entrance Model The Shops at Nanuet HVAC – Retail Tenants: This is an open air Mall. Engineer is required to accommodate conditions that may affect the performance of the HVAC system for their store. (ie windows, window treatment, sun exposure, and open doors) • Equipment Downflow rooftop unit on full curb with electric heat (natural gas is not available for heat). Split systems are required in Buildings D & E. Unit(s) are to be located in designated structural bays. Modify existing roof structure to support equipment. • Condensate Drain Condensate to be piped from rooftop unit through curb to approved sanitary connection within space. • Outside/Relief Air Economizer and barometric or fan powered relief through Tenant installed components. • Return Plenum (Ducted return is for odor producing Tenants only and subject to Landlord approval). • Smoke Exhaust/Relief None required. • Toilet Exhaust By Tenant including fan, ductwork and roof cap. • Odor, Thermal & Process Equipment Exhaust Size for application by Tenant. • Temperature Controls Stand-alone digital electric/electronic control system by Tenant. • Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and balancing. • Building Thermal Values Exterior wall R-30, Roof R-19 • See Criteria Sheet MEP-1 for further information. The Shops at Nanuet Plumbing – Retail Tenants: • • • • • • • • • Water Redistributed by Landlord via overhead mains. Minimum 1 1/4” valved connection. Tenant supplied meter w/remote reader for large water users only. Waste 4” wye connection off Landlord main. Designated connection point within or adjacent to space. Vent Thru roof by Tenant. First level Tenants in Buildings D & E, to utilize Landlord provided 2” connection located within or adjacent to space. Grease Waste No Landlord provisions. Natural Gas Available for cooking use only. Toilet Rooms As required by code. Landlord’s toilets rooms may not be considered in calculations. Drinking Fountain Per code and ADA requirements. Service Sink As required by code. See Criteria Sheet MEP-1 for further information. The Shops at Nanuet Fire Protection – Retail Tenants: • • • Implementation A bulk main is provided. Tenant shall directly employ the Landlord designated contractor to install a sprinkler grid or utilize connection provided. Tenant Flow Switch Not permitted. Valve for Tenant Space Not permitted. • See Criteria Sheet MEP-1 for further information. The Shops at Nanuet Electrical – Retail Tenants: • • Voltage 277/480, 3ph, 4-wire Wire Color Wire and cable shall be factory colored and shall be installed so as to identify conductors of the same phase by coding with the same color throughout service, distribution and branch circuitry. Unless local codes required otherwise, the color coding shall be as follows: a) 120/208 volt systems: Phase A – Black, Phase B – Red, Phase C – Blue, Neutral – White b) 277/480 volt systems: Phase A – Brown, Phase B – Orange, Phase C – Yellow, Neutral – White with Tracer of Grey c) Primary voltage systems: Phase A – Pink, Phase B – Violet, Phase C – Black Neutral – White • • • • Equipment and system ground wires shall have green colored insulation Landlord Equipment Adjustable trip breakers 70 – 250 amps with interchangeable trip rated plug at common distribution boards in central locations. A minimum 2” empty conduit with pull wire will be provided from Landlord distribution panel to within or adjacent to the Tenant space. Power Provided by Landlord redistribution system. Tenant to provide disconnect, meter and conductors and connect to Landlord distribution board. Metering Check meter in Landlord meter room, specified by Landlord. This equipment will be installed by Landlord at Tenant expense. Capacity TENANT MAXIMUM ALLOTMENT IS 20 WATTS PER SQUARE FOOT. Submit connected and demand electrical load data to support electric service size requested. The Shops at Nanuet Electrical – Retail Tenants (cont’d): • • • • Telephone 1” minimum conduit with pull wire to designated connection point in central locations. Fire Alarm Interface with Landlord system is only required when the Tenant occupancy requires a system to meet Code. If required by Code, Tenant to provide required panel and devices compatible with Simplex 4100 system. Duct detectors to shut down RTU equipment to be annunciated within Tenant space only. A 1” conduit and junction box with initiating circuit cable is provided. Exit Pathway Illumination Exit pathway illumination required at rear door via a light fixture above the door on emergency power and at the front door with an emergency light fixture in the space strategically located to illuminate out an open door.
