I hope everyone had a great holiday season. Our fitness club is complete and is being used by a large number of residents. If you haven’t used the facility, I encourage you to advantage of the exercise equipment. I would like to thank Carl Vinci for taking the leadership role in an attempt to establish a “Fitness Club”. “Temporary” parking is being developed near the Fitness Club/Pet Park area by the Carriage Manor Maintenance Department. Elections are coming up during the month of February so be sure to cast your ballots to vote for your Board of Director candidates. Also, please take time to review measures on the ballot and vote your MANAGER’S MESSAGE February already?? February is a month of great significance for this community, as it is the month we hold Carriage Manor RV Resort Annual Meeting of the Membership, which this year is held on February 17th, 2016 at 1:30 in the Ballroom. Unlike the other meetings thru out the year, this is the meeting the membership chooses their leadership by electing new members to the Board of Directors, as well as decrees the direction the community takes on the (2) referendums on the 2016 ballot. We have several members who have volunteered to serve the community as candidates for the (3) positions for the Board of Directors. I submit the following for your consideration in which candidates you choose for leadership in your community. The association has responsibility for its common elements as well as the management and operation of the association’s business affairs - - all in accordance with standards established by the governing documents created when the community was first developed. To the extent that an association (typically a non-profit corporation) has such authority and control, it is its board of directors that carries out these duties and responsibilities. ARC COMMITTEE I am writing this article 3 weeks before it is published so some of the information I am writing about may not be news to you. In case you have missed any here it is. The (ARC) Architectural Review Committee is made up of 5 to 7 members as determined by the committee and approved by the Board of Directors. The Chairman of the committee must be a BOD member by AZ state law. At the end of this season the committee will be in need of two or three members as two members will be leaving by or before the end of February. Three applications to the committee have been interviewed and the selection of the applicants will have been accomplished. They will be announced at a BOD meeting. It’s hard to believe with all we have written in this section of the Rumbel Sheet we still have owners starting projects without obtaining a permit. A permit is required by the governing documents for any and all work on your property exterior and in reality is for the protection for each and all owners to avoid any violation that may cause problems. So, help us out folks get a permit or ask questions position. I would like to thank the Election Committee for all their efforts. A number of residents have arrived at the time of writing this article. Please observe our traffic rules to avoid any injuries and keep our park safe. Lastly, there are allot of opportunities to get involved in the Park’s activities. Check in at the front desk if you are interested in volunteering while you are here. All of the officers have an affirmative obligation to act with utmost good faith towards the association. The members of the board of directors and each officer of the association have a fiduciary relationship with the members of the association. This fiduciary relationship imposes obligations of trust and confidence in favor of the corporation and its members. It requires the members of the board to act in good faith and in the best interests of the members of the association. It means that board members must exercise due care and diligence when acting for the community. The fact that the association is a not-for-profit corporation, or that the members of the board are volunteers and unpaid, does not relieve them from the high standards of trust and responsibility that the fiduciary relationship requires. While serving as a board member can have its challenges most find it to be a valuable and rewarding experience. I encourage all of you to acknowledge previous, current and new members to your Board of Directors by recognizing the responsibility the position holds and appreciating their willingness to serve. The new exercise room is sure staying very busy with folks getting their exercises completed for the day, it sure is nice to see so many people utilizing the facilities. The security staff does not by any means try to be disrespectful and or rude to the residents but we have asked several times not to stop at the Security Office to pass on information in regards to contractors coming in, friends and relatives coming and so on and so forth. It is much too busy for you to stop and explain as to what security needs to be made aware of, I’m certain that you knew of the information prior to approaching the security office door, I am asking again please go to the visitors side and that would elevate the problem of holding up responsibility of the property owner to have them move to the other side of the street rather than telling security their o.k. they will be resident traffic. It affords members opportunities to meet other golfers from the park. We receive guaranteed tee times at select country clubs and golf courses. We receive reduced rates at these courses during league play. The club holds tournaments, parties, and an annual banquet. We sponsor a Saturday morning Skins game on the newly refurbished putting green which was financed by the fundraising activities of the Golf Club. Arne Teigen, our Vice President, has done a comparison here of two of our contracted golf courses, Mountain Brook and Sunland Village. MountainBrook Golf Club is a 5100 to 6700 yard course with a par of 71. A CM golf club member saves $12 a round there on Wednesdays if signed up on our sheet posted on our Golf Board. John Fedoruk coordinates this list with the golf course each week and will be able to answer any questions you may have about the course, time, or location. If you desire a shorter course, Sunland Village, a 3623 yard course with a par of 62 may be more to your liking. As a CM club member you save $10 each Tuesday at our regularly scheduled tee time and we also have prize money for the longest putt and closest to the pin on each nine built into the standard fees. Jerry Breivold is the coordinator for this course and will be able to answer any questions you may have about the course, time, or location.
