DESCRIPTION OF THE PROPERTY
Dimensions, Shape, and Area
The subject property is a 120,423 sqft or 2.76 acre irregular shaped parcel located on the
south side of Steelwood Ridge Road in the Steelwood residential development. The site
has approximately 380 feet of frontage along the south side of Steelwood Ridge Road, an
eastern border line of approximately 120 feet, a rear borderline of approximately 591 feet,
and a western borderline of approximately 493 feet.
Topography
The subject site slopes slightly from north to south and is slightly below road grade with
Steelwood Ridge Road. There is a concrete drainage culvert adjacent to the southwest side
of the property that the subject site drains into. We have not been furnished with any soil
testing information on the subject site and it is therefore believed that its load bearing
capacity is adequate for future improvements.
According to the flood plain information provided from Floodsource.com, the north 2/3 of the
property is in a flood Zone X (area outside the 1% annual chance floodplain). The southern

1/3 of the property is in a flood Zone A (Special Flood Hazard Area) that requires mandatory
flood insurance. According to the appraisers’ research, the subject site is found on flood
maps 01003C0555L dated 7-17-07. A copy of the appropriate Flood Maps is located in the
addendum of this report.
Utilities
Most usual and necessary municipal utilities are available to the subject site. Electric is
provided by Baldwin EMC, water is provided by the Town of Loxley, sewer is provided by
Steelwood LTD, and telephone is available through GulfTel Communications.
Access
The subject site lies along the south side of Steelwood Ridge Road in the southern portion
of the Steelwood development. Steelwood Ridge Road is a two lane asphalt-paved road
that is the primary roadway through Steelwood.
The entrance of Steelwood is located approximately 3 miles northeast of the intersection of
Highway 59 and I-10. This intersection can be accessed from Steelwood via Truck Route
17 and County Road 49, both lightly traveled two-lane asphalt-paved roadways. Highway
59 is a major four and five-lane highway that runs north and south through Baldwin County,
while I-10 is the major east and west artery through Baldwin County.
Overall, the subject is considered to have an average location for residential development

The subject site is located within the town of Loxley and the Steelwood Development is
zoned PUD, Planned Unit Development. There are a range of densities assigned to the
different individual developments within Steelwood. According to covenants of Steelwood
subdivision, the Roans Creek Property shall have no more than 36 residential units and no
less than 24 residential units shall be constructed on the site.

Easements
The subject site is encumbered by a 30 foot utility easement along the south side of
Steelwood Ridge Road, a 15 foot utility easement along the north line of the property, and a
10 foot utility easement along the south line of the site. The easements are typical in a
residential development and do not inhibit the development of the subject.
