The other point to mention with the Sitting Room is the breath-taking view down the valley in the direction of Clun, which has to be seen to be believed. The Master Bedroom suite is a large double with 3 large built-in cupboards with views down the valley to the north aspect, and to the yard and the farms land to the south. The high ceiling en-suite has a tiled floor, double walk-in shower, w.c. and plinth sink, tongue and groove cupboard, fully tiled walls with inset spots, radiator and two frosted glass windows. The second suite is another large double, it has solid wooden floor, high ceiling, a recessed window seat with glorious views down the valley, built-in tongue and groove cupboards and a radiator. Through the door is the lovely en-suite, also with solid wooden floor and a freestanding bath with tongue and groove and marble surround, side taps and shower, a plinth sink with built in cupboard under and to either side, exposed beams, solid wooden floor, inset spotlights, w.c., shower booth with riser, sliding doors and a seat and a shaver point Window with lovely views to the Clun Valley. This concludes the details of the house, however this is a small part of the lifestyle that Lower Rockhill has to offer. The original intention was to breed pedigree cattle and native breed sheep, so the priority from the outset was to get the most out of the land and make it manageable for a small family team. Local schools are plentiful whether country primary schools or those in the private sector. “There is a lovely sense of community here” says Steve. “Everybody helps eachother out and looks out for one another. There is a whole mix of farmers, families, young couples and older people here, and it’s a really welcoming place even if you are new to the area.” Set in an Area of Outstanding Natural Beauty, the locality is popular with walkers and cyclists, and Hannah and Steve themselves often walk through the amazing views of the Shropshire Hills. The area is also popular with tourists. “I have considered setting up a ‘glamping’ business in the outbuildings on the farm” says Hannah. With events such as the popular Green Man festival happening in the vicinity, this could well be a profitable proposition, with many music fans coming to hear their favourite bands play. Ludlow Food Festival, Ludlow Medieval Fayre and Shrewsbury Flower Show also provide a draw for tourists. Though there is always something going on in the area, it remains peaceful. In his book, ‘A Shropshire Lad’, poet A.E. Housman described Clun as the quietest place under the sun! “We will miss the stunning views. The view of the valley from the garden is truly unique and the most beautiful I’ve ever seen. It is really quite special. The snug is also lovely, with its woodburning stove. It is a cosy room in winter, perfect to retreat to and curl up on the sofa. We had a beautiful private ceremony with family and friends, and we had a marquee attached to the house for the celebrations afterwards. Our wedding photos show us signing the register with the fields as a backdrop behind. Lower Rockhill Farm Pages.indd 10 25/08/2016 12:20 The summer here is amazing, but the kids love it in winter, when it is like a mini Switzerland. 1000 ft above sea level, we always have snow here in the winter, and as a hill farm we are perfectly set up for sledging. The children call it ‘posh sledging’, as they don’t have to walk back up the hill. We just use the farm vehicles to drag them back up to the top! Lower Rockhill Farm Pages.indd 11 25/08/2016 12:20 The annexe has a tongue and groove stable door, solid wood floor, ensuite with bath, sink and w.c. with skylight, inset spotlights, heated towel rail and a light and shaver point. Two large Dutch barns provide space for small and large livestock and are currently used for lambing. They are fully equipped with power and water. There are further outbuildings used for storage and washing, making this an extremely versatile facility that could be turned to equestrian, smallholding, dog grooming and breeding or holiday conversion subject to the necessary permissions. It is larger than most smallholdings, but still agile enough for change to suit the owners. The family started making more targeted improvements to the quality of the land from 2013. A water system was installed that takes water from the stream that runs through the valley in which the farm sits, powered by a fully automated photo-voltaic system. This supplies a 20,000 litre reservoir that gravity feeds troughs in most of the fields in sufficient volume for cattle, horses or sheep. It will run for a week from the reservoir alone at maximum use. Once the water system was installed their attention turned to the land itself. The “Bromyard Series” soil was analysed and a seeding programme commenced with the aspiration to have three cuts of hay or silage per season. Fertilised with micronutrients tailored to the soil analysis with no over treatment, ensuring the best results with the wider environment in mind. With routine maintenance the pasture should be at top performance for another ten years, and has been taken from routine upland sheep farming to a stocking rate increase of four, i.e. four times as many animals can be supported thanks to their careful work. Pigs have also thrived on the farm in recent times, used firstly to clear the woodland of undergrowth, then bred in the outbuildings, with the intention of breeding and preparing their own meat for local markets on site, with this area of Shropshire renowned countrywide for its fine local food. Yet another potential use for the farm. The gardens are laid mostly to lawn and flagstones, the finest feature is the terrace to the front of the house with uninterrupted views down the valley to Clun, a space easily large enough to host a house warming cocktail party.
