The owners of India Palace have
recently acquired the former HI
Hostel with plans to convert it into
student housing. The top two floors
will turn into 40 dorm rooms where
around 10 of those rooms will be
able to accommodate students with
visiting families. A fully licensed
lounge will take over the former LO
Pub location with plans to also open a
student cafeteria and restaurant in the
building. The Ellice Avenue building is
expected to reopen later this year.
Hakka Cuisine
Comes to Winnipeg
Just in time for baseball season, the
Clay Oven is opening a new location in
the former Hu’s on First at Shaw Park.
Enjoy East Indian cuisine as Clay Oven
sets to take over Shaw Park. They’re
bringing Hakka cuisine, a hit in their
Alberta locations to Winnipeg - Hakka
uses Indian spices in Chinese-style
cooking to create a unique fusion.
Sounds like a good reason to skip the
hotdogs this baseball season.

Downtown has always been part of
my life. I was born into a family that
owned a business downtown, I spent
my formative years working in the
family store downtown, and for the
past 20 years I have been the co-owner
of a business downtown.
Our store, Canadian Footwear, has
been part of Winnipeg’s downtown
landscape since the early 1930’s. The
children and grandchildren of many
of our original customers continue to
shop with us. Our business has ebbed
and flowed over the years, just as the
business climate around our store has.
We recently invested over $400,000
to upgrade the exterior of our
store, in part because we believe it
strengthens our image and the image
of downtown. Our new building façade
includes a new marquee across the
front of our building at the corner of
William and Adelaide, along with a
series of 13 backlit panels that brighten
the neighbourhood and promote our
products and services.
We did this to demonstrate our
commitment to downtown in
a tangible way. We believe our
reinvestment will pay dividends. New
customers visit our store every week.
The new look is more pedestrian
friendly. The light boxes provide more
illumination for people at night. The
overall effect creates a clean, safe
and welcoming environment that
makes coming downtown a positive
experience. Our free customer parking
helps, too.
The changes to our property are just a
few of the exciting new developments
happening downtown right now. New
towers are being constructed in the
district. The Sports Hospitality and
Entertainment District (SHED) project
is taking root on the downtown strip
of Portage Avenue. This activity is a
sign that Downtown Winnipeg is on
the upswing, nearing the tipping point
to become the vibrant and strong
economic, cultural and social focus of
our city.
Now is our time, and as business
owners it is our responsibility to keep
the forward momentum going. I urge
all of you to start every day by standing
in front of your business and really
look at it. Ask yourself: “Is this a place
I want people to visit? Does my store
reflect what I need to bring people
downtown?”
When I stand in front of my store each
morning, I am proud to say “Yes!”

Footwear on p. 17 and 20.

Lofty
Ambitions
Apartments designed for
the Pinterest generation
The Bell Block at 370 Donald began life
as a warehouse in 1905. But as of this
spring, it will be reopening with a new
life as a loft apartment building.
“There was tremendous potential there,
as I think anyone who admires the
Exchange District can see,” says Daniel
Melendez,Vice President of Your Next
Place. “We wanted to respect that fact
that is was a warehouse, so we have
some exposed ductwork and beams,
and exposed the brick walls. It’s those
kinds of finishes we’re proud of, that
respect the buildings heritage. People
in Winnipeg are sophisticated - more
sophisticated than we maybe give
ourselves credit for.”
Melendez believes that because of
sites like Pinterest, travel and all the
popular media around home décor
and renovations, people have a better
understanding of the design potential
for homes, and their expectations have
risen as a result. “So the onus is on us as
developers to pick that up and say OK,
I’m in the business of giving you what
you want,” says Melendez.
And based on the reactions from
visitors to 370 Donald, Melendez is

confident that’s the kind of aspirational
space they’ve created with their
renovation. While they’ve kept touches
like beams and brick intact, they’ve also
built in sleek and modern kitchens and
bathrooms, added in an elevator and
storage space for tenants’ bikes, and
are installing a small gym in the building.
Square footage is small, but feels larger
thanks to an open loft concept, 7.5 foot
high windows and ceilings that soar up
from 9 to 12 feet high.
The choice to make the building’s units
rentals was a very deliberate one for the
company. “I think there’s a ton of will
for this kind of space,” says Melendez.
“I don’t think there are a ton of people
who are in their early twenties who
wouldn’t want to live in this district
– but they don’t want to have to
buy. There`s a place for condos, but
there needs to be diversity, and giving
people the opportunity to experience
downtown without buying. And if the
trickle down is that they love downtown
and eventually want more space, they’ll
grow into one of the condos.”
Melendez says their company is trying
create to a sense of community in
their building, and connect with the
community in downtown Winnipeg as
a whole. “Our first tenant is a cook at
a local restaurant downtown – we want
people to live and work downtown.
We want to have local people, who
work at the 201 Portage building,
the Richardson building, who work
downtown and want to live downtown.
That’s the whole philosophy.”

matter | so/po
so/po | matter
So/Po
So/Po – it’s a new abbreviation that
Longboat Development Corporation
and Artis REIT hope will catch on in
Winnipeg. It stands for South Portage,
an area that may soon be home to new
development So/Po Square, a mixeduse development they have partnered
on that will fill the block at Graham
and Donald, currently home to a large
surface parking lot owned by MPI.
While plans are still in the feasibility
study stage, the vision for the space is
starting to emerge. In the initial plans,
three mid-size towers flank an open air
plaza. The plaza faces Graham Avenue
and is open at the back, encouraging
pedestrian traffic to flow through
between major downtown destinations
like the MTS Centre and Winnipeg
Convention Centre. The plaza space
could be used for programming and
events like concerts from spring to fall,
and includes large outdoor screens
that could air Jets games for overflow
crowds not lucky enough to get tickets.
As a mixed-use development, ground
level of the towers is envisioned as
home to retail, restaurants and patios
facing the plaza. Two would be designed
for office space and a third for a multistory parkade with potential for a hotel.
14
dtw | spring/summer 2013
That multi-use plan is part of Longboat
and Artis REIT’s commitment to fitting
their development with the needs of the
area and plans for other developments
in the area.
“It has to be in keeping with not just what
MPI is looking for, but with the city of
Winnipeg and the planning department
sees, in line with what the SHED (Sports
Hospitality Entertainment District) sees,
all of those partners – we’re looking
very closely at all of that and paying
attention to what else is going on,” says
Scott Stephanson, President of Longboat
Development Corporation. “There
are lots of tremendous urban planning
perspectives to draw on from other cities.
We see the SHED district as something
that will have a little more consistency,
rather than just ad hoc development.
Something where the whole vision is
cohesive, where you walk downtown and
realize that you’re in the SHED district
and see a real renewal of use.”
Stephanson looks forward to a future of
more and more developers joining them
in the downtown soon. “We’re here
to support the downtown and we’re
pleased that other players are coming to
the table. With these projects maybe it’s
been our turn, and at some point soon
we’ll see it be someone else’s.”

The drum calls us all...
...to Manito Ahbee, downtown’s newest summer festival
Hundreds of Pow Wow dancers in regalia. Drum groups competing for a $10,000 prize. Artisans selling authentic bead and leather
work. Musicians walking the red carpet at the Aboriginal Peoples Choice Music Awards. All of this and more will flood the heart
of the city for six days this August for the Manito Ahbee Festival. And when you hear the sound of the drum, Manito Ahbee wants
you to know that it’s your invitation to join them.
Summer is festival time in Winnipeg – the season when the city hosts the Fringe Festival, Folklorama, the Jazz Festival and Folk
Festival – and this year for the first time Manito Ahbee Festival will be joining them. Historically held in November, this season the
festival has been moved to August 16 - 21, bringing summer a six day celebration of indigenous arts and culture.
Step into the festival, and it’s impossible to overlook the Pow Wow dancers. Travelling from all over North America to compete in
a celebration of traditional song and dance, their elaborate regalia can stop visitors in their tracks to admire. Winnipeggers making
their first visit to Manito Ahbee may not be aware that our city hosts one of the largest Pow Wow competitions on the continent,
with competitive dance categories for everyone from children to those in their golden years. Dancers often travel a circuit from
competition to competition around North America, and Manito Ahbee is highly regarded.
“It’s considered a real coup to place here if you’re a dancer,” says Lisa Meeches, Executive Director of the festival. All of them
can be seen at the spectacular Grand Entry - a succession of all the competitors and VIPs. With over 1200 dancers joining
the festival in past years, it can take more than 45 minutes for them to all enter the arena. Emcees will be on hand to explain

Top 5
reasons to go to
Manito Ahbee
From APCMA host Lorne Cardinal
Food
You can try dishes like fried bread
and Indian tacos – they’re fried
bread with chilli, smothered with
lettuce, tomatoes, and cheese – it’s
delicious.
Sights and Sounds
You can hear the drum everywhere,
calling you closer – and when you
get there it’s filled with hundreds
of people, walking around, shopping,
smiling, and the sound of laughter
is everywhere.
Women’s Fancy Shawl Dance
The women’s shawl dance is one
of my favourites. The story has it
that it’s modelled after the flight of
a butterfly – they’re so light on their
feet, and there are flashes of colour
all around.
Fancy Bustle Dance (Teen boys):
Their limbs are all flying, it’s like they
barely touch the floor, spinning and
moving and dancing and jumping –
they travel from all over the states
and all over Canada to compete.
APCMA Opening Ceremonies
I love seeing the red carpet out, and
we get as many of the dancers as
we can to participate as well. And
of course don’t miss the handsome
emcee walking the red carpet!
28

“I feel like the pride
of one nation is
the pride of all.”
the regalia of each dance style for those who are new to the
festival. And when the dancing begins, visitors can even step
down onto the floor of the arena and participate during the
intertribal dance – it’s open to everyone, whether they want to
try learning the steps or begin just by walking with the dancers.
the Indigenous Marketplace and Trade Show and take in
authentic wares like drums, jewellery, bead and leatherwork.
And it wouldn’t be a festival without food – a hit every year
are Indian tacos, made with frybread or bannock instead of
tortillas.
“This spirit of welcome is at the heart of the festival,” says Lorne
Cardinal of Corner Gas fame, who is returning as the host of
the Aboriginal Peoples Choice Music Awards. “It’s not just a
festival for First Nations people, but for all people. Everyone is
welcome to come and share and learn.”
And of course, culture doesn’t mean just traditional activities.
The latest up and coming musicians are showcased on Sunday
night at the Aboriginal Peoples Choice Music Awards, complete
with red carpet, live performances, and host Lorne Cardinal, who
says he can’t resist returning. “I love hearing the performers,”
he says. “These are world class musicians, and our awards
sometimes help launch careers. I want to share with everybody
the talent and gifts that native people have, and maybe we can
show some kid who may have come in from Dauphin what is
possible when you put in the work.”
Meeches couldn’t agree more. “I look at all the years that I’ve
gone to participate at Folkorama, at all kinds of pavilions,” she
says. “I feel like the pride of one nation is the pride of all. It helps
you to understand your neighbours – and there are so many
unique nations that now call Manitoba home. These things that
make us proud as a community, we want to be able to share that
