Development with a vision
Hudson River Housing exists to improve lives and communities. We do
this by developing affordable housing, providing housing education
and supportive services, and revitalizing neighborhoods. Hudson River
Housing’s reach extends across the Hudson Valley, to people of all
ages, from the homeless to the homeowner.
Emergency & Supportive
Housing and Services
We move people to self-sufficiency. We create
a path out of homelessness for individuals and
families through emergency shelter, transitional
housing and permanent housing programs.
Veteran Housing & Services
We promote housing stability among very lowincome veteran families. We provide specialized
housing along with case management, referrals
and employment assistance.
Home Ownership
We help people achieve the
dream of owning a home and
strengthen neighborhoods by
promoting home ownership
and preventing foreclosure.
Affordable Rental Housing
Youth Services
We strengthen life skills
and offer an accepting
environment in which to
plan a brighter future. We
provide emergency shelter,
crisis intervention, transitional
housing and case management
that will ultimately lead to
self-sufficiency.
We provide opportunities for low- and moderateincome residents, young adults and seniors to afford
to live and stay in the Hudson Valley. Housing options
range from communal living to houses for rent,
all supported by Hudson River Housing’s property
management and facilities team.
Neighborhood Revitalization
We work to give everyone the opportunity to live
in vibrant, sustainable neighborhoods. We develop
affordable housing through rehabilitation and
new construction; preserve and redevelop historic
properties; and help strengthen communities.

Affordable Rental Housing
Rhonda
Rhonda has a masters degree and was doing social work in Lake Katrine with traumatic brain injury clients when her
mother became ill. “I moved to Florida and helped her until she passed away. But then I couldn’t find a job in my field down
there, so I came back here and it was hard for me to get a job up here, too. I didn’t have any place to stay and I was too ashamed
to go into a shelter.” So she turned to a friend who helped her with housing and food, “but he was into the wrong things. I’m
only human, I make mistakes.”
Rhonda put herself into rehab and went away to Albany for nine months.
While she was there, she filled out an application for Hillcrest House. After
18 months at Hillcrest, Rhonda learned Hudson River Housing had a studio
apartment available. “One of my friends had moved there already, so I said
‘good we’ll be neighbors,’ and I moved in.”
Two years after moving into her apartment, Rhonda was faced with another
crisis. In December 2013, her 36-year-old son died of congestive heart failure. “I’ve been doing what I need to do to keep myself in the right state of
mind but it’s been tough because I just lost my son.”

Rhonda credits her case manager with getting her through this difficult time. “I’m just grateful. [Hudson River Housing] really
helped me a lot, with a lot of issues, and basically getting back on my feet, starting to live again.”
“I’m glad I’m where I’m at now. I’ve put all that behind me and I’m holding on for dear life.” Today Rhonda’s working as an administrative assistant part-time. “My son would want me to move on and he would be very proud of me.” And Rhonda has goals
for her future. “Eventually, I want to do something in social work so I can help others.” Rhonda proudly takes out a picture of her
and her grandchildren at church. “I’ve got my grandkids, and I’m keepin’ myself busy.”

Veteran Housing & Services
Gemma
“I got here the long way,” says Gemma in the living room at a multi-unit home for female veterans operated by
Hudson River Housing. In the 70’s, Gemma moved to Poughkeepsie when her father was transferred by IBM. As an adult, she
joined the military, and later worked as a corrections officer and got married. After going back to college, she got a job working
with the mentally ill.
After her three children were born and Gemma was diagnosed with bipolar
disorder, the trouble really started. Her husband became abusive and started an affair. Gemma began to exhibit symptoms of post-traumatic stress
disorder.

“It was just a downward spiral from there.” While she got custody of the
children, her housing costs skyrocketed and she could no longer afford to
live in the Spackenkill district. “I wanted to maintain the continuity of [my
kids’] education. I went back to court [to get more alimony] and that’s
when [my ex] started to sue me for custody.”

When the eviction notice arrived, she and the kids moved in with her boyfriend. “I thought he was nice. I was wrong, but you
know it’s in increments, they slowly kind of sneak up on you.” He was abusive, too. Then came the breakdown. “I called my ex
and said you need to come get the children and take them out of here and he did.” Gemma was admitted to the psychiatric ward
at St. Francis Hospital, the same place where she had once worked.
But the cycle of abuse continued. After treatment, she went back to live with her boyfriend. Following a fight, he called the police, blamed the incident on Gemma and she was arrested. After weeks in jail, a judge agreed to place her at Grace Smith House,
where she was connected to Hudson River Housing’s veteran services. Working with Ed Reid, whom Gemma calls “a saint,” she
was placed in the new veteran’s housing on Garden Street.
