The success of Filinvest Development Corporation can be traced
back to its founders — the husband and wife tandem of Andrew
Gotianun, Sr. and Mercedes Tan Gotianun, who established the
company in 1989.
Two Heads are Better Than One
Andrew was raised in Cebu and met Mercedes in Manila. At that
time, Andrew had dropped out of college (due to his father’s
untimely demise) and was busy supporting his family, salvaging
ships at the end of World War II. Meanwhile, Mercedes had a
degree in BS Pharmacy from the University of the Philippines,
where she had graduated with honors — magna cum laude, to be
exact.
After getting married, the couple’s first business endeavor was
in 1955, when they went into financing of second-hand cars.
They later expanded into consumer finance, in partnership with
respected foreign institutions such as Chase Manhattan Bank and
Westinghouse Corporation.
Perfect Combination
Andrew and Mercedes are known to be a formidable pair, not
just as a married couple, but also as business partners: It’s been
said that while Andrew is the idea man, Mercedes is the tireless
implementor. Both are known and respected for their leadership
skills and perfectionist tendencies.
Mercedes claims bragging rights as the first Filipina to become
president of a universal bank — Family Savings Bank, later
renamed Family Bank and Trust Co. (FBTC), which was granted a
universal banking license in 1982.
For his part, Andrew is not one to rest on his laurels, either. Since
the age of 18, he has been working tirelessly, showing his shrewd
business acumen and resourcefulness — a stark contrast to his laidback and unassuming appearance that belie his quiet confidence.
A Prosperous Pairing
Undoubtedly, the Gotianun couple’s biggest and most successful
endeavor to date is Filinvest, where Andrew holds the prominent
position of Chairman Emeritus of Filinvest Development Corporation,
while wife Mercedes is Vice Chairman and Co-Director.
Filinvest was established in 1955, which later shifted its focus
to real estate in 1967. Though it suffered setbacks following the
Aquino assassination, these obstacles were only temporary, as
Andrew, Mercedes, and their family staged a comeback and turned
Filinvest into one of the Philippines’ leading conglomerates.
Today, Filinvest Development Corporation acts as the holding
company of the Gotianun family, and is now a full-range property
developer with a diverse project portfolio that includes socialized
to high-end residential subdivisions, satellite city development
through Filinvest City, industrial and information technology
parks, condominiums, office buildings, country clubs and resort
developments, and commercial centers.
Filinvest’s banking subsidiary, EastWest Bank, has also established
a niche in universal banking. On top of that, Filinvest owns two sugar
mills and manages a sugarcane plantation in Mindanao.

Andrew sums up his business philosophy as a combination of hard
work, integrity and most importantly, focus. He believes one cannot
dabble in so many different industries and still remain successful.

Career Internship Abroad President and CEO Renato Bueno
and his wife travel a lot, mostly for business. With only their
children left to fend for themselves at home, the couple thought

L. Josephine Gotianun-Yap has made the prestigious
Forbes Asia’s 2013 list of 50 businesswomen for
achievement in business. The select few have been
distinguished for their stalwart performance in the
world’s most dynamic region.
Gotianun-Yap, 57, joined 49 other prominent women
in Asia and is one of 2 from the Philippines who, in the
midst of global economic challenges, have steered
their businesses into producing higher profits or have
repositioned for better business pick-ups.
Gotianun-Yap climbed the corporate ladder to head
the family’s various Filinvest companies. She is at
the helm of Filinvest Development Corporation (FDC),
Filinvest Land, Inc. (FLI) and Filinvest Alabang, Inc.
(FAI) as President and CEO. FDC has assets valued at
Php239 billion and stockholders’ equity of Php78 billion.
Within the property arena, Gotianun-Yap has
spearheaded the expansion of the group beyond its
traditional housing market to commercial developments
which include the 244-hectare Filinvest City in Alabang,
Muntinlupa with the biggest regional shopping center
– Festival Supermall and the dominant IT Park in the
South – Northgate Cyberzone and the pre-eminent
Palms Country Club in its midst. The country’s tallest
office building, PBCom Tower, is also a development

Building dreams for children

Former South African President Nelson Mandela once said, “Education is the most powerful weapon which
you can use to change the world.” And true enough, leading property developer Filinvest and Kris Aquino are
doing so, brick by brick, with their joint Silid Pangarap classroom-building project.
The classroom project, spearheaded by fellow presidential sister Pinky Aquino-Abellada’s preschool
education and literacy advocate group Aklat Gabay Aruga Tungo sa Angat at Pag-asa Foundation (AGAPP),
is a realization of Kris and Filinvest’s shared advocacy on education and on improving the quality of public
elementary schools nationwide.
Two of the five kindergarten classroom-building projects funded by Kris were finally completed through
Filinvest and were formally launched on October 11, 2012. Her dream, a “Silid Pangarap” classroom building,
now stands proudly in the Itaas Elementary School NBP Annex (IESA), situated in Southville 3, Barangay
Poblacion, Muntinlupa City. This 110-square meter lot inside IESA now houses the Silid Pangarap classrooms
of AGAPP. The “Silid Pangarap” classrooms were completed in September, which is just perfect as the
second semester started in October.
The AGAPP classrooms in IESA house nearly 600 kindergarten pupils who were previously taught in two
city government-owned daycare buildings outside the campus due to lack of classrooms in the public school.
Previously, the huge number of IESA kinder pupils had to be divided into many classes conducted in
3-hour shifts, lasting until evening, at the daycare classrooms. Rocha said that with the additional AGAPP
classrooms inside the campus, more classes can now be simultaneously conducted in a day so kinder pupils
can go home by 3 P.M.
IESA currently has a student population of 5,667 students belonging to around 8,000 families.
In 2009, they were relocated to Southville 3, from their makeshift homes along railroad tracks in
Muntinlupa City. The school has had to accommodate up to 65 pupils per classroom instead of the
DepEd-prescribed minimum of 45 pupils per classroom for lower grades and 55 per classroom for
higher grades.
Currently, the room-student ratio for kindergarten is 20:1. IESA’s kinder classes each had 25 to 27
pupils. Thanks to Silid Pangarap, that ratio has been achieved — closer to a more normal level.
Kris said that the AGAPP classrooms will be her legacy. It is a fulfillment of her vision to help
raise the caliber of education in the country and help Filipinos achieve their dreams. “Love ko ang
Filinvest for building the Filipino dream. In this case, the dreams of many young children for good
education,” she said.
